【摘要】：本文通過構(gòu)建開發(fā)商參與地票和土地競(jìng)拍的數(shù)理模型,發(fā)現(xiàn)地票的最優(yōu)投入比例與選擇權(quán)收益、成功拍得土地的概率呈正相關(guān)關(guān)系,與固定成本、土地出讓金、市場(chǎng)利率呈負(fù)相關(guān)關(guān)系,進(jìn)而對(duì)指標(biāo)落地環(huán)節(jié)的問題進(jìn)行了規(guī)范描述:一方面,未持有地票的開發(fā)商存在"搭便車"的可能;另一方面,持有地票的開發(fā)商面臨無法拍得所選地塊并承擔(dān)相應(yīng)利息損失的風(fēng)險(xiǎn),并據(jù)此提出指標(biāo)落地環(huán)節(jié)相關(guān)制度設(shè)計(jì)的改進(jìn)路徑。
[Abstract]:By constructing mathematical model of land ticket and land auction, this paper finds out that the optimal input ratio of land ticket and the income of option are positively related to the probability of successful land auction, which is related to fixed cost and land transfer fee. The market interest rate is negatively related, and then the problems of the landing link of the index are described in a normative way: on the one hand, there is the possibility of "hitchhiking" for the developers who do not hold land tickets; On the other hand, the developers who hold the ticket face the risk that they can not get the selected land and bear the corresponding interest loss.
