【摘要】：隨著我國(guó)經(jīng)濟(jì)的增長(zhǎng)、居民收入的增加和生活水平的提高以及國(guó)家對(duì)房地產(chǎn)市場(chǎng)的進(jìn)一步調(diào)控規(guī)范,房地產(chǎn)開(kāi)發(fā)企業(yè)一方面擁有充足的市場(chǎng)需求,另一方面正面臨著日益嚴(yán)峻的市場(chǎng)環(huán)境和較強(qiáng)的宏觀調(diào)控的雙重考驗(yàn),成本利潤(rùn)率逐漸壓縮。傳統(tǒng)的管理模式已無(wú)法適應(yīng)當(dāng)前房地產(chǎn)企業(yè)的發(fā)展壯大,而精細(xì)化管理以傳統(tǒng)管理為基礎(chǔ),更加強(qiáng)調(diào)項(xiàng)目管理向更精、更細(xì)處發(fā)展。本文圍繞我國(guó)房地產(chǎn)企業(yè)對(duì)精細(xì)化管理展開(kāi)分析研究,首先對(duì)精細(xì)化管理的研究現(xiàn)狀及已形成的理論知識(shí)進(jìn)行闡述,明確了精細(xì)化管理的涵義、基本內(nèi)容、原則以及主要代表理論等;并通過(guò)分析我國(guó)房地產(chǎn)開(kāi)發(fā)企業(yè)發(fā)展概況及管理現(xiàn)狀,得出將精細(xì)化管理引入我國(guó)房地產(chǎn)開(kāi)發(fā)企業(yè)的項(xiàng)目管理是必要的;并從質(zhì)量、成本、進(jìn)度、安全和環(huán)境五個(gè)方面入手構(gòu)建了房地產(chǎn)項(xiàng)目的精細(xì)化管理體系;最后對(duì)LC房地產(chǎn)公司近年來(lái)開(kāi)發(fā)的花園·領(lǐng)地項(xiàng)目在精細(xì)化管理體系中的應(yīng)用展開(kāi)分析。最終得出,將精細(xì)化管理體系運(yùn)用到工程項(xiàng)目中是房地產(chǎn)企業(yè)發(fā)展壯大的必經(jīng)之路。但精細(xì)化管理體系的實(shí)施并不簡(jiǎn)單,需要公司上下全體員工的努力,房地產(chǎn)企業(yè)推行精細(xì)化管理時(shí),應(yīng)注意理念的灌輸,做好精細(xì)化管理計(jì)劃,同時(shí)加強(qiáng)監(jiān)督管理。
[Abstract]:With the economic growth of our country, the increase of residents' income and living standard, and the further regulation and regulation of the real estate market by the state, the real estate development enterprises have sufficient market demand on the one hand. On the other hand, it is facing the double test of increasingly severe market environment and strong macro-control, and the cost profit rate is gradually compressed. The traditional management mode has been unable to adapt to the current development of real estate enterprises, while the fine management based on traditional management, more emphasis on project management to more refined, more detailed development. This paper focuses on the analysis and research of fine management in real estate enterprises of our country. Firstly, it expounds the present research situation and the theoretical knowledge of fine management, and clarifies the meaning and basic content of fine management. By analyzing the general situation of the development and management of the real estate development enterprises in our country, it is necessary to introduce the fine management into the project management of the real estate development enterprises of our country, and from the quality, the cost, the progress, and so on, Finally, the paper analyzes the application of the garden territory project developed by LC real estate company in the fine management system in recent years. Finally, the application of fine management system to engineering projects is the only way for real estate enterprises to develop and grow. However, the implementation of fine management system is not simple, need the efforts of all employees in the company, real estate enterprises should pay attention to the indoctrination of ideas, do a good job of fine management plan, and strengthen supervision and management.
