基于ISM-ANP的改進(jìn)市場(chǎng)比較法在地價(jià)評(píng)估中應(yīng)用研究

【摘要】:土地價(jià)格一直以來都是土地市場(chǎng)運(yùn)行態(tài)勢(shì)的重要體現(xiàn),如今伴隨著房地產(chǎn)業(yè)的大行發(fā)展和土地市場(chǎng)的不斷完善和健全,地價(jià)更是進(jìn)行土地宏觀調(diào)控的重要依據(jù)。因此,合理估價(jià)以降低估價(jià)結(jié)果和實(shí)際成交價(jià)格之間的較大差距、提高可信度就是目前亟待解決的地價(jià)評(píng)估問題。 在如今的地價(jià)評(píng)估方法中,市場(chǎng)比較法是較為盛行的基本方法。但估價(jià)中的一些估價(jià)標(biāo)準(zhǔn)不易度量,而且地價(jià)與影響因素間可能具有彼此反饋、依存的關(guān)系,加之該法只能獲得部分市場(chǎng)信息和定性解釋變量。所以,,它的準(zhǔn)確性還是有很大的提高空間,本文在市場(chǎng)比較法地價(jià)評(píng)估原理和網(wǎng)絡(luò)層次分析法的基本理論分析基礎(chǔ)上,將采用解釋結(jié)構(gòu)模型來先對(duì)地價(jià)各影響因素進(jìn)行分析,然后利用網(wǎng)絡(luò)層次分析法來對(duì)傳統(tǒng)的市場(chǎng)比較法進(jìn)行改進(jìn)。改進(jìn)過程中涉及到網(wǎng)絡(luò)層次結(jié)構(gòu)的構(gòu)建和超矩陣、極限超矩陣計(jì)算等步驟以使改進(jìn)后的市場(chǎng)比較法能夠更加科學(xué)、合理的計(jì)算其權(quán)重。 本文以深圳市2013年土地出讓商業(yè)地塊作為案例來進(jìn)行改進(jìn)市場(chǎng)比較法與傳統(tǒng)市場(chǎng)比較法估價(jià)精準(zhǔn)度的對(duì)比,但為了避免該案例只是個(gè)別情況的偶然性本文又在此基礎(chǔ)上對(duì)工業(yè)用地和上年的商業(yè)用地進(jìn)行估價(jià)對(duì)比,再次衡量二者的精準(zhǔn)度。通過實(shí)證分析多宗地塊案例的證明,得出利用解釋結(jié)構(gòu)模型和網(wǎng)絡(luò)層次分析法改進(jìn)后的市場(chǎng)比較法比傳統(tǒng)的市場(chǎng)比較法具有更高的準(zhǔn)確程度。
[Abstract]:Land price has always been an important embodiment of land market operation situation. Now, with the development of real estate industry and the continuous improvement and perfection of land market, land price is an important basis for land macro-control. To reduce the gap between the valuation results and the actual transaction price, to improve the credibility is the urgent problem of land price evaluation. In today's land price assessment methods, the market comparison method is a popular basic method, but some of the valuation criteria are not easy to measure, and there may be feedback and dependence between the land price and the influencing factors. In addition, the method can only obtain some market information and qualitative explanatory variables. Therefore, there is still much room for improvement in its accuracy. This paper is based on the basic theoretical analysis of the land price evaluation principle of market comparative method and the analytic hierarchy process of network. The explanatory structure model will be used to analyze the influencing factors of land price first, and then the traditional market comparison method will be improved by using the analytic hierarchy process of network. The improvement process involves the construction of network hierarchy structure and the super matrix. In order to make the improved market comparison method more scientific and reasonable to calculate its weight. In this paper, a case study of commercial land sales in 2013 in Shenzhen City was conducted to improve the accuracy of market comparison method and traditional market comparison method. But in order to avoid the contingency of this case, this paper compares the industrial land with the commercial land of the previous year, and measures the accuracy of the two again. It is concluded that the improved market comparison method by using the explanatory structure model and the analytic hierarchy process (AHP) is more accurate than the traditional market comparison method.
