智能樓盤管理系統(tǒng)的設(shè)計及實現(xiàn)

【摘要】:隨著我國改革開放的不斷深入,人民生活質(zhì)量的提高和國民經(jīng)濟的快速提升,地產(chǎn)行業(yè)隨之迅速發(fā)展壯大起來,目前已成為國民經(jīng)濟的重要組成部分。然而,經(jīng)過市場調(diào)查發(fā)現(xiàn),大部分中小房地產(chǎn)企業(yè)的樓盤管理還是通過人工完成。這種管理模式不但浪費了大量的人力、物力和財力,而且直接影響了房地產(chǎn)企業(yè)工作效率。隨著計算機技術(shù)及網(wǎng)絡(luò)技術(shù)的快速發(fā)展,利用先進(jìn)的信息技術(shù),結(jié)合房地產(chǎn)企業(yè)的自身管理模式,設(shè)計一套完整的樓盤管理系統(tǒng),以提升樓盤管理的信息化程度,從而促進(jìn)企業(yè)的業(yè)務(wù)協(xié)同,提升企業(yè)的工作效率,提高企業(yè)的競爭力,已成為房地產(chǎn)企業(yè)的必然選擇。本論文首先介紹了房地產(chǎn)企業(yè)樓盤管理系統(tǒng)的現(xiàn)狀和發(fā)展趨勢,然后對樓盤管理軟件開發(fā)過程中的幾個關(guān)鍵技術(shù)進(jìn)行了分析、探討。文中重點介紹了基于Winform和Web Service智能樓盤管理系統(tǒng)的設(shè)計過程,主要包括需求分析、數(shù)據(jù)庫設(shè)計、詳細(xì)功能的設(shè)計過程等。本系統(tǒng)并不是單純的C/S結(jié)構(gòu)或B/S結(jié)構(gòu),而是結(jié)合C/S結(jié)構(gòu)和Web Service技術(shù),不僅可以實現(xiàn)在局域網(wǎng)下簡單、高效、安全的操作,又可以通過Internet網(wǎng)絡(luò)進(jìn)行遠(yuǎn)程操作。本系統(tǒng)是基于某房地產(chǎn)企業(yè)的信息化建設(shè)項目而開發(fā)的,主要目的是提高企業(yè)的信息化管理水平,實現(xiàn)樓盤管理的規(guī)范化、科學(xué)化、信息化,為企業(yè)節(jié)省大量的人力、物力和財力,進(jìn)一步提高樓盤管理水平,為企業(yè)領(lǐng)導(dǎo)的決策提供可靠的數(shù)據(jù)依據(jù)。該系統(tǒng)包括了樓盤銷售和物業(yè)管理兩大部分,其主要功能有系統(tǒng)管理、樓盤現(xiàn)場、物業(yè)現(xiàn)場、房產(chǎn)管理、物業(yè)管理、傭金管理、決策分析等。決策分析部分主要解決了樓盤售價區(qū)間預(yù)測的問題。由于數(shù)據(jù)存在相關(guān)性,因此采用因子分析方法對影響樓盤售價的24個因子提取5個綜合因子,作為層次分析模型準(zhǔn)則層的指標(biāo),將綜合因子的貢獻(xiàn)率轉(zhuǎn)化為層次分析模型中準(zhǔn)則層重要程度的度量尺度,避免了層次分析過于依賴人為主觀設(shè)定權(quán)重的問題。智能樓盤管理系統(tǒng)采用SQL Server和Visual Studio.NET軟件開發(fā)平臺。本系統(tǒng)已于2012年8月開發(fā)完成,并通過了企業(yè)的審核,已經(jīng)在企業(yè)的相關(guān)部門開始了應(yīng)用,提高了樓盤管理的信息化水平。從系統(tǒng)運行情況來看,基本達(dá)到了預(yù)期的效果,本文提出的設(shè)計思想和實施方案已成功應(yīng)用。
[Abstract]:With the deepening of China's reform and opening up, the improvement of people's quality of life and the rapid promotion of the national economy, the real estate industry has developed rapidly and has become an important part of the national economy. However, after market research, most of the small and medium-sized real estate enterprises through manual management. This management mode not only wastes a lot of manpower, material resources and financial resources, but also directly affects the efficiency of real estate enterprises. With the rapid development of computer technology and network technology, with the use of advanced information technology, combined with the management mode of the real estate enterprises, a set of complete real estate management system is designed to improve the information level of the real estate management. Therefore, it has become the inevitable choice for real estate enterprises to promote the business coordination, promote the efficiency of the enterprise and improve the competitiveness of the enterprise. This paper first introduces the current situation and development trend of the real estate enterprise real estate management system, and then analyzes and discusses several key technologies in the development of the real estate management software. This paper mainly introduces the design process of intelligent building management system based on Winform and Web Service, including requirement analysis, database design, detailed function design and so on. This system is not only simple, efficient and safe operation under LAN, but also can be operated remotely through Internet network. This system is not only simple, efficient and safe, but also combined with cas structure and Web Service technology. This system is based on the information construction project of a real estate enterprise, the main purpose is to improve the enterprise information management level, realize the standardization, scientific, informatization of the real estate management, and save a lot of manpower for the enterprise. Material and financial resources, further improve the level of property management, for enterprise leaders to provide reliable data basis for decision-making. The system includes two parts: real estate sales and property management. Its main functions include system management, property site, real estate management, property management, commission management, decision analysis and so on. The part of decision-making analysis mainly solves the problem of forecasting the price range of real estate. Because of the correlation of the data, the method of factor analysis is used to extract 5 comprehensive factors from the 24 factors that affect the sale price of real estate, which is used as the index of the criterion layer of the analytic hierarchy process (AHP) model. The contribution rate of the synthetic factors is transformed into a measure of the importance of the criterion layer in the analytic hierarchy process (AHP) model, which avoids the problem that the AHP depends too much on man-made subjective weight setting. Intelligent building management system uses SQL Server and Visual Studio.NET software development platform. The system has been developed and completed in August 2012, and has passed the audit of the enterprise. It has been applied in the relevant departments of the enterprise and improved the information level of the real estate management. From the point of view of the operation of the system, the expected effect has been basically achieved, and the design idea and the implementation scheme proposed in this paper have been successfully applied.
