基于全壽命周期費(fèi)用的住宅項目設(shè)計階段成本控制

【摘要】:房地產(chǎn)行業(yè)近十年在國內(nèi)爆發(fā)式的發(fā)展,已然成為國民經(jīng)濟(jì)的主要支柱。然而,隨著房地產(chǎn)市場的日趨成熟、政府行為日益規(guī)范和市場競爭加劇,使得房地產(chǎn)行業(yè)漸漸步入穩(wěn)定發(fā)展的"后工業(yè)時代"。根據(jù)國家統(tǒng)計局2015年房地產(chǎn)投資數(shù)據(jù)統(tǒng)計,全國住宅類房地產(chǎn)項目投資占整體房地產(chǎn)項目的67.3%,是中國房地產(chǎn)市場的核心。設(shè)計是將整個住宅類房地產(chǎn)項目由計劃變?yōu)楫a(chǎn)品的關(guān)鍵階段,盡管設(shè)計費(fèi)用在項目整體成本中比例不大,一般只占整體開發(fā)成本的1.5%—2%,但在設(shè)計階段卻決定著項目全壽命周期約75%甚至更高的成本,因此設(shè)計階段成本控制,是企業(yè)成本控制的核心。本文首先介紹國內(nèi)外設(shè)計階段成本控制的研究現(xiàn)狀,引出本人的研究方法和技術(shù)路線,闡述本人研究課題的研究內(nèi)容、研究目的和研究意義;其次通過研究和分析住宅項目的開發(fā)流程和特點(diǎn),重點(diǎn)講解住宅項目設(shè)計流程、特點(diǎn)以及如何在設(shè)計階段形成成本控制的全局觀,并通過市場調(diào)研的方式確定設(shè)計階段成本控制的關(guān)鍵因素;然后通過層次分析法和價值工程理論方法研究,引出自己的設(shè)計階段全壽命成本控制方法;最后通過本人所在公司的在建住宅項目為案例,驗證了本論文研究成果的實用性和有效性。
[Abstract]:The development of real estate industry in recent ten years has become the main pillar of the national economy. However, with the maturation of the real estate market, the government behavior is becoming more and more standardized and the market competition intensifies, which makes the real estate industry gradually enter the "post-industrial era" of steady development. According to the statistics of real estate investment in 2015, the investment of residential real estate projects in China accounts for 67.3% of the total real estate projects, which is the core of China's real estate market. Design is a critical stage in transforming an entire residential real estate project from a plan to a product, although the design cost is small in the overall cost of the project. Generally, it only accounts for 1.5-2% of the overall development cost, but in the design stage, it determines the cost of the whole life cycle of the project about 75% or higher. Therefore, the cost control in the design stage is the core of the cost control of the enterprise. This paper first introduces the research status of cost control in the design phase at home and abroad, leads out my research method and technical route, expounds the research content, research purpose and research significance of my research topic; Secondly, through the research and analysis of the development process and characteristics of the housing project, the paper focuses on explaining the design process, characteristics and how to form a global view of cost control in the design phase. The key factors of cost control in the design phase are determined by market research, and then the method of life cost control in the design phase is derived through the research of analytic hierarchy process (AHP) and the theory of value engineering. Finally, the practicability and effectiveness of the research results are verified by the case of the housing project under construction in my company.
