千舟灣項(xiàng)目進(jìn)度管理與風(fēng)險(xiǎn)評(píng)估研究

【摘要】:隨著國(guó)家GDP快速增長(zhǎng)和人民生活水平的進(jìn)一步提高,閑暇時(shí)間的增多,生活方式也在改變,城市的白領(lǐng)及金領(lǐng),特別是一些富裕人口對(duì)旅游休閑生活的追逐,加之國(guó)內(nèi)旅游環(huán)境的改觀,由旅游導(dǎo)致的經(jīng)濟(jì)帶動(dòng)力量正在不斷升溫。而且國(guó)內(nèi)旅游市場(chǎng)前景廣闊,潛力巨大,,同時(shí)伴隨著國(guó)內(nèi)旅游配套基礎(chǔ)設(shè)施和服務(wù)設(shè)施的進(jìn)一步完善,旅游地產(chǎn)正成為當(dāng)前國(guó)內(nèi)流行生活旅游方式,旅游產(chǎn)業(yè)也是國(guó)家GDP增長(zhǎng)貢獻(xiàn)也越來越大。針對(duì)這些特點(diǎn),中信地產(chǎn)公司根據(jù)國(guó)內(nèi)形勢(shì)涉足海南旅游市場(chǎng)。千舟灣項(xiàng)目是公司在海南第一個(gè)旅游項(xiàng)目,在公司從未涉足旅游項(xiàng)目的前提下,加之近年來國(guó)家對(duì)房地產(chǎn)市場(chǎng)宏觀調(diào)控政策的不斷加強(qiáng),旅游地產(chǎn)是或有需求,通過購(gòu)買者的欲望也是感性認(rèn)知決定購(gòu)買,所有項(xiàng)目抓住發(fā)展機(jī)遇對(duì)項(xiàng)目現(xiàn)金流非常重要,對(duì)項(xiàng)目的開發(fā)進(jìn)度管理及投資風(fēng)險(xiǎn)評(píng)估研究就成了公司決策層一個(gè)重要課題。 本文首先對(duì)項(xiàng)目管理的理論和方法進(jìn)行了介紹,然后從千舟灣項(xiàng)目的市場(chǎng)方面、外部區(qū)域建設(shè)條件、開發(fā)進(jìn)度、財(cái)務(wù)分析等角度分析了該項(xiàng)目的可行性;谶@些分析,本文制定了千舟灣項(xiàng)目的管理計(jì)劃,并對(duì)該項(xiàng)目進(jìn)行了詳細(xì)的財(cái)務(wù)和風(fēng)險(xiǎn)分析。研究結(jié)論表明:該項(xiàng)目市場(chǎng)前景好,建設(shè)是必要的,建設(shè)方案在技術(shù)上是可以實(shí)現(xiàn)的,經(jīng)濟(jì)上可為投資者帶來良好回報(bào)。 本文對(duì)于探索千舟灣項(xiàng)目開發(fā)投資風(fēng)險(xiǎn),以及公司在整個(gè)海南博鰲區(qū)域開發(fā)投資風(fēng)險(xiǎn)有積極的實(shí)踐意義,同時(shí)也有利于公司將項(xiàng)目管理的方法應(yīng)用到海南市場(chǎng)旅游地產(chǎn)項(xiàng)目的分析上。 本文選取了千舟灣項(xiàng)目進(jìn)度管理與風(fēng)險(xiǎn)評(píng)估作為研究對(duì)象,圍繞公司在海南房地產(chǎn)開發(fā)探索新的模式,同時(shí)也是我國(guó)在旅游地產(chǎn)開發(fā)普遍研究重點(diǎn)。根據(jù)我國(guó)目前的國(guó)情下對(duì)旅游地產(chǎn)開發(fā)管理中出現(xiàn)的問題及管理現(xiàn)狀,運(yùn)用相關(guān)管理的理論知識(shí),作了深入分析并提出解決方案。
[Abstract]:With the rapid growth of national GDP and the further improvement of people's living standard, as well as the increase of leisure time, the way of life is also changing. The white-collar and golden collar of the city, especially the pursuit of tourism and leisure life by some rich people, Combined with the improvement of domestic tourism environment, the economic driving force caused by tourism is heating up. Moreover, the domestic tourism market has a broad prospect and great potential. At the same time, with the further improvement of domestic tourism supporting infrastructure and service facilities, tourism real estate is becoming a popular way of life tourism in China. Tourism industry is also a national GDP growth contribution is also increasing. In view of these characteristics, CITIC Real Estate Company set foot in Hainan tourism market according to the domestic situation. The Qianzhou Bay project is the company's first tourism project in Hainan. Under the premise that the company has never set foot in tourism projects, coupled with the continuous strengthening of the state's macroeconomic regulation and control policies on the real estate market in recent years, tourism real estate is a contingent demand. The desire of buyers is also decided by perceptual cognition. It is very important for the cash flow of the project to seize the development opportunity for all projects. The research on project development schedule management and investment risk assessment has become an important topic in the decision-making level of the company. This paper first introduces the theory and method of project management, and then analyzes the feasibility of the project from the aspects of market, construction conditions, development schedule and financial analysis of Qianzhou Bay project. Based on these analyses, this paper makes the management plan of Qianzhou Bay project, and carries on detailed financial and risk analysis to the project. The research results show that the market prospect of the project is good, the construction is necessary, the construction scheme can be realized technically, and the economic return can be good for the investors. This paper has positive practical significance for exploring the investment risk of Qianzhou Bay project development and the company's investment risk in the whole Boao area of Hainan. At the same time, it is helpful for the company to apply the method of project management to the analysis of Hainan market tourism real estate project. This paper selects the project schedule management and risk assessment of Qianzhou Bay as the research object, and explores a new model around the company's real estate development in Hainan, which is also the focus of our country's tourism real estate development. According to the current situation of our country, this paper makes a thorough analysis of the problems in the development and management of tourism real estate and the present situation of the management, and makes a thorough analysis and puts forward the solutions by using the theory knowledge of the related management.
