售樓處設(shè)計(jì)及其可持續(xù)性研究

【摘要】:伴隨著中國(guó)經(jīng)濟(jì)的持續(xù)快速發(fā)展,中國(guó)的城鎮(zhèn)化已經(jīng)進(jìn)入快速發(fā)展的階段。大量人口通過(guò)各種方式向城市集聚,對(duì)住房的剛性需求持續(xù)增加。在現(xiàn)階段,國(guó)家經(jīng)濟(jì)結(jié)構(gòu)存在較大問(wèn)題,地方政府以“土地經(jīng)濟(jì)”拉動(dòng)GDP增長(zhǎng)。土地使用出讓金成了地方政府財(cái)政收入的主要來(lái)源,致使房?jī)r(jià)居高不下。房地產(chǎn)業(yè)在這樣的背景下快速發(fā)展,成為國(guó)民經(jīng)濟(jì)的支柱產(chǎn)業(yè)。 隨著房地產(chǎn)業(yè)和市場(chǎng)的快速發(fā)展,大量樓盤(pán)的開(kāi)發(fā)帶來(lái)了大批量的售樓處建設(shè),售樓處已經(jīng)成為在發(fā)展中的中國(guó)城市里隨處可見(jiàn)的建筑形式。售樓處一般規(guī)模較小,設(shè)計(jì)上也相對(duì)靈活。作為房地產(chǎn)企業(yè)展示自身實(shí)力和產(chǎn)品的重要平臺(tái),開(kāi)發(fā)商投入的建設(shè)資金也相對(duì)充裕。建筑師在設(shè)計(jì)上相對(duì)其他項(xiàng)目具有較大的自由度,在售樓處建筑設(shè)計(jì)領(lǐng)域出現(xiàn)了不少好作品以及有益的探索。論文通過(guò)售樓處建筑設(shè)計(jì)基本問(wèn)題對(duì)這些設(shè)計(jì)的構(gòu)思以及推導(dǎo)過(guò)程進(jìn)行研究是很有意義的,其結(jié)果就建筑學(xué)領(lǐng)域而言是具有普適性的。 與此同時(shí),售樓處因其功能屬性自誕生之日起就注定了壽命的短暫。隨著樓盤(pán)銷(xiāo)售的完成,售樓處的使命也隨即結(jié)束,不少售樓處因此拆除,帶來(lái)了巨大的社會(huì)資源浪費(fèi)。如何對(duì)售樓處進(jìn)行可持續(xù)再利用成為與售樓處設(shè)計(jì)同等重要的問(wèn)題。 論文針對(duì)售樓處設(shè)計(jì)以及售樓處可持續(xù)性利用兩個(gè)方面進(jìn)行研究,共四章。 第一章為緒論部分,對(duì)售樓處產(chǎn)生發(fā)展的背景進(jìn)行論述并對(duì)國(guó)內(nèi)外研究現(xiàn)狀進(jìn)行闡述,針對(duì)研究現(xiàn)狀存在的問(wèn)題,提出論文的研究重點(diǎn),屬于提出問(wèn)題的層面。 第二章對(duì)售樓處的分類、屬性結(jié)合具體調(diào)研進(jìn)行解析,屬于分析問(wèn)題的層面。 第三章和第四章是論文論述的主體部分,屬于解決問(wèn)題的層面。第三章從售樓處的選址和場(chǎng)地設(shè)計(jì)、內(nèi)部功能與空間組織以及外部形式設(shè)計(jì)手法三個(gè)方面對(duì)售樓處設(shè)計(jì)進(jìn)行研究。 第四章對(duì)售樓處的可持續(xù)性利用進(jìn)行研究,分別針對(duì)“拆”和“不拆”的售樓處提出對(duì)應(yīng)的可持續(xù)性利用思路,并結(jié)合實(shí)例對(duì)其設(shè)計(jì)原則進(jìn)行論述。
[Abstract]:With the sustained and rapid development of China's economy, China's urbanization has entered a stage of rapid development. A large number of people gather into cities in various ways, and the rigid demand for housing continues to increase. At the present stage, there are some problems in the national economic structure, and the local governments use the land economy to stimulate GDP growth. Land use sales became the main source of local government revenue, resulting in high house prices. Real estate industry develops rapidly under such background, become the pillar industry of national economy. With the rapid development of real estate and market, the development of a large number of real estate has brought a large number of sales office construction, which has become the building form that can be seen everywhere in the developing cities of China. Sales offices are generally small and relatively flexible in design. As an important platform for real estate companies to display their own strength and products, developers invest in construction funds are relatively abundant. Compared with other projects, architects have more freedom in design, and there are many good works and useful explorations in the field of building design. It is very meaningful to study the conception and derivation process of these designs through the basic problems of building design in sales office, and the result is universal in the field of architecture. At the same time, the sales office because of its functional attributes from the date of birth doomed the short life. With the completion of real estate sales, sales office mission ended immediately, many sales offices were demolished, resulting in a huge waste of social resources. How to make sustainable reuse of sales offices becomes an issue of equal importance as the design of sales offices. This paper focuses on two aspects of sales office design and sustainable use of sales offices, a total of four chapters. The first chapter is the introduction part, which discusses the background of the development of sales offices and the current research situation at home and abroad. In view of the problems existing in the research situation, it puts forward the research focus of the paper, which belongs to the level of putting forward the problems. The second chapter analyzes the classification of sales offices, attributes combined with specific research, belonging to the level of analysis problems. The third and fourth chapters are the main part of the thesis, which belongs to the level of problem solving. The third chapter studies the sales office design from three aspects: site selection and site design, internal function and space organization, and external design methods. In the fourth chapter, the sustainable utilization of sales offices is studied, and the corresponding ideas of sustainable use are put forward for the sales offices of "demolition" and "no demolition" respectively, and the design principles are discussed with an example.
