【摘要】：企業(yè)發(fā)展戰(zhàn)略是關于企業(yè)發(fā)展的謀略,是對企業(yè)發(fā)展中整體性、長期性和謀略性問題的科學解決辦法。企業(yè)發(fā)展戰(zhàn)略是由企業(yè)發(fā)展戰(zhàn)略特征決定的。當前房地產市場面臨著新的發(fā)展環(huán)境,市場競爭日益激烈,ST房地產開發(fā)集團亟需制定一套科學有效的發(fā)展戰(zhàn)略,以便更好地在發(fā)展過程中找準方向,夯實能力,穩(wěn)步前進。企業(yè)戰(zhàn)略管理就是確定企業(yè)使命,同時根據企業(yè)的外部環(huán)境以及內部的經營要素來確定企業(yè)目標,從而保證目標的正確落實和企業(yè)使命最終得以實現(xiàn)的一個動態(tài)過程。本文基于發(fā)展戰(zhàn)略相關理論以及房地產行業(yè)的經營特征,結合ST房地產開發(fā)集團有限公司的自身特點,研究制定了ST房地產開發(fā)集團有限公司未來十年的發(fā)展戰(zhàn)略。首先,介紹了本文研究的目的及意義、國內外研究實踐現(xiàn)狀、研究論文所用的方法、相關理論實踐綜述及ST房地產開發(fā)集團的發(fā)展現(xiàn)狀;其次,從宏觀環(huán)境和內部資源角度對ST房地產開發(fā)集團的外部環(huán)境及內部條件進行分析;第三,通過SWOT分析確定了ST房地產開發(fā)集團的戰(zhàn)略定位、戰(zhàn)略目標,提出了三個階段的發(fā)展思路;最后,在以上基礎上探討ST房地產開發(fā)集團戰(zhàn)略保障體系,包括管控模式與組織結構優(yōu)化,健全人力資源保障體系,資金保障體系和企業(yè)文化保障體系。本文探討運用企業(yè)戰(zhàn)略分析的相關模型,圍繞鐵路房地產企業(yè)面臨戰(zhàn)略轉型,制定出具有鐵路特色的房地產企業(yè)發(fā)展戰(zhàn)略。應用SWOT分析方法研究企業(yè)發(fā)展戰(zhàn)略在國內外較為普遍,但針對鐵路房地產企業(yè)的應用有其獨特性。本文旨在提升ST房地產開發(fā)集團有限公司的市場競爭力,確保企業(yè)的可持續(xù)發(fā)展。
[Abstract]:Enterprise development strategy is a strategy about enterprise development and a scientific solution to the whole, long-term and strategic problems in enterprise development. The enterprise development strategy is decided by the enterprise development strategy characteristic. At present, the real estate market is facing a new development environment, and the market competition is becoming increasingly fierce. It is urgent for St Real Estate Development Group to formulate a set of scientific and effective development strategies in order to better find the right direction, consolidate the ability and advance steadily in the process of development. Enterprise strategic management is a dynamic process that determines the mission of the enterprise, determines the enterprise objective according to the external environment and the internal operating elements of the enterprise, thus ensures the correct implementation of the goal and the ultimate realization of the mission of the enterprise. Based on the theory of development strategy and the management characteristics of real estate industry, this paper studies and formulates the development strategy of St Real Estate Development Group Co., Ltd in the next ten years, combining with the characteristics of St Real Estate Development Group Co., Ltd. Firstly, it introduces the purpose and significance of this paper, the current situation of domestic and foreign research practice, the methods used in the research, the related theory and practice, and the development of St Real Estate Development Group. The external environment and internal conditions of St Real Estate Development Group are analyzed from the perspective of macro environment and internal resources. Thirdly, the strategic positioning and strategic objectives of St Real Estate Development Group are determined by SWOT analysis. Finally, on the basis of the above, the strategic security system of St Real Estate Development Group is discussed, including the optimization of management and control mode and organizational structure, the improvement of human resources security system. Fund guarantee system and enterprise culture guarantee system. This paper discusses the development strategy of railway real estate enterprises with railway characteristics by using the relevant models of enterprise strategy analysis and focusing on the strategic transformation faced by railway real estate enterprises. It is common to apply SWOT analysis method to study the development strategy of enterprises at home and abroad, but the application of railway real estate enterprises has its uniqueness. This paper aims to enhance the market competitiveness of St Real Estate Development Group Co., Ltd. to ensure the sustainable development of enterprises.
