【摘要】:目前房地產(chǎn)市場(chǎng)競(jìng)爭(zhēng)非常激烈,國(guó)家宏觀調(diào)控政策出臺(tái)頻繁。受政策及全球經(jīng)濟(jì)影響,中國(guó)房產(chǎn)市場(chǎng)從08年底逐步進(jìn)入低谷,持續(xù)到12年下半年才有所好轉(zhuǎn)。做為中小房地產(chǎn)企業(yè)如何提升自身產(chǎn)品的影響力是已成為自身研究的重要課題,,而設(shè)計(jì)好項(xiàng)目的營(yíng)銷推廣策略是中小房地產(chǎn)企業(yè)提升影響力、促進(jìn)產(chǎn)品銷售的重要手段。普遍認(rèn)為未來(lái)的幾年里,房產(chǎn)行業(yè)面臨新一輪的洗牌,殘酷的優(yōu)勝劣汰法則將會(huì)把中小房產(chǎn)企業(yè)淘汰出局?墒谴『谜{(diào)頭,小企業(yè)戰(zhàn)略調(diào)整比大型企業(yè)要靈活,完全可以利用企業(yè)自身資源,突出項(xiàng)目?jī)?yōu)勢(shì),按照市場(chǎng)和公司的情況不斷改善經(jīng)營(yíng)戰(zhàn)略和項(xiàng)目營(yíng)銷推廣策略,把危機(jī)變成機(jī)會(huì),突出重圍。本文就是在市場(chǎng)營(yíng)銷理論的指導(dǎo)下,探討合肥市別墅市場(chǎng)現(xiàn)狀和未來(lái)發(fā)展方向,并圍繞這些對(duì)紫郡莊園項(xiàng)目進(jìn)行優(yōu)劣勢(shì)分析,將理論溶于實(shí)踐,在實(shí)踐中感悟理論,通過分析比較更為清晰的鎖定紫郡莊園項(xiàng)目的目標(biāo)客戶群,為該項(xiàng)目的營(yíng)銷推廣提供實(shí)施策略方案。
[Abstract]:At present the real estate market competition is very fierce, the national macro-control policy issued frequently. Thanks to policy and the global economy, China's housing market began to slide from the end of 2008 to a 12 year period before improving. As a small and medium-sized real estate enterprises how to enhance the impact of their products has become an important issue of their own research, and the design of a good project marketing promotion strategy is an important means for small and medium-sized real estate enterprises to enhance their influence and promote product sales. It is widely believed that in the next few years, the real estate industry will face a new round of reshuffle, the cruel law of survival of the fittest will eliminate small and medium-sized real estate enterprises. However, the boat is small and easy to turn around. Small enterprises are more flexible in strategic adjustment than large enterprises. They can make full use of enterprises' own resources, highlight project advantages, and constantly improve their business strategies and project marketing and promotion strategies according to market and company conditions. Turn the crisis into an opportunity to break through the siege. Under the guidance of marketing theory, this paper probes into the present situation and future development direction of villa market in Hefei, and analyses the merits and demerits of these projects in order to get the theory into practice and realize the theory in practice. By analyzing the target customers of Purple County Manor Project more clearly, this paper provides the implementation strategy for the marketing promotion of the project.
