昆明衛(wèi)星城的房地產(chǎn)開發(fā)思路及模式研究

【摘要】:城市促進了區(qū)域經(jīng)濟的快速發(fā)展,在區(qū)域規(guī)劃中起組織中心作用。如果僅僅從發(fā)展強盛經(jīng)濟的方面來考慮,規(guī)模較大的城市應該得到發(fā)展和構(gòu)建,進而相應的城市房地產(chǎn)商進行配套建設。然而,隨著城市規(guī)模的擴大,經(jīng)濟發(fā)展水平的提高,出現(xiàn)了交通擁擠、住房緊張、環(huán)境污染等一系列問題,這些有影響了城市的健康發(fā)展。因此,當一個城市發(fā)展到一定規(guī)模,如何開發(fā)大城市周邊的衛(wèi)星城成為房地產(chǎn)開發(fā)界以及學者研究的熱門課題。本文結(jié)合云南省昆明房地產(chǎn)的當前趨勢及周邊衛(wèi)星城市的發(fā)展現(xiàn)狀,對昆明市的房地產(chǎn)市場進行了全面系統(tǒng)的學習,期望能為合理規(guī)劃城市主城區(qū)與衛(wèi)星城房地產(chǎn)市場發(fā)展給出切實可行的政策性建議。希望能夠為房地產(chǎn)開發(fā)商提供一個行之有效的開發(fā)戰(zhàn)略,促進昆明城市的健康發(fā)展。 本文第一章緒論主要是闡述了衛(wèi)星城和房地產(chǎn)的相關(guān)理論。接著對昆明房地產(chǎn)發(fā)展的現(xiàn)狀和問題進行了分析,并預測了昆明房地產(chǎn)發(fā)展趨勢。本文依據(jù)房地產(chǎn)經(jīng)濟的有關(guān)理論研究衛(wèi)星城房地產(chǎn)市場的情況,在描述現(xiàn)狀的同時,更關(guān)注對現(xiàn)象的本質(zhì)和內(nèi)在原因的探究,因此,在論文的組織上,更偏重于對近幾年云南昆明市的房地產(chǎn)發(fā)展的相關(guān)數(shù)據(jù)的匯總和整理,科學分析了昆明房地產(chǎn)發(fā)展狀況,為衛(wèi)星城房地產(chǎn)開發(fā)的戰(zhàn)略制定提供了數(shù)據(jù)基礎(chǔ)支持。 本文對衛(wèi)星城房地產(chǎn)市場進行了系統(tǒng)、深入的實證分析,期望能對企業(yè)、政府及有關(guān)部門的決策管理活動提供一定的參考價值。
[Abstract]:Cities promote the rapid development of regional economy and play a central role in regional planning. If only consider from the development of strong economy, the larger city should be developed and constructed, and then the corresponding urban real estate developers to carry out supporting construction. However, with the expansion of urban scale and the improvement of economic development level, there are a series of problems such as traffic congestion, housing shortage, environmental pollution and so on, which have affected the healthy development of the city. Therefore, when a city develops to a certain scale, how to develop the satellite city around the big city becomes a hot topic in the real estate development field and scholars. Based on the current trend of real estate in Kunming, Yunnan Province and the current situation of satellite cities around, this paper makes a comprehensive and systematic study on the real estate market in Kunming. It is expected that practical policy suggestions can be given for the rational planning of the real estate market development of the main urban area and the satellite city. Hope to provide an effective development strategy for real estate developers to promote the healthy development of Kunming city. The first chapter introduces the theory of satellite city and real estate. Then it analyzes the current situation and problems of real estate development in Kunming, and forecasts the development trend of real estate in Kunming. According to the theory of real estate economy, this paper studies the real estate market of satellite city, while describing the present situation, it pays more attention to the essence and the intrinsic reason of the phenomenon. Therefore, in the organization of the thesis, More emphasis is placed on the collection and collation of the relevant data of real estate development in Kunming, Yunnan in recent years, and the development of real estate in Kunming is scientifically analyzed, which provides the data base for the strategy of real estate development in satellite city. This paper makes a systematic and in-depth empirical analysis on the real estate market of satellite city, hoping to provide some reference value for the decision-making and management activities of enterprises, governments and relevant departments.
