上海房地產(chǎn)業(yè)與區(qū)域經(jīng)濟相關(guān)性研究

【摘要】:上海作為我國第一大城市,其房地產(chǎn)業(yè)的發(fā)展受到社會各界的高度關(guān)注。近年來,上海房地產(chǎn)業(yè)發(fā)展突飛猛進(jìn),為其區(qū)域經(jīng)濟的發(fā)展帶來了突出貢獻(xiàn)。但隨著房地產(chǎn)業(yè)的急劇發(fā)展,如果不能對房地產(chǎn)業(yè)的發(fā)展進(jìn)行合理的引導(dǎo),則會嚴(yán)重影響區(qū)域經(jīng)濟的整體發(fā)展。因此,如何把握上海房地產(chǎn)業(yè)與上海區(qū)域經(jīng)濟協(xié)調(diào)發(fā)展的規(guī)律,成為學(xué)術(shù)界研究的重要內(nèi)容之一。本論文首先對房地產(chǎn)業(yè)與區(qū)域經(jīng)濟協(xié)調(diào)發(fā)展的理論進(jìn)行了梳理和分析研究,在此基礎(chǔ)上,對上海房地產(chǎn)業(yè)的發(fā)展歷史進(jìn)行了回顧,并對當(dāng)前上海房地產(chǎn)業(yè)的現(xiàn)狀做了進(jìn)一步分析。經(jīng)過分析發(fā)現(xiàn),上海房價收入比的失衡、投資過度依賴銀行貸款、房地產(chǎn)市場存在過度投機等問題已逐漸顯露端倪。針對這些問題,結(jié)合產(chǎn)業(yè)經(jīng)濟學(xué)、區(qū)域經(jīng)濟學(xué)、統(tǒng)計學(xué)等學(xué)科內(nèi)容,本文運用格蘭杰因果檢驗、多元線性回歸等研究方法對上海房地產(chǎn)業(yè)及其上海區(qū)域經(jīng)濟關(guān)系做了進(jìn)一步研究。研究發(fā)現(xiàn),上海房地產(chǎn)業(yè)與其區(qū)域經(jīng)濟之間互為Granger因果關(guān)系,即房地產(chǎn)業(yè)與區(qū)域經(jīng)濟相互影響,相互作用;但相對于上海經(jīng)濟增長對其房地產(chǎn)業(yè)發(fā)展的推動作用,房地產(chǎn)業(yè)發(fā)展對其區(qū)域經(jīng)濟的帶動作用更為顯著。同時本文利用灰色綜合評定模型對上海房地產(chǎn)業(yè)及其相關(guān)產(chǎn)業(yè)關(guān)聯(lián)度進(jìn)行研究分析,,并總結(jié)了與房地產(chǎn)業(yè)發(fā)展關(guān)系更為緊密的前幾位行業(yè),分別為電力、熱力、燃?xì)饧八a(chǎn)及供應(yīng)業(yè);金融業(yè);制造業(yè);建筑業(yè)和租賃與商務(wù)服務(wù)業(yè),這一結(jié)論為我們進(jìn)一步看待房地產(chǎn)業(yè)以及如何制定相關(guān)政策提供了重要參考依據(jù)。最后在理論和實證研究的基礎(chǔ)上就上海房地產(chǎn)業(yè)與區(qū)域經(jīng)濟的協(xié)調(diào)發(fā)展提出了參考意見與建議。
[Abstract]:As the largest city in China, the development of Shanghai's real estate industry is highly concerned by all walks of life. In recent years, Shanghai real estate industry has developed by leaps and bounds, which has brought outstanding contribution to the development of its regional economy. However, with the rapid development of the real estate industry, if the development of the real estate industry can not be reasonably guided, it will seriously affect the overall development of regional economy. Therefore, how to grasp the law of the coordinated development of Shanghai real estate and Shanghai regional economy has become one of the important contents of academic research. This paper firstly combs and analyzes the theory of coordinated development of real estate and regional economy, and then reviews the development history of Shanghai real estate industry. And the current situation of Shanghai real estate industry to do a further analysis. Through analysis, it is found that the imbalance of house price to income ratio in Shanghai, the excessive reliance on bank loans for investment, and the existence of excessive speculation in the real estate market have gradually revealed some problems. In view of these problems, combined with the contents of industrial economics, regional economics, statistics and other subjects, this paper uses Granger causality test, The multivariate linear regression method is used to study the real estate industry and its regional economic relationship in Shanghai. It is found that the relationship between Shanghai real estate industry and its regional economy is Granger causality, that is, real estate industry and regional economy interact with each other, but relative to Shanghai's economic growth, it promotes the development of real estate industry. The development of real estate industry plays a more important role in regional economy. At the same time, this paper uses the grey comprehensive evaluation model to study and analyze the correlation degree of Shanghai real estate industry and its related industries, and summarizes the former industries which are more closely related to the development of real estate industry, which are electric power and heat respectively. The conclusion of gas and water production and supply industry; financial industry; manufacturing industry; construction industry and leasing and business service industry provides an important reference for us to further look at the real estate industry and how to formulate relevant policies. Finally, on the basis of theoretical and empirical research, the author puts forward some suggestions on the coordinated development of real estate industry and regional economy in Shanghai.
