【摘要】：物業(yè)管理作為一個新興產(chǎn)業(yè)，已成為一個社會問題，和成千上萬的家庭一樣是一個新興的服務(wù)行業(yè)、它從一個新的城市管理模式和市場經(jīng)濟條件下，經(jīng)歷了從無到有的發(fā)展過程，從大到小，形成一個多類物業(yè)管理新的操作系統(tǒng)。我國加入WTO后，物業(yè)管理日益規(guī)范化，科學(xué)化是物業(yè)公司走向國際化進程迫在眉睫的首要任務(wù)。增加科技含量來提高物業(yè)管理日常工作，促進當(dāng)前的管理模式，管理現(xiàn)代化的物業(yè)管理，用以適應(yīng)現(xiàn)代科學(xué)技術(shù)和現(xiàn)代建筑技術(shù)的發(fā)展趨勢，保持高水平的物業(yè)管理是目前的主要手段。對于整個物業(yè)管理行業(yè)單向的，只通過簡單的手工管理已無法滿足提高物業(yè)管理水平的要求，必須走規(guī)模化，網(wǎng)絡(luò)化的計算機集成管理之路。 物業(yè)管理作為一種可以幫助房地產(chǎn)企業(yè)增加利潤點，越來越受到企業(yè)的重視。作為一種管理手段，一段時間內(nèi)的信息管理模式可以快速地將信息傳遞給目標客戶，及時搶占目標市場的特點，省時，省力、省錢，并能快速獲利。物業(yè)管理行業(yè)是房地產(chǎn)行業(yè)的一個重要組成部分，，隨著房地產(chǎn)行業(yè)的飛速發(fā)展，人們已經(jīng)逐漸接受了物業(yè)專業(yè)化管理的管理模式。優(yōu)秀的物業(yè)管理已成為樓盤熱銷的一個重要因素，也成為業(yè)主(租戶）選擇的重要考慮因素。 本文設(shè)計并實現(xiàn)了一個房地產(chǎn)公司的物業(yè)管理平臺。通過該平臺，房地產(chǎn)公司的銷售及管理人員可以查詢、管理各分公司的數(shù)據(jù)、客戶和產(chǎn)品，銷售人員可將銷售活動及客戶資料整理錄入數(shù)據(jù)庫，相關(guān)領(lǐng)導(dǎo)可遠程查詢和管理數(shù)據(jù)庫，隨時查看各分公司的運營狀況。 本系統(tǒng)采用B/S架構(gòu)為開發(fā)平臺，利用ASP.NET2.0下C#編程語言進行開發(fā)。系統(tǒng)采用Microsoft VS.NET和SQL Server2005數(shù)據(jù)庫，結(jié)合AJAX頁面無刷新技術(shù)及.NET的Web Part技術(shù)，構(gòu)建了先進的房地產(chǎn)行業(yè)物業(yè)管理信息系統(tǒng)。

The property management industry is an important part of the real estate industry. With the rapid development of the real estate industry, people have gradually accepted the management mode of property professional management. Excellent property management has become an important factor in the hot sale of real estate, as well as an important factor for owners (tenants) to choose. This paper designs and implements a real estate management platform for real estate companies. Through this platform, real estate company sales and management personnel can query, manage the data of each branch, customers and products, sales personnel can organize the sales activities and customer data into the database, Relevant leaders can query and manage the database remotely and check the operation status of each branch at any time. The system uses B / S architecture as the development platform and C # programming language based on ASP. Net 2.0. The system adopts Microsoft VS.NET and SQL Server 2005 database, combines Ajax page no refresh technology and.
