【摘要】：2015年底我國房地產(chǎn)庫存達(dá)到歷史最高點(diǎn),房地產(chǎn)業(yè)尤其是商業(yè)地產(chǎn)亟需通過金融創(chuàng)新手段將資產(chǎn)盤活,注入流動性。本文介紹了REITs這樣一個金融創(chuàng)新工具的概念和國外的發(fā)展,用理論和數(shù)據(jù)分析了在我國推行REITs的必要性和我國已有的實(shí)踐雛形,并對未來我國推行REITs進(jìn)行了論證和展望。
[Abstract]:At the end of 2015, China's real estate inventory reached its highest point in history. Real estate, especially commercial real estate, urgently needs to invigorate its assets and inject liquidity through the means of financial innovation. This paper introduces the concept of REITs as a financial innovation tool and the development of foreign countries, analyzes the necessity of carrying out REITs in China and the prototype of practice in our country with theory and data, and demonstrates and prospects the implementation of REITs in China in the future.
