大型住區(qū)的商業(yè)空間布局模式研究

【摘要】:隨著中國(guó)城市化進(jìn)程的推進(jìn),城市住區(qū)建設(shè)如火如茶,大規(guī)模住區(qū)的建設(shè)為住區(qū)商業(yè)的發(fā)展提供了廣闊的空間。住區(qū)商業(yè)作為住區(qū)的基本配套服務(wù)設(shè)施,為住區(qū)居民日常生活提供了不可或缺的服務(wù)。加快發(fā)展住區(qū)商業(yè),是滿足居民消費(fèi),改變城市面貌,擴(kuò)大勞動(dòng)就業(yè),提升城市商業(yè)現(xiàn)代化和綜合競(jìng)爭(zhēng)力的迫切要求。本文通過(guò)剖析典型案例,借鑒國(guó)內(nèi)外住區(qū)商業(yè)規(guī)劃的相關(guān)理論與實(shí)踐案例,探討大型住區(qū)與大型住區(qū)商業(yè)之間關(guān)系,歸納梳理在不同要素影響下大型住區(qū)商業(yè)空間布局形態(tài),對(duì)未來(lái)城市大型住區(qū)商業(yè)空間布局形態(tài)的塑造具有一定的參考意義。本文首先研究了大型住區(qū)的形成機(jī)制和大型住區(qū)的類型、結(jié)構(gòu)、開(kāi)發(fā)模式等,依據(jù)大型住區(qū)的結(jié)構(gòu)與構(gòu)成,探討了大型住區(qū)商業(yè)的分類、結(jié)構(gòu)、以及大型住區(qū)商業(yè)內(nèi)容的設(shè)置要點(diǎn),從而得出影響大型住區(qū)商業(yè)空間布局模式的主要影響因素。在各影響因素的作用下,大型住區(qū)商業(yè)的布局模式大致分為三類,分別為沿街式、組團(tuán)式和混合式布局模式。本文就這三種布局模式進(jìn)行了重點(diǎn)分析論述,探討不同大型住區(qū)的類型、結(jié)構(gòu)、開(kāi)發(fā)模式,以及在政府意志、開(kāi)發(fā)商行為、居民購(gòu)物行為的影響作用下,大型住區(qū)商業(yè)呈現(xiàn)出的空間布局模式?梢钥闯,沿街式布局模式主要有一字型、十字形、口字型三種典型模式;組團(tuán)式布局模式主要有單核式、雙核式、多核式、一主多副式四種典型布局模式;混合式布局模式主要有線+面式、啞鈴式、星形三種布局模式。每種具體空間布局模式在不同因素的影響下存在不同的設(shè)置條件和設(shè)置要求。本研究是對(duì)現(xiàn)有大型住區(qū)商業(yè)空間布局模式的歸納總結(jié),而非提出一種新的理論或者方法。受到時(shí)間與精力的限制論文中尚有許多不盡之處,有待后續(xù)研究。
[Abstract]:With the development of urbanization in China, the construction of urban settlements is as hot as tea. The construction of large-scale residential areas provides broad space for the commercial development of residential areas. As the basic supporting service facilities, residential business provides indispensable services for the daily life of residents. Speeding up the development of residential area commerce is an urgent requirement to satisfy the residents' consumption, change the appearance of the city, expand the labor and employment, and promote the city's commercial modernization and comprehensive competitiveness. By analyzing typical cases and drawing lessons from the relevant theories and practice cases of residential area commercial planning at home and abroad, this paper discusses the relationship between large-scale residential area and large-scale residential area commerce, and summarizes and combs the commercial space layout pattern of large-scale residential area under the influence of different elements. It has certain reference significance to the shaping of the commercial space layout of the city large-scale residential area in the future. This paper first studies the formation mechanism, types, structure and development model of large-scale residential areas, and discusses the classification and structure of large-scale residential business according to the structure and composition of large-scale settlements. As well as the main points of setting up the commercial content of the large residential area, the main influencing factors of the commercial space layout mode of the large residential district are obtained. Under the influence of various factors, the commercial layout model of large residential area can be divided into three types, which are street type, group type and mixed layout mode. This paper focuses on the analysis and discussion of these three layout models, discusses the types, structures, development models of different large residential areas, and under the influence of the will of the government, the behavior of developers, and the behavior of residents shopping. Large-scale residential area business presents the spatial layout pattern. It can be seen that there are three typical patterns in the street layout mode: one type, cross type, and mouth type, while the group layout mode mainly includes single core, double core, multi core, one main, multi-pair, one main and multi-pair type, and four typical layout modes, such as single core type, double core type, multi-core type, one main and multi-pair type and four typical layout modes Hybrid layout mode is mainly wired surface type, dumbbell type, star three kinds of layout mode. Under the influence of different factors, each specific spatial layout mode has different setting conditions and requirements. This study is a summary of the existing commercial space layout in large residential areas, not a new theory or method. Due to the limitation of time and energy, there are still many problems in the paper, which need further study.
