【摘要】:1940年左右,物業(yè)服務(wù)管理行業(yè)在英國(guó)興起;在二十世紀(jì)五十年代發(fā)展成為一個(gè)較成熟的產(chǎn)業(yè)。在我國(guó),物業(yè)服務(wù)管理發(fā)起于沿海經(jīng)濟(jì)發(fā)達(dá)城市,然后逐步向內(nèi)地延伸,至今僅有約30年的發(fā)展歷史。由于我國(guó)人多地少,房地產(chǎn)行業(yè)利潤(rùn)空間大,物業(yè)服務(wù)管理作為房地產(chǎn)開(kāi)發(fā)的后續(xù)環(huán)節(jié),自然逐漸成為了人們購(gòu)房時(shí)關(guān)注的熱點(diǎn),物業(yè)服務(wù)管理行業(yè)也成為了近代我國(guó)發(fā)展最快的新興行業(yè)之一。 隨著科學(xué)技術(shù)的快速發(fā)展,市場(chǎng)競(jìng)爭(zhēng)也越來(lái)越激烈,社會(huì)分工必然進(jìn)一步細(xì)化,相應(yīng)的對(duì)企業(yè)型的社會(huì)組織也提出了更高要求。通過(guò)對(duì)西方現(xiàn)代物業(yè)服務(wù)管理模式的分析研究,物業(yè)服務(wù)管理公司將從日常繁瑣事務(wù)和“政府行為”的壓力下擺脫出來(lái),充分體現(xiàn)所管轄物業(yè)的經(jīng)濟(jì)效益,為物業(yè)保值增值,給業(yè)主提供優(yōu)質(zhì)良好的社區(qū)環(huán)境和服務(wù),將成為物業(yè)服務(wù)管理服務(wù)公司的中心任務(wù)。為確保這一中心任務(wù)的達(dá)成,物業(yè)公司一定要按照從業(yè)務(wù)走向服務(wù)外包的方向發(fā)展,朝著專(zhuān)業(yè)化、社會(huì)化、信息化、智能化的方向邁進(jìn)。 服務(wù)外包是物業(yè)走專(zhuān)業(yè)化之路的探索和方式,是物業(yè)服務(wù)管理、服務(wù)公司由“事務(wù)保姆型”向“管理型”轉(zhuǎn)變的體現(xiàn),源于上世紀(jì)80年代后期的美國(guó),意思是企業(yè)將其資源投入到核心競(jìng)爭(zhēng)產(chǎn)品之中,將信息技術(shù)作為根本依托,通過(guò)外界企業(yè)提供的各種知識(shí)與技能方面的專(zhuān)業(yè)服務(wù)來(lái)完成企業(yè)內(nèi)部的部分工作,這樣就有效地降低了成本并提高了效率,讓企業(yè)更能在市場(chǎng)環(huán)境中自由生存,讓企業(yè)的核心競(jìng)爭(zhēng)力不斷提高。 行政辦公樓宇是獨(dú)立/單一業(yè)主自己開(kāi)發(fā),并由自己獨(dú)立使用的綜合性辦公物業(yè),在以前,是沒(méi)有物業(yè)服務(wù)管理而言的,均是由自有的后勤部門(mén)提供相應(yīng)的支撐服務(wù)工作。但是,隨著公司/單位/部門(mén)員工對(duì)辦公環(huán)境、秩序、便利性,樓宇、設(shè)施設(shè)備進(jìn)行高效專(zhuān)業(yè)維護(hù)管理的需求日益旺盛,同時(shí)各種企業(yè)處于自身發(fā)展的實(shí)際需求,近年來(lái)物業(yè)服務(wù)管理服務(wù)行業(yè)的興起和迅速發(fā)展為獨(dú)立/單一業(yè)主提供了一條新的管理思路,將行政辦公樓宇的建筑及相關(guān)專(zhuān)業(yè)設(shè)施,場(chǎng)地維護(hù)保養(yǎng),專(zhuān)業(yè)監(jiān)管,物業(yè)服務(wù)區(qū)域內(nèi)的保潔、治安維護(hù)等工作進(jìn)行統(tǒng)一打包,參照物業(yè)服務(wù)管理業(yè)務(wù)/服務(wù)外包模式,結(jié)合自身實(shí)際情況,聘請(qǐng)一家專(zhuān)業(yè)的物業(yè)服務(wù)管理服務(wù)公司統(tǒng)一進(jìn)行管理。文章將從行政辦公樓宇物業(yè)服務(wù)管理服務(wù)公司的選擇出發(fā),根據(jù)XX公司物業(yè)服務(wù)管理外包工作展開(kāi)論證,希望能改善XX公司物業(yè)服務(wù)管理服務(wù)外包管理模式,優(yōu)化管理模型、改善管理品質(zhì);為同行提供經(jīng)驗(yàn)建議、借鑒。這樣讓企業(yè)始終關(guān)注核心的業(yè)務(wù)發(fā)展,就能減少成本輸出,提高工作效率,強(qiáng)化企業(yè)核心競(jìng)爭(zhēng)力建設(shè),讓企業(yè)的綜合實(shí)力不斷提高。
[Abstract]:About 1940, the property service management industry rose in England and developed into a more mature industry in the 1950s. In China, property service management was initiated in developed coastal cities, and then gradually extended to the inland, so far only about 30 years of development history. Because of the large number of people, the large profit space of the real estate industry in our country, the property service management as the follow-up link of the real estate development, naturally has gradually become the hot spot that people pay attention to when buying the house. Property service management industry has also become one of the fastest growing new industries in modern China. With the rapid development of science and technology, the market competition is becoming more and more fierce, the social division of labor will be further refined, corresponding to the enterprise social organization has put forward higher requirements. Through the analysis and study of the western modern property service management mode, the property service management company will get rid of the pressure of daily tedious affairs and "government behavior", fully reflect the economic benefit of the property under its jurisdiction, and maintain and increase the value of property. To provide quality and good community environment and service to owners will become the central task of property service management service company. In order to ensure the realization of this central task, property companies must develop from business to service outsourcing, and move towards specialization, socialization, information and intelligence. The service outsourcing is the exploration and the way of the property taking the specialized road, is the property service management, the service company changes from "the affair nanny type" to "the management type", originates from the United States in the late 1980s. It means that enterprises put their resources into core competitive products, rely on information technology as the fundamental basis, and complete part of the work within the enterprise through various professional services in knowledge and skills provided by outside enterprises. In this way, the cost is reduced effectively and the efficiency is improved, the enterprise can survive freely in the market environment, and the core competitiveness of the enterprise is improved continuously. The administrative office building is a comprehensive office property which is developed by the independent / single owner and used independently by himself. In the past, there was no property service management, but the corresponding support service work was provided by the own logistic department. However, with the increasing demand for efficient professional maintenance and management of office environment, order, convenience, buildings and facilities by employees of companies / units / departments, all kinds of enterprises are in the actual demand of their own development. In recent years, the rise and rapid development of the property service management service industry has provided a new management idea for the independent / single owner. The building of administrative office buildings and related professional facilities, site maintenance, professional supervision, The cleaning and public order maintenance work in the property service area is unified and packaged. Referring to the mode of property service management / service outsourcing and combining with its own actual situation, we employ a professional property service management service company to carry on the unified management. This article will proceed from the choice of the property service management service company of the administrative office building, according to XX company property service management outsourcing work to launch the demonstration, hoped can improve XX company property service outsourcing management pattern, optimizes the management model, Improve management quality; provide experience advice and reference for peers.
