【摘要】：辦公活動是促進(jìn)城市經(jīng)濟(jì)發(fā)展的重要組成部分,而寫字樓則是辦公活動的載體。白上個世紀(jì)90年代以來,作為城市經(jīng)濟(jì)發(fā)展中涌現(xiàn)的一種新的經(jīng)濟(jì)形態(tài),以開發(fā)、出租寫字樓引進(jìn)各類企業(yè),從而帶動區(qū)域經(jīng)濟(jì)發(fā)展的樓宇經(jīng)濟(jì)逐漸受到各地方政府的重視。企業(yè)是辦公活動區(qū)位選擇的最直接的決策者和利益主體,能否最大限度的發(fā)揮地區(qū)區(qū)位優(yōu)勢,充分的利用周邊資源,是吸引企業(yè)入駐的關(guān)鍵。作為我國的首都和建設(shè)中的國際性金融中心城市,北京成為許多國內(nèi)外公司建設(shè)總部的首選地區(qū),其辦公活動的區(qū)位選擇具有代表意義。 本文以實地調(diào)研獲取的北京市城六區(qū)范圍內(nèi)1921個寫字樓數(shù)據(jù)為基礎(chǔ),選擇微觀尺度下15個區(qū)位影響因子作為環(huán)境變量,借鑒生態(tài)學(xué)中的生態(tài)位模型方法,結(jié)合GIS空間分析技術(shù),構(gòu)建北京城市辦公活動區(qū)位選擇模型,描述北京城市辦公活動適宜發(fā)展區(qū)位的空間分布情況,分析不同的區(qū)位影響因子對于北京城市辦公活動空間分布的作用和影響,探討生態(tài)位模型在區(qū)位選址領(lǐng)域的適用性問題。從理論價值來看,研究引入了有關(guān)區(qū)位選址的新方法,加深對辦公活動區(qū)位形成機(jī)制的理解,豐富辦公業(yè)研究的相關(guān)理論；在實際應(yīng)用方面,為政府部門、房地產(chǎn)開發(fā)商、企業(yè)合理規(guī)劃、建設(shè)和選擇辦公活動空間的提供參考依據(jù)。
[Abstract]:Office activity is an important part of promoting the development of city economy, and office building is the carrier of office activity. Since 1990s, as a new economic form emerging in the development of urban economy, various kinds of enterprises have been introduced into the development and rental of office buildings in order to promote the development of regional economy and the building economy has gradually been attached importance to by the local governments. The enterprise is the most direct decision maker and the main body of interest in the location choice of office activities. Whether the regional location advantage can be maximized and the peripheral resources can be fully utilized is the key to attract the enterprises to enter. As the capital of our country and the international financial center city under construction, Beijing has become the first choice area for many domestic and foreign companies to build their headquarters, and the location choice of their office activities is of great significance. Based on the data of 1921 office buildings in the six districts of Beijing, this paper selects 15 locational influence factors as environmental variables, and uses the niche model method of ecology for reference, combined with GIS spatial analysis technology. This paper constructs the location selection model of Beijing urban office activities, describes the spatial distribution of Beijing urban office activities, and analyzes the effects of different location factors on the spatial distribution of Beijing urban office activities. This paper discusses the applicability of niche model in the field of location selection. From the perspective of theoretical value, the study introduces a new method of location selection, deepens the understanding of the location formation mechanism of office activities, enriches the relevant theory of office industry research, and in practical application, for government departments, real estate developers, The enterprise reasonable plan, the construction and the choice office activity space provides the reference basis.
