【摘要】：隨著中國老齡化進(jìn)程的快速發(fā)展,老齡化問題日益嚴(yán)重。人口老齡化不僅成為中國政府而且也是世界各個國家關(guān)注的焦點(diǎn)之一。如何在當(dāng)前市場經(jīng)濟(jì)和社會條件下來提高老年人生活質(zhì)量,解決好老年人老有所居,老有所醫(yī),老有所樂的問題,成為擺在我國各級政府面前的一個重要課題。其中老年人綜合住區(qū)建設(shè)是人口老齡化所面臨的迫在眉睫的重要課題。目前,老年綜合養(yǎng)老住宅社區(qū)成為越來越多老年人養(yǎng)老的選擇,也是城市養(yǎng)老體系設(shè)施建設(shè)重要的組成部分和發(fā)展趨勢。美麗富饒的巴彥淖爾市地處祖國北部邊疆內(nèi)蒙古自治區(qū)西部,緊鄰黃河北岸,陰山以南,可以說依山傍水,在這個地理位置開發(fā)建設(shè)老年綜合養(yǎng)老住區(qū)有得天獨(dú)厚的有利條件。而且開發(fā)和研究本地區(qū)的老年房地產(chǎn)業(yè)務(wù)不僅是社會發(fā)展的必然趨勢,也是對西部大開發(fā)戰(zhàn)略的有力補(bǔ)充。 本論文試圖通過對內(nèi)蒙古名苑房地產(chǎn)公司老年地產(chǎn)項(xiàng)目的分析,找出名苑房地產(chǎn)公司開發(fā)老年地產(chǎn)業(yè)務(wù)的發(fā)展方向,提出可行措施。本文以戰(zhàn)略管理理論為基礎(chǔ),運(yùn)用PEST、SWOT.STAS等分析方法,對內(nèi)蒙古名苑房地產(chǎn)公司的老年地產(chǎn)項(xiàng)目的外部環(huán)境、產(chǎn)業(yè)環(huán)境和內(nèi)部環(huán)境進(jìn)行逐一分析。在綜合分析了名苑房地產(chǎn)公司的老年地產(chǎn)項(xiàng)目的優(yōu)勢、劣勢、機(jī)遇與挑戰(zhàn)的基礎(chǔ)上,繪制SWOT戰(zhàn)略表格,從而提出了該項(xiàng)目發(fā)展戰(zhàn)略。為保證該項(xiàng)目戰(zhàn)略得以順利實(shí)施,本文在最后一部分提出了保障項(xiàng)目實(shí)施的具體措施。 在征求多方專家和指導(dǎo)老師的同意后,筆者立足本職工作確定了研究對象和研究方法,通過認(rèn)真查閱相關(guān)書籍、文件、國內(nèi)外相關(guān)研究文獻(xiàn)、多次深入到巴彥淖爾市、區(qū)、旗縣進(jìn)行調(diào)查,并到國內(nèi)老年地產(chǎn)業(yè)發(fā)展比較成熟的省市考察,最終制定出巴彥淖爾市老年地產(chǎn)項(xiàng)目發(fā)展戰(zhàn)略,將對該項(xiàng)目的實(shí)施具有一定的指導(dǎo)意義。
[Abstract]:With the rapid development of the aging process in China , the aging problem is becoming more and more serious . The aging problem is not only the focus of the Chinese government but also the focus of the world ' s various countries .

Based on the theory of strategic management , this paper analyzes the external environment , industrial environment and internal environment of Real Estate Company in Inner Mongolia . Based on the theory of strategic management , this paper analyzes the external environment , industrial environment and internal environment of Real Estate Company of Inner Mongolia . Based on the comprehensive analysis of the advantages , disadvantages , opportunities and challenges of Real Estate Company in Inner Mongolia , this paper presents the development strategy of the project . In order to ensure the successful implementation of the project strategy , this paper puts forward some concrete measures to guarantee the implementation of the project .

After soliciting the consent of the multi - party experts and the instructor , the author determines the research object and the research method based on the present job . Through careful inspection of the relevant books , documents , the relevant research articles at home and abroad , the author makes a series of deep - depth investigation into the city , district and flag county of Bayannau city , and finally establishes the development strategy of the old real estate project in Bayannau city , which will have certain guiding significance for the implementation of the project .
