【摘要】：21世紀知識經(jīng)濟正逐漸取代工業(yè)經(jīng)濟,知識管理也已經(jīng)成為管理理論界研究的熱點問題,知識密集型的企業(yè)的知識管理研究成為重中之重。雖然在理論界已經(jīng)做過相關(guān)知識管理及其能力評價的研究,但知識管理在房地產(chǎn)開發(fā)企業(yè)中的研究卻非常有限,而通常被看作知識密集型組織的房地產(chǎn)開發(fā)企業(yè),其中關(guān)于知識管理能力評價研究及實踐更是少之又少。對房地產(chǎn)開發(fā)企業(yè)的知識管理能力實施評價,一方面可以幫助公司認清其知識管理水平、改進其知識管理理論與方法,進而使企業(yè)在白熱化的地產(chǎn)市場博弈中取得核心競爭優(yōu)勢,另一方面還能夠起到推動知識管理理論在多行業(yè)的探索研究的作用。首先,本文以國內(nèi)外現(xiàn)有的研究成果為參考依據(jù),梳理了國內(nèi)外理論界在知識管理、知識管理能力評價以及房地產(chǎn)開發(fā)企業(yè)知識管理方面的研究成果與實踐經(jīng)驗,并分析其優(yōu)勢與不足,為選取評價指標提供參考;其次,在簡要介紹知識管理相關(guān)理論的基礎(chǔ)上,引出房地產(chǎn)開發(fā)企業(yè)知識管理及其能力評價的相關(guān)概念,以項目管理流程為基礎(chǔ)梳理房地產(chǎn)開發(fā)企業(yè)知識管理流程,并搭建了房地產(chǎn)開發(fā)企業(yè)知識管理的框架模型,為房地產(chǎn)開發(fā)企業(yè)知識管理能力評價指標體系的建立提供了理論支撐,在此基礎(chǔ)上,分析了影響房地產(chǎn)開發(fā)企業(yè)知識管理的關(guān)鍵因素并建構(gòu)了相應的評估指標體系并應用結(jié)構(gòu)方程模型(SEM)對模型實施矯正;再次,利用結(jié)構(gòu)方程模型(SEM)與多級模糊綜合評價(MFCE)等方法,構(gòu)建了房地產(chǎn)開發(fā)企業(yè)知識管理的綜合能力評價模型;最后,將該模型應用于實際案例,運用知識管理的能力評價模型對該房地產(chǎn)企業(yè)的知識管理現(xiàn)狀進行分析,希望通過實證研究論證該評價模型的可行性并在實際項目中為房地產(chǎn)開發(fā)企業(yè)的知識管理能力評價提供參考。
[Abstract]:In twenty-first Century, the knowledge economy is gradually replacing industrial economy, knowledge management has become a hot issue of management theory, the research of knowledge management in knowledge intensive enterprises has become a priority among priorities. Although in theory circles have done research on Evaluation of knowledge management and its ability, but the research of knowledge management in Enterprises of development of real estate is very limited, which is usually regarded as the knowledge intensive organization of the real estate development enterprises, the knowledge management capability evaluation research and practice is less and less. The ability of knowledge management for real estate development enterprises in the implementation of the evaluation, one hand can help companies understand the knowledge management level, improve the knowledge management theory and method get the core competitive advantage, so that enterprises in the real estate market game intense, on the other hand also is able to promote the knowledge management theory in multi industry. Cable research. First, based on the existing research results at home and abroad for reference, combing the domestic and foreign theories on knowledge management, the research achievements and practical experience of evaluation of knowledge management ability and the real estate development enterprise knowledge management, and analyzes its advantages and disadvantages, and provide a reference for the selection of evaluation index; secondly, on the basis of briefly introduced the related theories of knowledge management, knowledge management related concepts of real estate development enterprises and its ability evaluation, project management is based on the process of combing the real estate development enterprise knowledge management process, and builds the framework of knowledge management model of real estate development enterprises, and provides theoretical support for knowledge management of real estate the development of enterprises to establish the evaluation index system, based on the analysis of the key factors influencing the knowledge management of real estate development enterprises and construct the corresponding evaluation Evaluation index system and the application of structural equation model (SEM) to implement correction model; thirdly, using structural equation model (SEM) and fuzzy comprehensive evaluation (MFCE) method, constructs the evaluation of real estate development ability of enterprise knowledge management model; finally, the model is applied to the actual case, the ability to use knowledge evaluation the management model of the real estate enterprise knowledge management situation analysis, hope that through empirical research demonstrates the feasibility of the evaluation model and provide a reference for the evaluation of knowledge management ability of real estate enterprises in the actual project.
