中國民生銀行地產(chǎn)金融事業(yè)部南昌分部信貸業(yè)務提升策略研究

【摘要】:近幾年,由于受到內(nèi)外部環(huán)境的影響,我國宏觀經(jīng)濟發(fā)展速度放緩。但同比宏觀經(jīng)濟發(fā)展現(xiàn)狀不同的是我國房地產(chǎn)行業(yè)卻迎來了新的發(fā)展期。2016年在房地產(chǎn)去庫存的背景下,我國房地產(chǎn)市場火爆,多個熱點城市的房價快速上漲。房地產(chǎn)行業(yè)作為資金密集型行業(yè),房地產(chǎn)開發(fā)企業(yè)在項目開發(fā)與運營的過程中需要大量的資金。因此,是否擁有充裕的資金已成為房地產(chǎn)開發(fā)企業(yè)發(fā)展的重要要素之一。本文研究以中國民生銀行房地產(chǎn)金融事業(yè)部南昌分部為研究對象,通過研究得出以下結論。中國民生銀行房地產(chǎn)金融事業(yè)部南昌分部的地產(chǎn)金融業(yè)務主要存在以下幾個問題:第一,融資流程設計基于傳統(tǒng)業(yè)務,創(chuàng)新業(yè)務內(nèi)生機制不足;第二,客戶融資產(chǎn)品仍主要以傳統(tǒng)產(chǎn)品為主,創(chuàng)新產(chǎn)品運營不足;第三,房地產(chǎn)信貸業(yè)務新產(chǎn)品風險防控不足,影響創(chuàng)新產(chǎn)品的風險控制;第四,人才團隊不足,制約業(yè)務進一步拓展。為了進一步提升中國民生銀行房地產(chǎn)金融事業(yè)部南昌分部的地產(chǎn)金融業(yè)務,本文提出以下相關改進策略:第一,深化事業(yè)部改革,優(yōu)化內(nèi)部融資流程,創(chuàng)新內(nèi)生機制;第二,加強同業(yè)間廣泛的開展合作,深化客戶關系管理;第三,加強房地產(chǎn)金融業(yè)務的風險管理;第四,培養(yǎng)與引進人才,組建專業(yè)化的投資銀行團隊。本文的研究對于優(yōu)化中國民生銀行地產(chǎn)金融事業(yè)部業(yè)務具有一定的意義,一方面能夠完善中國民生銀行地產(chǎn)金融事業(yè)部的業(yè)務體系,另一方面能夠有效激勵員工的工作積極性,全面提升事業(yè)部的經(jīng)營業(yè)績。同時,本文的研究也為同類型企業(yè)的業(yè)務優(yōu)化提供借鑒。
[Abstract]:In recent years, due to the impact of internal and external environment, China's macroeconomic development slowed down. But what is different from the macro-economic development is that China's real estate industry has ushered in a new development period. Under the background of real estate destocking in 2016, China's real estate market is booming, and housing prices in many hot cities are rising rapidly. Real estate industry as a capital-intensive industry, real estate development enterprises need a lot of funds in the process of project development and operation. Therefore, whether to have sufficient funds has become one of the important elements of the development of real estate development enterprises. This paper takes Nanchang Branch of China Minsheng Bank's Real Estate Finance Department as the research object and draws the following conclusions through the research. The real estate finance business of Nanchang Branch of China Minsheng Bank Real Estate Finance Department has the following main problems: first, the financing process design is based on the traditional business, and the innovative business endogenous mechanism is insufficient; second, Customer financing products are still mainly traditional products, the operation of innovative products is insufficient; third, the risk prevention and control of new products in real estate credit business is insufficient, which affects the risk control of innovative products; fourth, the talent team is insufficient. Restrict the further expansion of business. In order to further enhance the real estate finance business of Nanchang Branch of China Minsheng Bank Real Estate Finance Division, this paper puts forward the following relevant improvement strategies: first, deepen the reform of the Division, optimize the internal financing process, and innovate the endogenous mechanism; second, Strengthen the extensive cooperation between the industry, deepen customer relationship management; third, strengthen the risk management of real estate financial business; fourth, train and introduce talents, set up specialized investment bank team. The research of this paper has certain significance to optimize the real estate finance business of Minsheng Bank of China. On the one hand, it can perfect the business system of the real estate finance department of Minsheng Bank of China, on the other hand, it can effectively stimulate the enthusiasm of employees. Improve the overall business performance of the division. At the same time, the study of this paper also provides a reference for the business optimization of the same type of enterprises.
