【摘要】：房地產(chǎn)評估工作以各種資料的收集與整理、統(tǒng)計分析、評估計算為基礎(chǔ)性工作，是一項專業(yè)性強、涉及面廣、龐大而復(fù)雜的工作。為提高房地產(chǎn)評估工作的工作效率和管理水平，開發(fā)了房地產(chǎn)評估項目管理系統(tǒng)。系統(tǒng)通過對各崗位業(yè)務(wù)人員、各項目工作組及團隊間協(xié)同工作流程的系統(tǒng)性整合，充分發(fā)揮了團隊的力量，，實現(xiàn)了知識共享；通過優(yōu)化內(nèi)部信息交流模式，提高了系統(tǒng)的協(xié)調(diào)性，保證了工作成果質(zhì)量、有效地降低了業(yè)務(wù)人員工作強度、提高了整體工作效率。 在房地產(chǎn)評估工作中涉及大量的空間信息，圖形子系統(tǒng)是其主要模塊之一，基于SuperMap IS.NET開發(fā)，其主要功能包括： 對項目宗地、土地案例、房產(chǎn)案例、地產(chǎn)智庫、規(guī)劃圖片庫中的記錄進行空間定位，在圖中繪出或標出其具體位置，與屬性數(shù)據(jù)建立聯(lián)系，進行互操作。 基于現(xiàn)狀地物、基礎(chǔ)設(shè)施等條件對整個工作區(qū)從版塊、區(qū)段兩個規(guī)模上進行了區(qū)域劃分，對宗地、案例等圖層中的圖素進行常規(guī)的區(qū)域查詢和統(tǒng)計分析。 在頁面上對圖素進行編輯，包括對圖素的增、刪、改，對圖素節(jié)點進行編輯。 批量導(dǎo)入導(dǎo)出SuperMap地圖數(shù)據(jù)，可以協(xié)同進行圖面編輯工作。
[Abstract]:The real estate appraisal work is a professional, extensive, huge and complex work, which is based on the collection and arrangement of all kinds of data, statistical analysis and evaluation calculation. In order to improve the efficiency and management level of real estate evaluation, a real estate evaluation project management system was developed. Through the systematic integration of all post business personnel, project working groups and collaborative work processes among teams, the system fully exerts the strength of the team, realizes knowledge sharing, and optimizes the internal information exchange mode. It improves the coordination of the system, ensures the quality of the work results, effectively reduces the working intensity of the business personnel, and improves the overall working efficiency. In the real estate evaluation work involves a large amount of spatial information, graphics subsystem is one of its main modules, based on the development of SuperMap IS.NET, its main functions include: Spatial location of records in project site, land case, real estate think-tank, planning picture library, mapping or marking its specific location, establishing contact with attribute data, and interoperation. Based on the present situation and infrastructure, the whole working area is divided into two dimensions from the plate and the section, and the map elements in the layer such as the land and the case are routinely queried and statistically analyzed. Edit the elements on the page, including adding, deleting, modifying and editing the pixels. Batch import and export SuperMap map data, you can work together to edit the map surface.
