基于微粒群算法的商業(yè)開發(fā)項(xiàng)目選址分析

【摘要】:商業(yè)開發(fā)項(xiàng)目作為房地產(chǎn)開發(fā)比較特殊的一類,逐漸受到大家的關(guān)注。特別是在新的“國五條”出臺后,由于國家對住宅項(xiàng)目調(diào)控的更嚴(yán),致使其發(fā)展遇冷,而商業(yè)開發(fā)項(xiàng)目在此利好的政策下出現(xiàn)了回暖上升的趨勢。房地產(chǎn)項(xiàng)目共同的特點(diǎn)有:位置的固定性、類型的差異性、資金的大額性、開發(fā)的長期性等,商業(yè)開發(fā)項(xiàng)目不僅有這些特點(diǎn),還可能因?yàn)樯虡I(yè)用途和持有主體的不同而有自身的特點(diǎn),如用途的多樣性、資金回收的長期性、高風(fēng)險(xiǎn)性等。商業(yè)開發(fā)項(xiàng)目不僅能提高開發(fā)商的收益,還能促使城市功能趨于完整,做好商業(yè)開發(fā)項(xiàng)目的選址對整個(gè)產(chǎn)業(yè)效益的提高都將產(chǎn)生重要的影響。 本文主要的研究內(nèi)容包括如下幾個(gè)方面:首先,研究了商業(yè)開發(fā)項(xiàng)目選址應(yīng)遵循的原則,分析出選址過程中的影響因素,并建立指標(biāo)體系;其次,根據(jù)指標(biāo)體系,采用模糊綜合評價(jià)法建立了一個(gè)數(shù)學(xué)模型;然后,通過微粒群算法對模型的目標(biāo)函數(shù)進(jìn)行分析運(yùn)算,解決了算式復(fù)雜、求解困難等問題;最后,利用一個(gè)具體的案例對數(shù)學(xué)模型進(jìn)行了測試,驗(yàn)證了方法的有效性。 研究意義:由于國內(nèi)對商業(yè)開發(fā)項(xiàng)目的選址研究起步較晚,方法的靈活性上還有待提高,故本文在總結(jié)了前人對項(xiàng)目選址研究的基礎(chǔ)上,,進(jìn)行了商業(yè)開發(fā)項(xiàng)目選址影響因素的分析,為選址研究提供了一種新的方法,使企業(yè)在今后進(jìn)行商業(yè)開發(fā)項(xiàng)目選址的評估過程中能更加高效、科學(xué)。 未來研究方向:由于知識水平和實(shí)踐經(jīng)驗(yàn)不足,本文的研究工作還沒有結(jié)束,對于指標(biāo)體系的完整性、評價(jià)標(biāo)準(zhǔn)的精確性,以及微粒群算法中參數(shù)的設(shè)置方面還有待進(jìn)一步論證,在今后的學(xué)習(xí)和工作中將做進(jìn)一步完善。
[Abstract]:As a special kind of real estate development, commercial development project has been paid more and more attention. Especially after the introduction of the new "National five principles", the development of housing projects is not as expected due to the stricter regulation of housing projects by the state, and the commercial development projects have shown a trend of warming up under the favorable policy. The common characteristics of real estate projects are: fixed position, difference of type, large amount of capital, long-term development, etc. Commercial development projects not only have these characteristics, It may also have its own characteristics due to different commercial uses and holders, such as the diversity of uses, the long-term nature of capital recovery, high risk and so on. The commercial development project can not only improve the profit of the developer, but also make the function of the city more complete. The location of the commercial development project will have an important influence on the improvement of the whole industry benefit. The main research contents of this paper are as follows: firstly, the principles of commercial development project location are studied, the influencing factors in the process of location selection are analyzed, and the index system is established; secondly, according to the index system, A mathematical model is established by using the fuzzy comprehensive evaluation method. Then, the objective function of the model is analyzed and calculated by the particle swarm optimization algorithm, which solves the problems such as the complexity of the calculation formula and the difficulty of solving the problem. A specific case is used to test the mathematical model, and the validity of the method is verified. Research significance: due to the domestic commercial development project location research started late, the flexibility of the method still needs to be improved, so this paper summarizes the previous research on the project location on the basis, This paper analyzes the influencing factors of commercial development project location, and provides a new method for site selection research, which makes the enterprise more efficient and scientific in the evaluation process of commercial development project location in the future. The future research direction: due to the lack of knowledge and practical experience, the research work of this paper has not been completed, for the integrity of the index system, the accuracy of evaluation criteria, The setting of parameters in PSO still needs to be further demonstrated, and will be further improved in the future study and work.
