【摘要】：項(xiàng)目進(jìn)度管理就是在項(xiàng)目范圍確定的前提下,運(yùn)用合理高效的項(xiàng)目進(jìn)度管理方法進(jìn)行統(tǒng)籌規(guī)劃與合理安排工作內(nèi)容。以符合資源約束與工期需求為基礎(chǔ),對(duì)項(xiàng)目的全部工作的時(shí)間進(jìn)行科學(xué)的預(yù)測(cè),對(duì)工作的先后邏輯關(guān)系與工作時(shí)間進(jìn)行合理分配,從而使項(xiàng)目在滿(mǎn)足時(shí)間約束的條件下獲得成本與資源配置的相對(duì)理想的一系列管理活動(dòng)的過(guò)程。在工程項(xiàng)目建設(shè)中,施工進(jìn)度管理是項(xiàng)目管理的一項(xiàng)重要內(nèi)容,它與工程的質(zhì)量管理、安全管理、成本管理形成相互制約,相互統(tǒng)一的關(guān)系。在確保工程質(zhì)量、安全的前提下如何有效地利用最低的建造成本實(shí)現(xiàn)項(xiàng)目的工期目標(biāo)是施工進(jìn)度管理的主要任務(wù)。施工進(jìn)度管理實(shí)施的重要環(huán)節(jié)是施工計(jì)劃和進(jìn)度計(jì)劃的執(zhí)行與控制。公租房具有工期短,精裝一次到位,產(chǎn)業(yè)化構(gòu)件多,造價(jià)低,工程款支付周期長(zhǎng),全程跟蹤審計(jì)等特點(diǎn)。近幾年我國(guó)加大了對(duì)保障性住房建設(shè)的投入,作為保障性住房的公租房建設(shè)追求造價(jià)低、質(zhì)量好、工期短的目標(biāo)。特別是在公租房項(xiàng)目施工管理過(guò)程中,為達(dá)到政府要求的交房工期目標(biāo),進(jìn)度管理是最為關(guān)鍵的內(nèi)容。E8項(xiàng)目作為2013年北京經(jīng)濟(jì)技術(shù)開(kāi)發(fā)區(qū)重點(diǎn)建設(shè)的人才公租房項(xiàng)目之一,是專(zhuān)門(mén)為開(kāi)發(fā)區(qū)引進(jìn)的海外人才提供的配套設(shè)施。該項(xiàng)目的施工進(jìn)度管理水平,將直接決定其建設(shè)的成敗。本人作為E8項(xiàng)目的主要管理者,直接參與了E8項(xiàng)目的施工進(jìn)度管理。從項(xiàng)目施工進(jìn)度計(jì)劃的編制到計(jì)劃的執(zhí)行與控制均進(jìn)行了深入的參與。因此,將E8項(xiàng)目的進(jìn)度管理作為本人學(xué)位論文的研究課題有著重要的現(xiàn)實(shí)意義。本文運(yùn)用了理論和實(shí)踐相結(jié)合的方法,通過(guò)資料分析以及對(duì)相關(guān)文獻(xiàn)的研究,以E8公租房項(xiàng)目為背景,詳細(xì)地論述了進(jìn)度管理在項(xiàng)目中的具體應(yīng)用。文章首先簡(jiǎn)要地介紹選題背景和研究意義,國(guó)內(nèi)外研究現(xiàn)狀,進(jìn)度管理的相關(guān)理論。接著對(duì)E8項(xiàng)目施工進(jìn)度管理現(xiàn)狀進(jìn)行了深入細(xì)致的分析。最后詳細(xì)論述了E8項(xiàng)目施工進(jìn)度編制管理及計(jì)劃的實(shí)施與控制。研究表明合理的進(jìn)度計(jì)劃體系的正常運(yùn)作必將提高項(xiàng)目管理的效率,最終提高項(xiàng)目的整體管理水平。
[Abstract]:Project schedule management is to use reasonable and efficient project schedule management method to make overall planning and reasonable arrangement of work content under the premise of determining project scope.On the basis of meeting the resource constraints and the requirement of time limit, this paper makes a scientific prediction of the total working time of the project, and makes a reasonable distribution of the logical relation of the work sequence and the working time.Thus, the project can obtain a series of relatively ideal management activities of cost and resource allocation under the condition of meeting the time constraints.Construction schedule management is an important part of project management in the construction of engineering projects. It is closely related to quality management, safety management and cost management.The main task of construction schedule management is how to make use of the lowest construction cost effectively to realize the target of the construction period under the premise of ensuring the quality and safety of the project.The execution and control of construction plan and schedule plan are the most important steps in the implementation of construction schedule management.Public rental housing has the characteristics of short construction period, hardcover once in place, many industrial components, low cost, long payment period of engineering funds, and whole track audit.In recent years, China has increased the investment in the construction of affordable housing. As a public rental housing, the construction of affordable housing pursues the goal of low cost, good quality and short construction period.Especially in the construction management process of the public rental housing project, in order to achieve the goal of the government, progress management is the most critical content. E8 project is one of the key construction projects of the Beijing Economic and technological Development Zone in 2013.Is dedicated to the development zone for the introduction of overseas talents to provide supporting facilities.The construction schedule management level of the project will directly determine the success or failure of its construction.As the main manager of E8 project, I directly participated in the construction schedule management of E8 project.From the preparation of the project construction schedule to the implementation and control of the plan are deeply involved.Therefore, it is of great practical significance to take the schedule management of E8 project as the research topic of my dissertation.This paper uses the method of combining theory and practice, through the data analysis and the related literature research, taking the E8 public rental housing project as the background, discusses the concrete application of schedule management in the project in detail.Firstly, this paper briefly introduces the background and significance of the topic, the current research situation at home and abroad, and the relevant theories of schedule management.Then, the current situation of construction schedule management of E8 project is analyzed in detail.Finally, the construction schedule management and implementation and control of E8 project are discussed in detail.The research shows that the normal operation of the reasonable schedule planning system will improve the efficiency of project management and ultimately improve the overall management level of the project.
