【摘要】:建筑工程項(xiàng)目的施工質(zhì)量與人們的生命財(cái)產(chǎn)安全密切相關(guān),保障和提高建設(shè)項(xiàng)目質(zhì)量是必須長期堅(jiān)持的責(zé)任以及原則,工程項(xiàng)目的技術(shù)方法與質(zhì)量優(yōu)劣也可以衡量一個(gè)國家人員的整體素質(zhì)和水平。隨著我國社會(huì)經(jīng)濟(jì)水平的不斷提高與改革開放的進(jìn)一步深化,我國基建投資項(xiàng)目和房地產(chǎn)相關(guān)的建筑工程項(xiàng)目不斷增多,房地產(chǎn)企業(yè)和建筑施工單位也如雨后春筍般不斷涌現(xiàn),建筑工程項(xiàng)目施工的質(zhì)量管理問題已經(jīng)成為了工程項(xiàng)目全階段實(shí)施的核心問題。只有達(dá)到規(guī)范化和科學(xué)化質(zhì)量標(biāo)準(zhǔn)的工程項(xiàng)目才可以全面投產(chǎn)并且交付使用,使相關(guān)企業(yè)的經(jīng)濟(jì)效益得以實(shí)現(xiàn)。倘若工程項(xiàng)目的施工質(zhì)量不達(dá)標(biāo),則可能留下質(zhì)量缺陷和潛在隱患,從而影響到投資項(xiàng)目經(jīng)濟(jì)收益最大化的實(shí)現(xiàn)。 本文的研究內(nèi)容包括以下五個(gè)部分:第一個(gè)部分是提出了本文的研究背景、研究意義以及研究目的;第二個(gè)部分進(jìn)行了房地產(chǎn)項(xiàng)目施工質(zhì)量管理的相關(guān)理論闡述,從項(xiàng)目質(zhì)量管理理論與房地產(chǎn)項(xiàng)目施工過程質(zhì)量管理這兩個(gè)方面進(jìn)行了探討;第三個(gè)部分是結(jié)合泛海國際居住區(qū)項(xiàng)目施工質(zhì)量管理的實(shí)際案例,并且從人員、材料、機(jī)械、施工現(xiàn)場監(jiān)理管理等方面對(duì)其質(zhì)量計(jì)劃與實(shí)施過程中的具體問題進(jìn)行了深入分析;第四個(gè)部分是結(jié)合科學(xué)理論,研究泛海國際居住區(qū)項(xiàng)目施工質(zhì)量管理問題的解決措施,包括設(shè)計(jì)圖紙中質(zhì)量隱患的控制措施、人員管理不當(dāng)而造成質(zhì)量問題的控制措施、材料與機(jī)械造成質(zhì)量問題的控制措施以及工程監(jiān)理對(duì)項(xiàng)目質(zhì)量管理的控制措施;第五個(gè)部分是結(jié)合前文的分析成果,從項(xiàng)目定位與企業(yè)戰(zhàn)略、工程監(jiān)理管理的角度,構(gòu)建項(xiàng)目質(zhì)量保障系統(tǒng),提出了完善泛海國際居住區(qū)項(xiàng)目施工質(zhì)量管理的處理建議,并且在全公司范圍內(nèi)推廣。通過這樣的論述,旨在為該項(xiàng)目更好的進(jìn)行施工時(shí)質(zhì)量管理給予指導(dǎo)建議,同時(shí)推動(dòng)其他相關(guān)房地產(chǎn)建筑工程更加科學(xué)完善的開展質(zhì)量管理工作,促進(jìn)我國房地產(chǎn)行業(yè)長期穩(wěn)定的發(fā)展。
[Abstract]:The construction quality of construction projects is closely related to the safety of people's lives and property. It is the responsibility and principle that must be adhered to for a long time to ensure and improve the quality of construction projects. The technical method and quality of the project can also measure the overall quality and level of a country's personnel. With the continuous improvement of our country's social and economic level and the further deepening of reform and opening up, the number of investment projects in infrastructure construction and construction projects related to real estate has been increasing, and real estate enterprises and construction units have sprung up. The quality management of construction project has become the core problem in the whole phase of construction project implementation. Only the standard and scientific quality standard of engineering projects can be put into production and put into use in an all-round way, so that the economic benefits of related enterprises can be realized. If the construction quality of the project is not up to the standard, it may leave the quality defect and potential hidden trouble, which will affect the realization of the maximization of the economic benefit of the investment project. The research content of this paper includes the following five parts: the first part is to put forward the research background, the research significance and the research purpose of this paper; the second part has carried on the real estate project construction quality management related theory elaboration, the second part has carried on the real estate project construction quality management related theory elaboration, This paper discusses the theory of project quality management and the quality management of real estate project construction process. The third part is to combine the actual case of project construction quality management in Pan-Hai International Residential District, and from the personnel, materials, machinery, The construction site supervision management and other aspects of its quality planning and implementation of the specific problems in the process of in-depth analysis, the fourth part is the combination of scientific theory, research on the Pan-Sea international residential area project construction quality management measures, Including the control measures of the hidden trouble of quality in the design drawings, the control measures of the quality problems caused by improper personnel management, the control measures of the quality problems caused by materials and machinery, and the control measures of the project quality management by the engineering supervision; The fifth part is based on the above analysis results, from the point of view of project positioning and enterprise strategy, project supervision management, the project quality assurance system is constructed, and some suggestions are put forward to improve the construction quality management of the Pan-Sea international residential area project. And in the whole company within the scope of promotion. Through this discussion, the purpose of the project is to better carry out the construction of quality management to give guidance and suggestions, while promoting other related real estate construction projects to carry out more scientific and sound quality management work, Promote our country real estate industry long-term stable development.
