【摘要】：地鐵作為城市軌道交通的一種，是一種新型公共交通設(shè)施，其在運(yùn)行方式、速度和運(yùn)量方面都比傳統(tǒng)的公共交通和私人交通有優(yōu)勢，具有運(yùn)輸量大、污染率低、準(zhǔn)時性高、事故率低、速度快等特點(diǎn)，目前世界上普遍認(rèn)為其是解決城市交通問題的主要途徑。城市軌道交通的建設(shè)和運(yùn)營必將改變城市交通網(wǎng)絡(luò)結(jié)構(gòu)，交通網(wǎng)絡(luò)結(jié)構(gòu)的改變又會影響房地產(chǎn)的區(qū)位條件，進(jìn)而引起房地產(chǎn)價格的變化，因此，定量研究城市軌道交通對房地產(chǎn)價格的影響對合理調(diào)整城市布局、合理規(guī)劃開發(fā)站點(diǎn)周邊房地產(chǎn)業(yè)和測算土地價格都具有重要意義。 本文在國內(nèi)外學(xué)者相關(guān)研究的基礎(chǔ)上，從理論上分析了城市軌道交通對房地產(chǎn)價值的影響機(jī)理，通過對比分析選定特征價格模型作為本文研究模型。以西安市地鐵2號線為研究對象，以西安城北區(qū)的住宅房產(chǎn)為研究樣本，獲取了73個住宅樓盤相關(guān)數(shù)據(jù)用來研究房地產(chǎn)價格影響因素與房地產(chǎn)價格之間的關(guān)系，以各樓盤的銷售均價作為因變量，自變量從區(qū)位特征、結(jié)構(gòu)特征、鄰里特征三方面入手，選取了10個特征變量來分析研究房地產(chǎn)的價格，對數(shù)據(jù)進(jìn)行回歸分析，實(shí)證研究西安地鐵2號線對周邊房地產(chǎn)所產(chǎn)生的增值效益，得出結(jié)論：西安市地鐵2號線對沿線住宅項(xiàng)目價值影響的半徑在1000m的范圍內(nèi)，，且在距離500米以內(nèi)的時候，價格增值幅度最大，為12.5%，帶來平均住宅價格增值量876元/m2。
[Abstract]:As a kind of urban rail transit, subway is a new type of public transport facilities. It has advantages over traditional public transport and private traffic in terms of operation mode, speed and volume, and has the advantages of large volume of transportation, low pollution rate and high punctuality. The accident rate is low and the speed is fast. At present, it is generally considered to be the main way to solve the urban traffic problems in the world. The construction and operation of urban rail transit will change the network structure of urban transportation, and the change of traffic network structure will affect the location conditions of real estate, and then cause the change of real estate price. The quantitative study on the influence of urban rail transit on real estate price is of great significance to adjust the layout of the city reasonably, to plan and develop the real estate industry around the site reasonably and to calculate the land price. Based on the research of domestic and foreign scholars, this paper theoretically analyzes the influence mechanism of urban rail transit on the real estate value, and selects the characteristic price model as the research model through comparative analysis. Taking Xi'an Metro Line 2 as the research object, taking the residential property in the north of Xi'an as the research sample, 73 related data of residential buildings were obtained to study the relationship between the influencing factors of real estate prices and real estate prices. Taking the average selling price of each real estate as the dependent variable, the independent variable starts with the location characteristic, the structure characteristic, the neighborhood characteristic three aspects, selects 10 characteristic variables to analyze and study the real estate price, carries on the regression analysis to the data. This paper studies the value-added benefits of Xi'an Metro Line 2 to the surrounding real estate, and concludes that the radius of the influence of Xi'an Metro Line 2 on the value of residential projects along the line is in the range of 1000m, and the distance is less than 500m. The biggest increase in price was 12.5%, bringing an average housing price increase of 876 yuan / m2.
