【摘要】：我國(guó)地產(chǎn)市場(chǎng)經(jīng)過(guò)幾十年的迅猛發(fā)展,由當(dāng)初的野蠻生長(zhǎng),逐漸趨于成熟。地產(chǎn)市場(chǎng)已由比拼地理位置、配套設(shè)施等簡(jiǎn)單的硬件,升級(jí)進(jìn)化到了比拼社區(qū)文化、樓盤品味等軟件；已經(jīng)從賣方市場(chǎng)轉(zhuǎn)變?yōu)榱速I方市場(chǎng)；大量的小型房地產(chǎn)企業(yè)被收購(gòu)兼并。要想在競(jìng)爭(zhēng)日益激烈的地產(chǎn)市場(chǎng)有一席之地,地產(chǎn)企業(yè)必須具有自己的可持續(xù)發(fā)展的核心競(jìng)爭(zhēng)力。如何塑造企業(yè)的核心競(jìng)爭(zhēng)力,是擺在所有房地產(chǎn)企業(yè)前面的、事關(guān)企業(yè)生死存亡的核心問(wèn)題。影響地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力的因素眾多,首先本論文透過(guò)對(duì)國(guó)內(nèi)外企業(yè)文化歷史與現(xiàn)狀的分析,對(duì)企業(yè)文化及企業(yè)核心競(jìng)爭(zhēng)力相關(guān)理論的剖析,以及對(duì)企業(yè)文化與核心競(jìng)爭(zhēng)力關(guān)系的理論模型探究,專注于企業(yè)文化的獨(dú)特視角,剖析地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力的塑造。其次本論文結(jié)合實(shí)際,對(duì)我國(guó)地產(chǎn)企業(yè)文化進(jìn)行定位——苦干型文化,屬于強(qiáng)企業(yè)文化,最后通過(guò)對(duì)帕爾迪、萬(wàn)科、萬(wàn)達(dá)、恒大等國(guó)內(nèi)外知名地產(chǎn)企業(yè)基于文化視角的核心競(jìng)爭(zhēng)力分析,從文化的視角探索塑造我國(guó)地產(chǎn)企業(yè)的核心競(jìng)爭(zhēng)力一些規(guī)律與方法。
[Abstract]:China's real estate market after decades of rapid development, from the barbaric growth, gradually tend to mature. The real estate market has evolved from simple hardware, such as competitive location, supporting facilities, and so on, to software such as community culture, real estate taste and so on; it has changed from a seller's market to a buyer's market; and a large number of small real estate enterprises have been acquired and merged. In order to have a place in the increasingly competitive real estate market, real estate enterprises must have their own core competitiveness of sustainable development. How to shape the core competitiveness of enterprises, is put in front of all real estate enterprises, related to the survival of the core issues. There are many factors that affect the core competence of real estate enterprises. Firstly, through the analysis of the history and present situation of enterprise culture at home and abroad, this paper analyzes the relevant theories of enterprise culture and core competence. It also explores the theoretical model of the relationship between corporate culture and core competitiveness, focuses on the unique perspective of corporate culture, and analyzes the shaping of the core competitiveness of real estate enterprises. Secondly, combining with the reality, this paper orientates the real estate enterprise culture of our country-the hard work culture, belongs to the strong enterprise culture, finally passes to the Pardi, the Vanke, the Wanda, the final pass to the Pardi, the Vanke, the Wanda, Based on the analysis of the core competence of the famous real estate enterprises at home and abroad such as Evergrande, this paper explores some laws and methods of shaping the core competitiveness of the real estate enterprises in China from the perspective of culture.
