基于特征價(jià)格模型的武漢地區(qū)高爾夫球場(chǎng)對(duì)周邊房地產(chǎn)價(jià)格影響研究

【摘要】:房地產(chǎn)業(yè)的發(fā)展是社會(huì)發(fā)展的需要,高爾夫球場(chǎng)是社會(huì)經(jīng)濟(jì)發(fā)展的產(chǎn)物。自1984年,霍英東在中國(guó)開辦第一家高爾夫俱樂(lè)部以來(lái),現(xiàn)代高爾夫產(chǎn)業(yè)正式進(jìn)入中國(guó)已經(jīng)近30年,并一直保持著高速發(fā)展的勢(shì)頭。與此同時(shí),房地產(chǎn)業(yè)也是近些年來(lái)成為我國(guó)國(guó)民經(jīng)濟(jì)發(fā)展的支柱產(chǎn)業(yè)之一。伴隨著改革開放高速發(fā)展的經(jīng)濟(jì),,高爾夫同地產(chǎn)順勢(shì)結(jié)合,成為高爾夫產(chǎn)業(yè)的重要贏利點(diǎn)、房地產(chǎn)業(yè)的高價(jià)值組成部分,反映了居民對(duì)于高品質(zhì)生活的追求。伴隨著我國(guó)快速發(fā)展的經(jīng)濟(jì)態(tài)勢(shì),高爾夫產(chǎn)業(yè)與房地產(chǎn)產(chǎn)業(yè)聯(lián)合開發(fā)的項(xiàng)目也越來(lái)越多,而兩者的相互作用和影響越來(lái)越引起關(guān)注,其中,對(duì)影響高爾夫地產(chǎn)市場(chǎng)價(jià)格因素的研究成為高爾夫和房地產(chǎn)學(xué)術(shù)界關(guān)注的焦點(diǎn)之一。 本研究采用國(guó)際通用的HPM(HedonicPriceModel)模型,對(duì)武漢地區(qū)3家高爾夫球場(chǎng)周邊住宅市場(chǎng)的26個(gè)樣本數(shù)據(jù)進(jìn)行實(shí)證分析,建立了適用于武漢地區(qū)高爾夫住宅市場(chǎng)的HPM定價(jià)模型,分析了建筑面積、房齡、球場(chǎng)面積等13個(gè)特征變量對(duì)高爾夫住宅價(jià)格的影響。結(jié)果表明:(1)以武漢地區(qū)的高爾夫住宅市場(chǎng)作為研究對(duì)象,對(duì)26個(gè)樣本數(shù)據(jù)進(jìn)行整理和量化,并采用本研究建立的對(duì)數(shù)模型進(jìn)行回歸分析,最終得到13個(gè)特征變量的回歸系數(shù),由此建立了武漢地區(qū)高爾夫住宅特征價(jià)格模型(HPM):InP=7.286+0.051*In到高爾夫球場(chǎng)距離+0.09*In到主干道或快速路距離-0.229*In高爾夫球場(chǎng)面積+0.104*In建筑面積-0.092*In房齡-0.126*In容積率-1.077*In綠化率+0.312*In周邊是否有學(xué)校+0.338*In周邊是否有醫(yī)院+0.008*In周邊是否有超市+0.099*In朝向+0.125*In裝修程度+0.386*In項(xiàng)目類型 經(jīng)檢驗(yàn),模型基本滿足殘差的正態(tài)性假設(shè)和方差性假設(shè),具有良好的擬合度和較有力的解釋性,可以用來(lái)分析和解釋住宅特征對(duì)住宅價(jià)格的影響。(2)房地產(chǎn)價(jià)格受多種因素影響,其中對(duì)房?jī)r(jià)影響較為顯著的因子有住宅的裝修程度、住宅項(xiàng)目類型、住宅所在小區(qū)的綠化率和高爾夫球場(chǎng)面積、住宅周邊1km范圍內(nèi)是否有學(xué)校等教育設(shè)施、住宅與主干道或高速路的距離、住宅所在小區(qū)的容積率。(3)高爾夫因素不是武漢地區(qū)高爾夫球場(chǎng)附近房地產(chǎn)價(jià)格的主要決定因素。高爾夫球場(chǎng)周邊的房地產(chǎn)項(xiàng)目在其特征價(jià)格的構(gòu)成上同其他中高檔住宅的差異并不顯著,消費(fèi)者在這一市場(chǎng)上的選擇過(guò)程中雖然對(duì)高爾夫因素有所考慮,但更主要的還是從居住條件、居住環(huán)境和居住配套設(shè)施等傳統(tǒng)角度進(jìn)行考量和估價(jià),呈現(xiàn)出一種較明顯的滿足居住需求的消費(fèi)導(dǎo)向。
[Abstract]:The development of real estate is the need of social development, golf course is the product of socio-economic development. Since 1984, when Huo Yingdong opened his first golf club in China, the modern golf industry has officially entered China for nearly 30 years, and has maintained the momentum of high-speed development. At the same time, the real estate industry has become one of the pillar industries of our national economic development in recent years. With the rapid development of the economy of reform and opening up, golf and real estate become the important profit point of golf industry. The high-value part of real estate industry reflects the pursuit of high-quality life of residents. With the rapid development of China's economic situation, golf industry and real estate industry joint development projects are also more and more, and the interaction and impact of the two more and more attention, among them, The research on the factors affecting the price of golf real estate market has become one of the focuses of golf and real estate academia. In this study, the HPM (HedonicPriceModel) model is used to analyze 26 samples of housing market around 3 golf courses in Wuhan area, and the HPM pricing model is established for the golf housing market in Wuhan area, which is suitable for the golf housing market in Wuhan area. This paper analyzes the influence of 13 characteristic variables, such as building area, housing age and course area, on the price of golf housing. The results are as follows: (1) taking the golf housing market in Wuhan area as the research object, 26 sample data were sorted out and quantified, and the regression analysis was carried out by using the logarithmic model established in this study. Finally, the regression coefficients of 13 characteristic variables are obtained. Based on this, the characteristic price model of golf housing in Wuhan area is established. (2) the real estate price is affected by many factors, and the model can be used to analyze and explain the influence of housing characteristics on housing price. (2) the model satisfies the assumption of normality and variance of residuals, and has good fit degree and strong explanation. The factors that affect the housing price significantly include the degree of housing decoration, the type of housing project, the green rate and golf course area of the residential district, and whether there are schools and other educational facilities in the area of 1km around the house. (3) the golf factor is not the main determinant of the real estate price near the golf course in Wuhan. Real estate projects around the golf course do not differ significantly from other medium-and high-end housing in the composition of their characteristic prices. Although consumers have taken into account golf factors in the process of choosing in this market, But it is more important to consider and evaluate it from the traditional point of view such as living condition, living environment and living facilities, which shows a kind of obvious consumption orientation to satisfy the living demand.
