【摘要】:住房作為人類社會(huì)一項(xiàng)非常重要的物質(zhì)基礎(chǔ)以及日常生活的重要財(cái)富,在人居生活中占據(jù)了相當(dāng)重要的位置。同時(shí)房地產(chǎn)行業(yè)的發(fā)展和國(guó)民經(jīng)濟(jì)的發(fā)展有著重要的關(guān)系,而這些關(guān)系也造就了房地產(chǎn)行業(yè)的先導(dǎo)性以及基礎(chǔ)性。本世紀(jì)以來,房地產(chǎn)行業(yè)的快速發(fā)展在我國(guó)產(chǎn)業(yè)結(jié)構(gòu)優(yōu)化以及不斷增長(zhǎng)的經(jīng)濟(jì)中起著非常重要的作用,同時(shí)也具有雙重的戰(zhàn)略位置,已經(jīng)逐漸的成為了國(guó)民經(jīng)濟(jì)的新型增長(zhǎng)點(diǎn)以及消費(fèi)熱點(diǎn)問題。文章研究對(duì)象為MX房地產(chǎn)公司,公司地處遂寧市市中區(qū),是處在快速發(fā)展過程中面臨是否轉(zhuǎn)型、如何選擇轉(zhuǎn)型的典型二級(jí)城市民營(yíng)房地產(chǎn)企業(yè)。在如今這個(gè)發(fā)展階段,房地產(chǎn)行業(yè)的競(jìng)爭(zhēng)壓力有增無減,不論是國(guó)家一系列的政策出臺(tái),還是消費(fèi)者對(duì)房地產(chǎn)產(chǎn)品的要求提升,都使得這個(gè)行業(yè)的競(jìng)爭(zhēng)不斷地加劇。所以對(duì)于MX房地產(chǎn)公司來說,當(dāng)前面臨的一個(gè)重要的問題就是使用怎樣的發(fā)展轉(zhuǎn)型戰(zhàn)略能夠使得企業(yè)在競(jìng)爭(zhēng)日益激烈的市場(chǎng)上占據(jù)有利的地勢(shì),同時(shí)這也是文章所研究的主要問題。論文從上面講到的問題出發(fā),研究對(duì)象是MX房地產(chǎn)公司,通過仔細(xì)的調(diào)查研究以及發(fā)展過程中遇到的問題進(jìn)行深入分析,從而對(duì)國(guó)內(nèi)二級(jí)市場(chǎng)地產(chǎn)開發(fā)商在發(fā)展轉(zhuǎn)型過程中可能面臨的一些問題,以及存在的原因和相關(guān)實(shí)施發(fā)展轉(zhuǎn)型戰(zhàn)略具體措施進(jìn)行了相對(duì)可行性的研究,具體的內(nèi)容包括以下三個(gè)方面:1.詳細(xì)研究了既有的一級(jí)市場(chǎng)拓展理論。2.MX房地產(chǎn)公司開發(fā)業(yè)務(wù)實(shí)踐情況,從外部環(huán)境和內(nèi)部能力兩方面對(duì)存在的問題進(jìn)行了分析。3.通過研究,提出了目前MX房地產(chǎn)公司市場(chǎng)轉(zhuǎn)型戰(zhàn)略的思路,最后通過實(shí)際案例,對(duì)發(fā)展轉(zhuǎn)型戰(zhàn)略實(shí)施效果進(jìn)行評(píng)估。
[Abstract]:As a very important material foundation and important wealth of daily life, housing occupies a very important position in human habitation. At the same time, the development of the real estate industry and the development of the national economy have an important relationship, and these relations have also created the guidance and foundation of the real estate industry. Since the beginning of this century, the rapid development of the real estate industry has played a very important role in the optimization of the industrial structure and the growing economy of our country, and has also played a dual strategic role. Has gradually become a new growth point of the national economy and consumption hot issues. The research object of this paper is MX real estate company, which is located in the central district of Suining city. It is a typical private real estate enterprise in the second class city, which is faced with the transition in the process of rapid development and how to choose the transition. At this stage of development, the competition pressure of the real estate industry is increasing, whether it is the introduction of a series of national policies or the rising demands of consumers on real estate products, which makes the competition in this industry increasingly fierce. Therefore, for MX real estate companies, an important issue is how to use the development transformation strategy to enable enterprises to occupy favorable terrain in the increasingly competitive market. At the same time, this is also the main problem studied in the article. From the above mentioned problems, the research object is MX real estate company, through careful investigation and research as well as the problems encountered in the development process of in-depth analysis, Therefore, this paper makes a relative feasibility study on some problems that may be faced by domestic secondary market real estate developers in the process of development transformation, as well as the existing reasons and relevant specific measures to implement the development transition strategy. The specific content includes the following three aspects: 1. This paper studies in detail the existing primary market development theory. 2.MX real estate company development business practice situation, from the external environment and internal capabilities of the two aspects of the existing problems are analyzed. Through the research, this paper puts forward the idea of the market transformation strategy of MX real estate company at present, and finally evaluates the effect of the implementation of the development transformation strategy through the actual case.
