鄂爾多斯市住宅小區(qū)物業(yè)管理中的政府職能研究
[Abstract]:With the rapid development of urban construction and real estate industry in Ordos, the status of property management industry is becoming increasingly prominent, not only in promoting the overall image of the city, but also in improving the quality of life of citizens. Promoting the construction of harmonious community plays an extremely prominent role, and has played an active role in the establishment of national civilization city, national health city and national garden city for Ordos city. However, with the rapid development of the industry, problems and contradictions also gradually appear. The development and standardization of residential property management is a direct embodiment of people-oriented and a qualitative leap from living to living. It can not only promote the healthy development of property management industry and industry, but also optimize and perfect the urban environment. The promotion of employment rate can also create a safe and comfortable living environment for the residents, so that people can really enjoy the happiness of life and the harmony of the society in a good living atmosphere. This paper puts forward the problems of property management in residential district of Ordos from three aspects, such as low entry threshold, not clear distinction between property and developer's responsibilities, and small scale of real estate service enterprise. Problems such as low level of service, inadequate service, opaque charges, extensive industry management, outstanding contradictions, many problems left over in the development of newly built residential areas, and difficulties in the implementation of property management in old and old residential areas, The role of trade associations has not yet been brought into play; there are problems such as insufficient propaganda of the industry, lack of correct concept of property consumption in owners' blind cognition of property management, simple means of safeguarding rights, lack of sense of ownership, difficulty in establishing owners' committees, and so on. From the point of view of government function, the legal construction of property management lags behind, the degree of systematization of administrative organization is low, and the lack of government supervision, guidance and support are the reasons for the above problems. In view of the above reasons, combined with the experience of advanced and developed regions at home and abroad, from the angle of government, from the angle of the government, we should constantly perfect the local laws and regulations and the mechanism construction of the property management in the residential district, and work together to strengthen the cooperation among the relevant functional departments. Strengthen the industry supervision, guide and support, and promote the coordination of property problems in four aspects of the development of property management in residential areas in Ordos City, the specific countermeasures and suggestions are put forward.
