【摘要】:伴隨著我國城市化進程的發(fā)展,中國的房地產(chǎn)業(yè)也隨之快速、蓬勃地發(fā)展起來。目前,在國民經(jīng)濟社會發(fā)展中的作用,已不僅僅局限于對經(jīng)濟的拉動,而是已經(jīng)深入到國民經(jīng)濟結(jié)構(gòu)、城市化、人們的居住環(huán)境、收入分配、資源環(huán)境等領(lǐng)域。相對于西方國家來說,中國的房地產(chǎn)市場還是一個新興的市場,房地產(chǎn)行業(yè)也可以說是一個朝陽產(chǎn)業(yè)。隨著我國社會主義市場經(jīng)濟體制的逐步建立和完善以及城市化進程的不斷加快,特別是中國加入WTO,使得我國的房地產(chǎn)業(yè)得到了迅猛的發(fā)展。然而,在房地產(chǎn)業(yè)的發(fā)展過程中,產(chǎn)業(yè)發(fā)展基礎(chǔ)薄弱,產(chǎn)業(yè)內(nèi)部的技術(shù)創(chuàng)新能力、盈利模式、抗風(fēng)險能力以及產(chǎn)業(yè)的組織結(jié)構(gòu)等均處于初級階段。與此同時,為了保證經(jīng)濟的健康發(fā)展,國家對房地產(chǎn)行業(yè)的調(diào)控力度也在逐漸加大,,如何能夠面對日益激烈的市場競爭,如何對未來的發(fā)展有一個更加科學(xué)合理的規(guī)劃,已經(jīng)成為了關(guān)乎房地產(chǎn)開發(fā)企業(yè)生存和發(fā)展的關(guān)鍵問題。 本文以企業(yè)發(fā)展戰(zhàn)略相關(guān)理論為基礎(chǔ),以天津市河?xùn)|房地產(chǎn)開發(fā)總公司的實際運作情況為研究的載體,從公司的內(nèi)外部環(huán)境入手,首先從宏觀環(huán)境、行業(yè)環(huán)境對河?xùn)|房地產(chǎn)開發(fā)總公司面臨的外部環(huán)境進行了分析與識別,隨后從發(fā)展歷程、公司股權(quán)結(jié)構(gòu)與管理結(jié)構(gòu)、業(yè)務(wù)能力、人力資源狀況以及財務(wù)狀況等方面就天津市河?xùn)|房地產(chǎn)開發(fā)總公司的內(nèi)部環(huán)境進行了較為詳細的分析。進而又利用SWOT分析,遵循“一業(yè)為主,多業(yè)并舉”的相關(guān)多元化戰(zhàn)略指導(dǎo)思想,為河?xùn)|房地產(chǎn)開發(fā)總公司制定了“應(yīng)在發(fā)展住宅地產(chǎn)和商業(yè)地產(chǎn)的基礎(chǔ)上,以商業(yè)物業(yè)為延伸,適時進軍服務(wù)業(yè),采取相關(guān)多元化的戰(zhàn)略,逐步形成‘一業(yè)為主,多業(yè)并舉’”的發(fā)展戰(zhàn)略,以及實施戰(zhàn)略的相關(guān)配套措施。
[Abstract]:With the development of China's urbanization process, China's real estate industry has developed rapidly and vigorously. At present, the role of social development in the national economy has not only been limited to the economic pull, but has been deep into the national economic structure, urbanization, people's living environment, income distribution, resource environment and other fields. Compared with the western countries, China's real estate market is still a new market, the real estate industry can also be said to be a sunrise industry. With the gradual establishment and perfection of socialist market economy system and the acceleration of urbanization, especially China's entry into WTO, the real estate industry of our country has been developing rapidly. However, in the process of development of real estate industry, the foundation of industrial development is weak, and the technological innovation ability, profit model, anti-risk ability and the organization structure of the industry are all in the primary stage. At the same time, in order to ensure the healthy development of the economy, the national regulation and control of the real estate industry is also gradually increasing, how to face the increasingly fierce market competition, how to have a more scientific and reasonable plan for the future development. It has become a key issue related to the survival and development of real estate development enterprises. Based on the theory of enterprise development strategy and the actual operation of Tianjin Hedong Real Estate Development Corporation, this paper starts with the internal and external environment of the company, first of all from the macro environment. The industry environment analyzes and identifies the external environment faced by Hedong Real Estate Development Corporation, and then from the development process, the company's equity structure and management structure, business ability, The internal environment of Tianjin Hedong Real Estate Development Corporation is analyzed in detail from the aspects of human resources and financial situation. Then, with the help of SWOT analysis, and following the relevant diversified strategic guiding ideology of "one industry is the main industry, and many industries are developing simultaneously", Hedong Real Estate Development Corporation has formulated "commercial property should be extended on the basis of the development of residential and commercial real estate." Enter into the service industry in good time, adopt the related diversification strategy, and gradually form the development strategy of "one industry as the main, multi-industry developing simultaneously", as well as the relevant supporting measures to implement the strategy.
