幸福家園房地產(chǎn)開發(fā)項(xiàng)目成本控制研究

【摘要】:隨著中國(guó)改革進(jìn)程的不斷深化與發(fā)展,我國(guó)的房地產(chǎn)業(yè)進(jìn)入高速發(fā)展時(shí)期,同時(shí)也進(jìn)入競(jìng)爭(zhēng)激烈的時(shí)代,企業(yè)要想獲得利潤(rùn),必須要做好成本管理與控制。但是從我國(guó)房地產(chǎn)企業(yè)的管理現(xiàn)狀來(lái)看,大多數(shù)企業(yè)對(duì)成本控制的重要性還沒(méi)有足夠的認(rèn)識(shí)。因此,在經(jīng)濟(jì)競(jìng)爭(zhēng)持續(xù)激烈的今天,必須加強(qiáng)對(duì)企業(yè)成本控制的研究與應(yīng)用,以實(shí)現(xiàn)企業(yè)利潤(rùn)最大化。本文以幸福家園房地產(chǎn)企業(yè)成本控制為研究對(duì)象,在介紹幸福家園房地產(chǎn)項(xiàng)目基本情況的基礎(chǔ)上,著重介紹了影響該項(xiàng)目成本控制的各種因素,包括內(nèi)部要素和外部要素。即企業(yè)自身的成本控制制度和方法以及國(guó)家政策法規(guī)、經(jīng)濟(jì)形勢(shì)的影響。以此為基礎(chǔ)發(fā)現(xiàn)該項(xiàng)目成本控制中存在的問(wèn)題。同時(shí)根據(jù)成本控制原則,分析了幸福家園房地產(chǎn)項(xiàng)目各個(gè)階段的成本控制,包括投資決策階段、規(guī)劃設(shè)計(jì)階段、實(shí)施階段、銷售階段的成本控制。對(duì)每一個(gè)階段的控制重點(diǎn)進(jìn)行了分析,理論與實(shí)際結(jié)合,提出該項(xiàng)目的成本管理保障措施。本文通過(guò)對(duì)幸福家園房地產(chǎn)項(xiàng)目成本控制的研究,詳細(xì)分析了該項(xiàng)目各階段的成本控制要點(diǎn)以及在各個(gè)階段需要重點(diǎn)執(zhí)行的工作。希望通過(guò)該項(xiàng)目的研究,能及時(shí)發(fā)現(xiàn)、糾正工程管理過(guò)程中的偏差,控制整個(gè)項(xiàng)目的開發(fā)成本,將成本支出控制在預(yù)算范圍內(nèi)。并根據(jù)該項(xiàng)目的實(shí)際特征,制定相應(yīng)的成本控制保障方法。
[Abstract]:With the deepening and development of China's reform process, China's real estate industry has entered a period of rapid development, but also entered the era of fierce competition. If enterprises want to obtain profits, they must do a good job of cost management and control. However, from the current management situation of real estate enterprises in China, most enterprises do not have enough understanding of the importance of cost control. Therefore, in order to maximize the profits of enterprises, we must strengthen the research and application of cost control in order to maximize the profits of enterprises when the economic competition continues to be fierce. This paper takes the cost control of the happy home real estate enterprise as the research object. On the basis of introducing the basic situation of the happy home real estate project, this paper emphatically introduces the various factors that affect the cost control of the project, including internal and external factors. That is, the cost control system and method of the enterprise itself, the influence of national policies and regulations, economic situation. Based on this, the problems in cost control of the project are found. At the same time, according to the principle of cost control, this paper analyzes the cost control of each stage of the real estate project of happy home, including the stage of investment decision, the stage of planning and design, the stage of implementation and the stage of sale. This paper analyzes the key points of control in each stage, combines theory with practice, and puts forward the cost management guarantee measures of the project. Through the research on the cost control of the real estate project of happy home, this paper analyzes in detail the key points of cost control in each stage of the project and the work that needs to be carried out in each stage. It is hoped that through the research of the project, the deviation in the process of project management can be found and corrected in time, the development cost of the whole project can be controlled, and the cost expenditure can be controlled within the budget range. According to the actual characteristics of the project, the corresponding cost control methods are developed.
