策劃指標(biāo)體系的構(gòu)建與應(yīng)用研究

【摘要】:近年來國內(nèi)對房地產(chǎn)項(xiàng)目策劃的研究不斷深入,但是還未出現(xiàn)對策劃指標(biāo)體系構(gòu)建的相關(guān)研究。為了改變房地產(chǎn)策劃指標(biāo)研究傾向于評價的研究現(xiàn)狀,論文提出了通過研究策劃工作的一般規(guī)律,,構(gòu)建策劃指標(biāo)體系對策劃工作進(jìn)行指導(dǎo)的研究思路。論文策劃指標(biāo)體系中的指標(biāo)可以被理解是策劃過程需要關(guān)注和分析的因素,那么指標(biāo)體系就是策劃工作關(guān)鍵因素的集合,其既包括數(shù)量分析評價指標(biāo)也包括描述性分析指標(biāo)。論文最終建立的策劃指標(biāo)體系既可以作為項(xiàng)目評價或決策的工具,也可以通過對策劃工作的指導(dǎo)提升策劃質(zhì)量。 論文的研究結(jié)構(gòu)分為三個部分。第一部分是理論研究部分,對國內(nèi)外的策劃理論進(jìn)行梳理并對現(xiàn)階段策劃指標(biāo)體系的研究現(xiàn)狀進(jìn)行介紹,分析構(gòu)建房地產(chǎn)策劃指標(biāo)體系應(yīng)關(guān)注的問題。第二部介紹了策劃指標(biāo)來源、指標(biāo)體系分析建立過程以及指標(biāo)權(quán)重的確定。第三部分通過實(shí)例對構(gòu)建的策劃指標(biāo)體系進(jìn)行驗(yàn)證性研究并做出總結(jié)和展望。 對房地產(chǎn)項(xiàng)目策劃指標(biāo)體系構(gòu)建的研究,作者根據(jù)策劃的系統(tǒng)性和多樣性特點(diǎn),同時結(jié)合專家訪談研究得出策劃指標(biāo)體系構(gòu)建的初步結(jié)論,即策劃指標(biāo)體系不僅包括策劃評價指標(biāo)、過程指標(biāo),還包括策劃管理指標(biāo)以及策劃輔助指標(biāo)。建立策劃指標(biāo)體系的重點(diǎn)是指標(biāo)來源,作者在文獻(xiàn)研究之后篩選出策劃相關(guān)指標(biāo),并經(jīng)過專家訪談結(jié)合調(diào)研問卷的多層次調(diào)研逐步篩選并最終確定了策劃指標(biāo)體系的二、三級指標(biāo),其中二級指標(biāo)12個,三級指標(biāo)61個。通過對文獻(xiàn)以及我國相關(guān)法規(guī)和行業(yè)文件的研究,作者對指標(biāo)體系三級指標(biāo)進(jìn)行了深化和分析,詳細(xì)描述每個指標(biāo)的含義以及定量、定性分析方法。通過熵值法修正層次分析法對指標(biāo)體系的二級指標(biāo)權(quán)重計算,最終形成了策劃指標(biāo)體系。論文最后一部分概述了策劃指標(biāo)體系對策劃實(shí)踐工作的指導(dǎo)意義,并通過涪陵新區(qū)城市中央公園項(xiàng)目對策劃指標(biāo)體系進(jìn)行了驗(yàn)證性研究。 論文構(gòu)建一個具有綜合性、可操作性的指標(biāo)體系,彌補(bǔ)了國內(nèi)現(xiàn)階段對房地產(chǎn)策劃指標(biāo)的研究側(cè)重于評價而忽略對策劃指導(dǎo)的不足,一定程度上優(yōu)化策劃過程并提升策劃質(zhì)量。因此,論文對于策劃研究具有理論意義和實(shí)踐意義。
[Abstract]:In recent years, domestic research on real estate project planning has been deepening, but there has not been any related research on the construction of planning index system. In order to change the research status quo of real estate planning indicators which tend to be evaluated, This paper puts forward the research idea of constructing the planning index system to guide the planning work by studying the general law of the planning work. The indexes in the paper planning index system can be understood as the factors needing attention and analysis in the planning process. Then the index system is the set of key factors in the planning work, which includes both quantitative analysis and evaluation index and descriptive analysis index. The planning index system established in the paper can be used as a tool for project evaluation or decision making. You can also improve the quality of planning through the guidance of planning work. The research structure of the thesis is divided into three parts. The first part is the theoretical research part, combing the planning theory at home and abroad and introducing the present research status of the planning index system. This paper analyzes the problems that should be paid attention to in the construction of real estate planning index system. The second part introduces the source of the planning index. The third part verifies the planning index system through examples and makes a summary and prospect. Based on the systematic and diverse characteristics of real estate project planning, the author draws a preliminary conclusion on the construction of real estate project planning index system in combination with expert interviews. That is, the planning index system includes not only the planning evaluation index, the process index, but also the planning management index and the planning auxiliary index. And through expert interviews combined with the multi-level investigation and investigation questionnaire, the second and third level indicators of the planning index system were gradually selected and finally determined, of which 12 were second-level indicators. Through the research of literature and related laws and regulations of our country and industry documents, the author deepens and analyzes the index system, describes the meaning and quantification of each index in detail. The qualitative analysis method. Through the entropy method to revise the analytic hierarchy process to calculate the index weight of the index system, finally formed the planning index system. The last part of the paper summarized the guiding significance of the planning index system to the planning practice work. And through Fuling New District City Central Park Project, the planning index system was verified. This paper constructs a comprehensive and operable index system, which makes up for the deficiency of the current domestic research on the real estate planning index focusing on evaluation and neglecting the planning guidance. To a certain extent, the planning process is optimized and the planning quality is improved. Therefore, the thesis has theoretical and practical significance for planning research.
