【摘要】:隨著我國(guó)社會(huì)主義市場(chǎng)經(jīng)濟(jì)的騰飛,,城鎮(zhèn)化速度加快,房地產(chǎn)業(yè)開始進(jìn)入高速發(fā)展時(shí)期。伴隨這一過程,物業(yè)管理服務(wù)行業(yè)作為一種新的公共服務(wù)形式得以迅速發(fā)展,并逐步成為我國(guó)的朝陽(yáng)產(chǎn)業(yè)。物業(yè)管理行業(yè)的內(nèi)涵和外延不斷提升,物業(yè)項(xiàng)目的多元化使物業(yè)公司在公司戰(zhàn)略實(shí)施、項(xiàng)目管理、資源分配、人力資源配置、成本控制等方面都帶來了很多問題。多項(xiàng)目管理理論引入到物業(yè)公司戰(zhàn)略實(shí)施過程中來,也能夠很好地解決物業(yè)行業(yè)公司戰(zhàn)略實(shí)施困難、戰(zhàn)略目標(biāo)難以實(shí)現(xiàn)的問題。 A物業(yè)公司,1998年成立的國(guó)有全資公司,原為某大型研究單位后勤單位,負(fù)責(zé)技術(shù)及生活后勤服務(wù)保障工作,同時(shí)積極向外拓展物業(yè)經(jīng)營(yíng)項(xiàng)目。公司主要有物業(yè)項(xiàng)目咨詢服務(wù)、物業(yè)管理和物業(yè)運(yùn)營(yíng)三大方向,涉及各類物業(yè)項(xiàng)目18個(gè),涵蓋住宅、寫字樓、商業(yè)等物業(yè)項(xiàng)目。正處于快速發(fā)展的A物業(yè)公司意識(shí)到在面對(duì)多項(xiàng)目環(huán)境下,如何能高效配置人力資源是公司能否持續(xù)發(fā)展的關(guān)鍵。 通過對(duì)A物業(yè)公司發(fā)展戰(zhàn)略目標(biāo)、項(xiàng)目管理現(xiàn)狀以及人力資源的現(xiàn)狀進(jìn)行盤點(diǎn)的基礎(chǔ)上,結(jié)合公司自身的實(shí)際和特點(diǎn),診斷出公司在多項(xiàng)目管理中人力資源管理配置存在的突出問題,采用問卷調(diào)查、線性回歸分析等科學(xué)合理的方法對(duì)A物業(yè)公司2018年人力資源的供需情況作出分析和預(yù)測(cè)。模擬公司在構(gòu)建多項(xiàng)目管理中人力資源配置體系,進(jìn)行人力資源分級(jí)分類配置。為保障公司人力資源的合理配置,提出了全方位的人力資源配置實(shí)施保障措施,實(shí)現(xiàn)公司與員工的共同發(fā)展。
[Abstract]:With the rapid development of China's socialist market economy and the acceleration of urbanization, the real estate industry has begun to enter a period of rapid development. Property management service industry as a new form of public service has developed rapidly and gradually become the sunrise industry in China. The connotation and extension of the property management industry is constantly improving. The diversification of property projects enables property companies to implement corporate strategy, project management, resource allocation, and human resource allocation. The introduction of multi-project management theory into the implementation process of the property company strategy can also solve the difficulties of the implementation of the strategy of the property industry companies. The problem that strategic objectives are difficult to achieve. A property Company, established in 1998, a state-owned wholly owned company, was originally a large research unit logistics unit, responsible for technical and life support services. At the same time actively expand the property management projects. The company mainly has three major directions of property project consulting service, property management and property operation, involving 18 kinds of property projects, covering residential, office buildings. In the face of multi-project environment, how to allocate human resources efficiently is the key to sustainable development of the company. Through the A property company development strategy objectives, project management status and human resources on the basis of an inventory of the current situation, combined with the company's own reality and characteristics. To diagnose the outstanding problems of human resource management in multi-project management, questionnaire survey is used. Linear regression analysis and other scientific and reasonable methods to A real estate company in 2018 human resources supply and demand situation analysis and prediction. Simulation company in the construction of multi-project management of human resources allocation system. In order to ensure the reasonable allocation of human resources of the company, the comprehensive human resource allocation is put forward to implement the safeguard measures to realize the common development of the company and the staff.
