【摘要】：近年來,大型綜合購物中心已經(jīng)迅速成為不少城市商業(yè)零售市場(chǎng)的主力軍,而傳統(tǒng)的商業(yè)物業(yè)已經(jīng)很難滿足它們對(duì)硬件和軟件的要求,這給房地產(chǎn)行業(yè)留下了巨大的市場(chǎng)空白,于是融合傳統(tǒng)流通業(yè)與地產(chǎn)業(yè)的商業(yè)地產(chǎn)企業(yè)就應(yīng)運(yùn)而生。本文以錫林郭勒盟德克隆商貿(mào)有限公司的商業(yè)地產(chǎn)的發(fā)展歷程為研究的基礎(chǔ),從國內(nèi)外商業(yè)地產(chǎn)發(fā)展模式對(duì)比開始,相繼對(duì)錫林郭勒盟德克隆商貿(mào)有限公司商業(yè)地產(chǎn)發(fā)展的歷程發(fā)展模式做出系統(tǒng)描述,并對(duì)錫林郭勒盟德克隆商貿(mào)有限公司的所開發(fā)的項(xiàng)目作了詳細(xì)的分析和描述；對(duì)目前中國商業(yè)地產(chǎn)所面臨的機(jī)遇與挑戰(zhàn)作了詳細(xì)的分析,在對(duì)錫林郭勒盟德克隆商貿(mào)有限公司商業(yè)地產(chǎn)發(fā)展模式與趨勢(shì)分析中,從宏觀判斷,到土地供應(yīng)情況、價(jià)格、再到商業(yè)、商圈到消費(fèi)者逐一分析,借助國內(nèi)外商業(yè)地產(chǎn)購物中心理論等,以實(shí)際工作經(jīng)驗(yàn)為參考,參照近年購物中心項(xiàng)目的開發(fā)情況,分析適合錫林郭勒盟德克隆商貿(mào)有限公司商業(yè)地產(chǎn)的發(fā)展模式,結(jié)合其發(fā)展軌跡與實(shí)際商業(yè)地產(chǎn)開發(fā)中的商業(yè)大環(huán)境。改造等影響等因素作出對(duì)未來錫林浩特市商業(yè)地產(chǎn)發(fā)展趨勢(shì)的預(yù)測(cè),同時(shí),針對(duì)錫林郭勒盟德克隆商貿(mào)有限公司存在的問題,提出了解決的對(duì)策。
[Abstract]:In recent years, large-scale integrated shopping malls have rapidly become the main force in many urban commercial retail markets, and traditional commercial properties have been difficult to meet their requirements for hardware and software, which has left a huge market gap for the real estate industry. Therefore, the commercial real estate enterprises that combine the traditional circulation industry and the real estate industry emerge as the times require. Based on the development process of commercial real estate in Xilingol League Decone Trading Co., Ltd., this paper begins with the comparison of commercial real estate development models at home and abroad. One after another, the development mode of commercial real estate in Xilingol League Decone Trading Co., Ltd. is systematically described, and the projects developed by Xilingol League Decone Trading Co., Ltd are analyzed and described in detail. This paper makes a detailed analysis of the opportunities and challenges faced by China's commercial real estate at present. In the analysis of the development model and trend of commercial real estate in Xilingol League Decone Trading Co., Ltd., from macro judgment to land supply and price, Then to commerce, business circle to consumer analysis one by one, with the help of domestic and foreign commercial real estate shopping center theory, taking the actual work experience as a reference, referring to the development of shopping center projects in recent years, This paper analyzes the development mode of commercial real estate in Xilingol League Decone Trading Co., Ltd., combined with its development track and the commercial environment in the actual commercial real estate development. The influence factors such as transformation are made to predict the development trend of commercial real estate in Xilinhot City in the future. at the same time, in view of the problems existing in Xilingol League Decon Trading Co., Ltd., the countermeasures are put forward.
