【摘要】：軌道交通通過(guò)改變周邊土地的空間可達(dá)性對(duì)房?jī)r(jià)產(chǎn)生影響。文章以上海市中心城區(qū)為研究對(duì)象,采用時(shí)間距離度量的方法,分別以第六次人口普查的常住人口及利用手機(jī)信令數(shù)據(jù)識(shí)別出的崗位數(shù)為權(quán)重,建立基于軌道交通的空間可達(dá)性指標(biāo),并在微觀和宏觀兩個(gè)層面上分析空間可達(dá)性與房?jī)r(jià)的關(guān)系,得出結(jié)論:在微觀層面上,較高的空間可達(dá)性是地區(qū)產(chǎn)生房?jī)r(jià)多樣性的基本條件;在宏觀層面上,空間可達(dá)性對(duì)房?jī)r(jià)的影響起決定性作用,并且通過(guò)對(duì)回歸模型進(jìn)行殘差分析,建立判斷空間可達(dá)性是否為區(qū)域發(fā)展瓶頸的方法,以此預(yù)判新增軌道交通引導(dǎo)區(qū)域串珠式發(fā)展的效果,避免在邊際增值效應(yīng)小的地區(qū)進(jìn)行大規(guī)模軌道交通建設(shè)。
[Abstract]:Rail traffic through the space up to the change of the surrounding land. The impact on prices in downtown Shanghai as the research object, using the method of time distance measurement, respectively, to the resident population of the sixth census and by using post mobile phone signaling data identify the number of weights, the establishment of spatial accessibility index based on rail transit, and in the micro and macro analysis of the relationship between two levels, spatial accessibility and prices draw the conclusion: at the micro level, the higher the spatial accessibility is the basic condition for area produce prices diversity; in the macro level, affect the spatial accessibility of prices play a decisive role, and the residual analysis of the regression model a judge, spatial accessibility is the bottleneck of the development of the region, in order to predict the effect of new rail guided regional Beaded development, avoid the marginal Large mass transit construction is carried out in areas with small value-added effects.
