【摘要】：由于環(huán)境污染、資源緊缺等問題的日益突出,可持續(xù)發(fā)展理念越來越受到人們的關(guān)注。作為主要能耗產(chǎn)業(yè)之一,建筑業(yè)發(fā)展所帶來的占用資源、污染環(huán)境的問題越來越突出�！熬G色建筑”正是將可持續(xù)發(fā)展理念與建筑業(yè)相結(jié)合而產(chǎn)生的。綠色建筑是建筑業(yè)發(fā)展的必由之路,也是建筑業(yè)發(fā)展的最終方向。 推動綠色建筑發(fā)展的主體是政府、開發(fā)商和民眾。作為其中最活躍且推動力最強的因素,開發(fā)商采不采用綠色建筑、采用什么樣的策略投資于綠色建筑都會對綠色建筑發(fā)展以及開發(fā)商自身發(fā)展產(chǎn)生重大的影響。本文研究內(nèi)容是結(jié)合系統(tǒng)動力學(xué)原理,通過建立系統(tǒng)動力學(xué)模型并進行仿真模擬的方法,探討開發(fā)商在面對綠色建筑投資時,采納綠色建筑投資是否能促進開發(fā)商發(fā)展,以及開發(fā)商的投資策略和定價策略等會呈現(xiàn)出什么樣的發(fā)展的趨勢的問題。 本文首先對綠色建筑與系統(tǒng)動力學(xué)相關(guān)知識進行介紹,使讀者能夠?qū)煞矫鎯?nèi)容有初步了解,便于加深對本文研究的問題與建立的模型的理解。然后從經(jīng)典的系統(tǒng)動力學(xué)銷售模型入手,建立適用于房地產(chǎn)銷售的系統(tǒng)動力學(xué)。在此基礎(chǔ)上對模型進行擴充和修改,引入綠色建筑和定價策略等因素,從而建立以開發(fā)商宣傳投資策略、綠色建筑投資策略和定價策略為研究對象的系統(tǒng)動力學(xué)模型。通過查閱資料等方法,確定模型變量的取值和相互關(guān)系。最終對模型進行運行模擬,從而得出問題的結(jié)論,并通過解決這些問題的過程,解釋了一些現(xiàn)實市場中開發(fā)商的策略行為。
[Abstract]:Due to environmental pollution and shortage of resources, people pay more and more attention to the concept of sustainable development. As one of the main energy consumption industries, the problem of environmental pollution caused by the development of construction industry is becoming more and more prominent. Green building is the combination of sustainable development concept and construction industry. Green building is the only way to the development of the construction industry, but also the final direction of the development of the construction industry. The main body of green building development is the government, developers and the public. As one of the most active and driving factors, developers adopt green buildings or not, what kind of strategy to invest in green buildings will have a significant impact on the development of green buildings as well as the development of developers themselves. The research content of this paper is to discuss whether green building investment can promote the development of developers in the face of green building investment by establishing the system dynamics model and simulating the method of simulation combining with the principle of system dynamics. As well as the developer's investment strategy and pricing strategy and so on will present what kind of development tendency question. This paper first introduces the knowledge of green building and system dynamics, which enables readers to have a preliminary understanding of the two aspects, which is convenient to deepen the understanding of the problems and models established in this paper. Then starting with the classical system dynamics sales model, the system dynamics suitable for real estate sales is established. On this basis, the model is expanded and modified, and the factors such as green building and pricing strategy are introduced to establish the system dynamics model, which takes the developer's propaganda investment strategy, green building investment strategy and pricing strategy as the object of study. The value and relationship of model variables are determined by consulting data. Finally, the model is simulated, and the conclusions of the problems are drawn, and through the process of solving these problems, the strategy behavior of some developers in the real market is explained.
