A酒店建設(shè)項(xiàng)目可行性研究

【摘要】:伴隨著中國酒店業(yè)、旅游業(yè)的快速發(fā)展,特別是亞歐博覽會及中央新疆工作座談會的召開,各省市對援疆工作的加強(qiáng),新疆賓館酒店正迎來建設(shè)高峰,旅游業(yè)發(fā)展前景也非?捎^,預(yù)計酒店客房總數(shù)于2016年可達(dá)到500萬間套,截止當(dāng)前還有1700家星級酒店正在建設(shè)之中。目前,酒店的服務(wù)和功能管理備受重視,在投資行為和戰(zhàn)略管理方面重視不夠,這在很大程度上影響了酒店投資的效率,中國酒店業(yè)的主流已變?yōu)榉康禺a(chǎn)開發(fā)業(yè)加跨國酒店管理公司品牌,本土高端酒店品牌日益邊緣化。如此眾多的酒店投資項(xiàng)目,如何保證這些項(xiàng)目成功并獲得經(jīng)濟(jì)效益,讓投資者和客戶滿意,這就需要有效的可行性研究作為保證。本文通過分析研究酒店行業(yè)在當(dāng)?shù)芈糜蔚氐膽?zhàn)略布局,以及對相關(guān)產(chǎn)業(yè)的影響,從整體層面出發(fā),研究A酒店整體發(fā)展方向,探討酒店業(yè)發(fā)展迅速的原因及展望。文章首先介紹了A酒店的投資背景和意義,并闡述了國內(nèi)外投資現(xiàn)狀。接著在對阜康城市經(jīng)濟(jì)及區(qū)域酒店市場調(diào)研基礎(chǔ)上展開對A酒店的可行性研究。從A酒店所在區(qū)域發(fā)展規(guī)劃、供給與需求狀況、市場格局與分布及競爭市場未來發(fā)展趨勢等多方面進(jìn)行調(diào)查與分析,運(yùn)用SWOT方法探討本酒店的優(yōu)勢劣勢機(jī)遇與挑戰(zhàn)。通過對投資環(huán)境分析、產(chǎn)品定位與市場定位、競爭市場的發(fā)展?fàn)顩r分析、市場需求臨近度分析、區(qū)域發(fā)展規(guī)劃分析、社會效益分析、風(fēng)險分析等方面的研究,論證了該項(xiàng)目可行性及投資收益。本論文可為同類項(xiàng)目的投資分析作指導(dǎo)參考,并可為項(xiàng)目的實(shí)際運(yùn)作提供幫助和支持。
[Abstract]:With the rapid development of China's hotel industry and tourism, especially the Asia Europe Expo and the Central Xinjiang work Symposium, and the strengthening of the work of provinces and cities to assist Xinjiang, Xinjiang hotels and hotels are ushered in the construction peak. The prospects for tourism are also impressive, with a total of 5 million hotel rooms expected in 2016 and 1700 star hotels under construction as of now. At present, the service and function management of the hotel has been attached great importance to, and not enough attention has been paid to investment behavior and strategic management, which has greatly affected the efficiency of hotel investment. China's hotel industry has become the mainstream of the real estate development industry and multinational hotel management company brand, local high-end hotel brands increasingly marginalized. So many hotel investment projects, how to ensure the success of these projects and obtain economic benefits, so that investors and customers are satisfied, which requires an effective feasibility study as a guarantee. By analyzing the strategic layout of hotel industry in local tourist destinations and its influence on related industries, this paper studies the overall development direction of hotel A from the overall level, and probes into the reasons and prospects for the rapid development of hotel industry. The article first introduces the investment background and significance of hotel A, and expounds the present situation of investment at home and abroad. Then, the feasibility study of A hotel is carried out on the basis of economic research and regional hotel market research in Fukang City. This paper investigates and analyzes the regional development planning, supply and demand, market pattern and distribution, and the future development trend of competitive market of Hotel A, and probes into the opportunities and challenges of the hotel by using SWOT method. Through investment environment analysis, product positioning and market positioning, competitive market development analysis, market demand proximity analysis, regional development planning analysis, social benefit analysis, risk analysis, etc. The feasibility and investment income of the project are demonstrated. This paper can be used as a guide for the investment analysis of similar projects, and can provide help and support for the actual operation of the projects.
