【摘要】：保障性住房項(xiàng)目如何在滿足項(xiàng)目已有條件的基礎(chǔ)中,加大項(xiàng)目綠化率,提高項(xiàng)目景觀條件；并對(duì)保障性住房功能、設(shè)施等條件進(jìn)行本地化研究,以符合本地住房設(shè)計(jì)要求,提高整個(gè)項(xiàng)目設(shè)計(jì)的品質(zhì)具有重要的現(xiàn)實(shí)意義。 本文從廣州市居民收入分析、居住條件分析、保障性住房建設(shè)需求分析及特點(diǎn)入手,通過對(duì)保障性住房項(xiàng)目社會(huì)影響分析及互適性分析,以及南方鋼廠保障性住房的場(chǎng)地現(xiàn)狀分析以及建設(shè)條件分析,提出了南方鋼廠保障性住房的規(guī)劃指導(dǎo)思想及原則,并引入新理念,強(qiáng)調(diào)“新街坊”理念、城市互動(dòng)理念及新自然主義理念以及景觀整體性理念,還引入新加坡及香港同類住房規(guī)劃理念。 論文通過分析預(yù)測(cè)項(xiàng)目所在地的社會(huì)環(huán)境、人文條件能否接納支持項(xiàng)目的存在,考察項(xiàng)目與當(dāng)?shù)厣鐣?huì)環(huán)境的相互適應(yīng)關(guān)系；分析預(yù)測(cè)與項(xiàng)目直接相關(guān)的不同利益相關(guān)者對(duì)項(xiàng)目建設(shè)和管理的態(tài)度及參與程度,選擇可以促使項(xiàng)目成功的參與方式,對(duì)可能阻礙項(xiàng)目存在的因素提出防范措施；分析預(yù)測(cè)項(xiàng)目所在地的各級(jí)組織對(duì)項(xiàng)目建設(shè)和運(yùn)營管理的態(tài)度對(duì)項(xiàng)目支持和配合程度,以及項(xiàng)目所在地現(xiàn)有技術(shù)、文化狀況能否適應(yīng)項(xiàng)目建設(shè)和使用；通過互適性分析,就社會(huì)對(duì)項(xiàng)目適應(yīng)性和可接受程度做出評(píng)價(jià)。 將研究成果用于該項(xiàng)目中,從而可提高廣州市低收入住房困難家庭生活水平和生活質(zhì)量,促進(jìn)房地產(chǎn)市場(chǎng)平穩(wěn)健康發(fā)展和社會(huì)保障體系的進(jìn)一步完善,推動(dòng)經(jīng)濟(jì)發(fā)展、和諧社會(huì)建設(shè)和廣州美好宜家城市建設(shè)。
[Abstract]:On the basis of satisfying the existing conditions of the project, how to increase the green rate of the project and improve the landscape condition of the project is how to meet the existing conditions of the project. In order to meet the requirements of local housing design and improve the quality of the whole project design, it is of great practical significance to localize the functions and facilities of affordable housing in order to meet the requirements of local housing design. This article from the Guangzhou residents income analysis, the living condition analysis, the low-income housing construction demand analysis and the characteristic, through to the low-income housing project social influence analysis and the compatibility analysis, As well as the analysis of the current situation and construction conditions of the low-income housing in the southern steel works, this paper puts forward the guiding ideology and principles of the planning of the affordable housing in the southern steel works, and introduces new ideas and emphasizes the concept of "new neighborhood". The concept of urban interaction, new naturalism and landscape integrity are also introduced into similar housing planning concepts in Singapore and Hong Kong. By analyzing and predicting the social environment of the project location and whether the humanistic conditions can accept the existence of the supporting project, the paper examines the adaptive relationship between the project and the local social environment. Analyze and predict the attitude and participation degree of different stakeholders directly related to the project to the construction and management of the project, choose the participation mode which can promote the success of the project, and put forward the preventive measures to the factors that may hinder the existence of the project. Analyze and predict the level of support and cooperation of the organizations at all levels of the project location to the project construction and operation management, as well as whether the existing technology and cultural conditions of the project location can adapt to the construction and use of the project; Through the analysis of compatibility, the social adaptability and acceptability of the project are evaluated. Applying the research results to this project will improve the living standards and quality of life of low-income families in Guangzhou, promote the steady and healthy development of the real estate market, the further improvement of the social security system, and promote economic development, Harmonious society construction and Guangzhou beautiful IKEA city construction.
