STJY房地產(chǎn)項(xiàng)目前期管理研究

【摘要】:近年來全國房地產(chǎn)開發(fā)投資也得到了迅猛的發(fā)展,我們房地產(chǎn)業(yè)經(jīng)營需要從數(shù)量擴(kuò)張轉(zhuǎn)向品質(zhì)提升,走入一條質(zhì)量發(fā)展之路。我們公司運(yùn)作的STJY房地產(chǎn)項(xiàng)目處于項(xiàng)目前期實(shí)施階段,前期工作中遇到的各環(huán)節(jié)、各類型的問題,如何集中提出問題并總結(jié)解決方法的得失,如何有效的對(duì)項(xiàng)目前期進(jìn)行質(zhì)量控制和風(fēng)險(xiǎn)控制,為項(xiàng)目的建設(shè)和經(jīng)營做好基礎(chǔ),都是房地產(chǎn)前期項(xiàng)目管理的重要問題。需要用更客觀、更貼切、更高效的管理理論來組織、協(xié)調(diào)項(xiàng)目的前期工作。本文研究思路首先描述前期項(xiàng)目管理研究所需的理論知識(shí)內(nèi)容,陳述研究的STJY項(xiàng)目現(xiàn)狀;然后按照STJY房地產(chǎn)項(xiàng)目處于項(xiàng)目前期的分階段任務(wù),從項(xiàng)目初始的政策跟蹤開始,跟蹤掌握鐵路發(fā)展和市里建設(shè)相關(guān)政策;在項(xiàng)目前期調(diào)研策劃階段對(duì)于項(xiàng)目市場定位、周邊環(huán)境、項(xiàng)目發(fā)展、銷售調(diào)查等工作做足調(diào)研工作;在項(xiàng)目可行性研究階段,分析影響原因,得出結(jié)論;項(xiàng)目土地審批環(huán)節(jié),分別分析在收儲(chǔ)、出讓中風(fēng)險(xiǎn)出現(xiàn)的時(shí)間節(jié)點(diǎn)原因,得出解決辦法;在設(shè)計(jì)管理環(huán)節(jié)中,分別從設(shè)計(jì)質(zhì)量組織管理、行政審批的角度來分析問題,解決問題。對(duì)于項(xiàng)目前期階段出現(xiàn)的問題,運(yùn)用質(zhì)量管理、風(fēng)險(xiǎn)管理等管理理論,予以科學(xué)的分析和研究,最終使項(xiàng)目在前期管理的道路上掃清障礙,總結(jié)得失,項(xiàng)目得以有序的進(jìn)行。
[Abstract]:In recent years, the national real estate development investment has also obtained the swift and violent development, our real estate industry management needs to turn from the quantity expansion to the quality enhancement, enters a quality development road. The STJY real estate project operated by our company is in the early stage of implementation of the project. The various links and types of problems encountered in the preliminary work, how to focus on the problems and summarize the gains and losses of the solutions, How to effectively carry on the quality control and the risk control to the early stage of the project and to lay a good foundation for the construction and management of the project are the important problems of the project management in the early stage of the real estate project. Need to use more objective, more appropriate, more efficient management theory to organize and coordinate the preliminary work of the project. This paper first describes the theoretical knowledge needed by the Prophase Project Management Research, and then describes the current situation of the STJY project, and then starts with the initial policy tracking of the STJY real estate project, according to the phased task of the early stage of the project. To follow up and master the relevant policies of railway development and municipal construction; to do enough research work on the project market orientation, surrounding environment, project development, sales investigation and so on in the early stage of project investigation and planning; at the stage of project feasibility study, Analyze the influence reason, draw the conclusion; the project land approval link, analyze the reason of the time node that the risk appears in the collection, the transfer separately, come up with the solution; in the design management link, separately from the design quality organization management, Analyze and solve problems from the perspective of administrative examination and approval. For the problems that appear in the early stage of the project, the management theories such as quality management and risk management are used to make scientific analysis and research, so as to clear the obstacles of the project in the road of the early stage management, sum up the gains and losses, and carry out the project in an orderly manner.
