【摘要】：作為國民經(jīng)濟(jì)的基礎(chǔ)產(chǎn)業(yè)，房地產(chǎn)業(yè)的發(fā)展對(duì)經(jīng)濟(jì)的發(fā)展有著關(guān)鍵性的作用。在“十一五”時(shí)期，國家出臺(tái)了多項(xiàng)宏觀調(diào)控政策，使經(jīng)濟(jì)實(shí)現(xiàn)了快速發(fā)展。由于沈陽市較好的貫徹落實(shí)了各項(xiàng)政策，其房地產(chǎn)業(yè)得到了突飛猛進(jìn)的發(fā)展，房地產(chǎn)業(yè)開發(fā)投資額從2000年的64.04億元增長到了2011年的1684.72億元，各項(xiàng)房地產(chǎn)指標(biāo)呈現(xiàn)出明顯的增長態(tài)勢(shì)。但是在較快發(fā)展的同時(shí)也存在一些問題，，所以有必要對(duì)沈陽市房地產(chǎn)業(yè)發(fā)展進(jìn)行統(tǒng)計(jì)分析，使之對(duì)經(jīng)濟(jì)的發(fā)展起到良好的促進(jìn)作用。 本文首先從沈陽市房地產(chǎn)開發(fā)投資完成情況、房屋建設(shè)情況、商品房銷售情況、沈陽市房地產(chǎn)企業(yè)財(cái)務(wù)狀況、房屋銷售指數(shù)五個(gè)方面，對(duì)2000-2011年沈陽市房地產(chǎn)業(yè)發(fā)展現(xiàn)狀進(jìn)行簡要分析。其次，從影響房地產(chǎn)業(yè)發(fā)展12個(gè)指標(biāo)出發(fā)，選取了近幾年沈陽市房地產(chǎn)業(yè)發(fā)展的相關(guān)數(shù)據(jù)，用因子分析方法分析了沈陽市房地產(chǎn)業(yè)發(fā)展的情況，并對(duì)其進(jìn)行分析。同時(shí)，選取了我國東部大中城市2010年相關(guān)房地產(chǎn)運(yùn)行的統(tǒng)計(jì)數(shù)據(jù)，對(duì)2010年沈陽市及東部大中城市的房地產(chǎn)業(yè)發(fā)展情況也進(jìn)行了比較分析。最后，通過比較分析發(fā)現(xiàn)沈陽市房地產(chǎn)業(yè)存在的問題，并提出建議。
[Abstract]:As the basic industry of national economy, the development of real estate industry plays a key role in the development of economy. In the period of the eleventh five-year plan, the state issued many macro-control policies, which made the economy develop rapidly. Due to the better implementation of various policies in Shenyang, the real estate industry has developed by leaps and bounds. The investment in real estate development has increased from 6.404 billion yuan in 2000 to 168.472 billion yuan in 2011. Real estate indicators show a clear growth trend. But at the same time there are some problems in the rapid development, so it is necessary to make statistical analysis of the real estate development in Shenyang, so that it can play a good role in promoting the economic development. This article first from Shenyang real estate development investment completion situation, the housing construction situation, the commercial housing sale situation, Shenyang real estate enterprise financial situation, the housing sale index five aspects, This paper briefly analyzes the development of real estate industry in Shenyang from 2000 to 2011. Secondly, from the perspective of 12 indexes affecting the development of real estate industry, this paper selects the relevant data of real estate industry development in Shenyang in recent years, analyzes the development of real estate industry in Shenyang by factor analysis method, and analyzes the development of real estate industry in Shenyang. At the same time, the statistical data of 2010 real estate operation of large and medium cities in eastern China are selected, and the development of real estate industry in Shenyang and eastern large and medium-sized cities in 2010 is also analyzed. Finally, through comparative analysis, we find the problems of real estate industry in Shenyang, and put forward some suggestions.
