商業(yè)地產(chǎn)項目的風(fēng)險識別、評價和控制研究

【摘要】:經(jīng)過二十多年的發(fā)展,房地產(chǎn)行業(yè)目前已經(jīng)成為推動我國國民經(jīng)濟快速發(fā)展的基礎(chǔ)性、先導(dǎo)性和支柱性產(chǎn)業(yè)。房地產(chǎn)行業(yè)包括商業(yè)地產(chǎn)和住宅地產(chǎn),隨著國家產(chǎn)業(yè)結(jié)構(gòu)的調(diào)整和對住宅地產(chǎn)宏觀調(diào)控的逐漸加強,資金逐漸流向商業(yè)地產(chǎn),從而使商業(yè)房地產(chǎn)的供給和需求目前都呈現(xiàn)比較活躍的態(tài)勢。商業(yè)地產(chǎn)對城市的發(fā)展具有重要的意義,它能夠帶動第三產(chǎn)業(yè)發(fā)展,改善人們生活品質(zhì),吸納社會就業(yè)人口以及承載城市景觀。但是作為一項綜合性、技術(shù)性和專業(yè)性都很強的投資活動,在開發(fā)過程中商業(yè)房地產(chǎn)項目不可避免地存在著很多風(fēng)險。這些風(fēng)險的存在,使商業(yè)地產(chǎn)項目的投資收益具有很大的不確定性,從而產(chǎn)生風(fēng)險。在這種情況下,如何有效地識別商業(yè)地產(chǎn)項目的風(fēng)險,對于房地產(chǎn)企業(yè)減少項目運營風(fēng)險,提高經(jīng)濟效益和社會效益,對政府完善政策,建立穩(wěn)定、繁榮和諧的商業(yè)地產(chǎn)市場都具有重要的作用。 本文依據(jù)風(fēng)險管理理論,首先對我國商業(yè)地產(chǎn)目前存在的市場風(fēng)險、政策風(fēng)險、經(jīng)營風(fēng)險、財務(wù)風(fēng)險進行了分析,然后以寶島廣場商業(yè)地產(chǎn)項目作為研究對象,系統(tǒng)介紹了該項目的背景、物業(yè)、商業(yè)模式、市場分析以及項目籌建情況,以風(fēng)險識別和風(fēng)險規(guī)避為研究思路,,采用頭腦風(fēng)暴法和SWOT分析法對寶島廣場商業(yè)地產(chǎn)項目可能存在的風(fēng)險進行了研究,并且針對這些風(fēng)險,結(jié)合公司和項目的實際情況,提出了相應(yīng)的風(fēng)險控制措施,為政府管理部門和房地產(chǎn)企業(yè)的決策者和管理者對商業(yè)地產(chǎn)風(fēng)險處理提供依據(jù);最后是本文的結(jié)論。
[Abstract]:After more than 20 years of development, the real estate industry has become the basic, leading and pillar industry to promote the rapid development of our national economy. The real estate industry includes commercial real estate and residential real estate. With the adjustment of national industrial structure and the gradual strengthening of macro-control on residential real estate, the capital flows gradually to commercial real estate. So that commercial real estate supply and demand are showing a more active situation. Commercial real estate plays an important role in the development of the city. It can promote the development of the tertiary industry, improve the quality of life of people, absorb the social employment population and carry the urban landscape. However, as a comprehensive, technical and professional investment activities, commercial real estate projects inevitably have a lot of risks in the process of development. The existence of these risks makes the investment income of commercial real estate project have a lot of uncertainty, resulting in risk. In this case, how to effectively identify the risks of commercial real estate projects, for real estate enterprises to reduce project operation risks, improve economic and social benefits, improve government policies, establish stability, Prosperous and harmonious commercial real estate market has an important role. Based on the theory of risk management, this paper firstly analyzes the market risk, policy risk, management risk and financial risk of commercial real estate in our country, and then takes the commercial real estate project of Po Dao Square as the research object. The background, property, business model, market analysis and project preparation of the project are introduced systematically. Using brainstorming method and SWOT analysis method, this paper studies the possible risks of the commercial real estate project in Po Dao Square, and puts forward the corresponding risk control measures according to the actual situation of the company and the project. It provides the basis for the decision makers and managers of the government management department and the real estate enterprise to deal with the commercial real estate risk; finally, it is the conclusion of this paper.
