【摘要】：建筑行業(yè)的房地產(chǎn)開(kāi)發(fā)都是一次性不可逆的行為,若在工程施工中出現(xiàn)重大質(zhì)量問(wèn)題,往往是不可二次修復(fù)的,為將來(lái)房地產(chǎn)項(xiàng)目的投付使用埋下了巨大安全隱患,怎樣有效的加強(qiáng)房地產(chǎn)項(xiàng)目的質(zhì)量控制已經(jīng)成為當(dāng)代建筑業(yè)乃至其他關(guān)聯(lián)行業(yè)面臨的重要問(wèn)題。北湖花園項(xiàng)目工程是吉林省機(jī)關(guān)事務(wù)管理局投資開(kāi)發(fā)的房地產(chǎn)項(xiàng)目,項(xiàng)目建設(shè)提供132573.35平方米的商品住宅,形成環(huán)境優(yōu)良的高檔住宅小區(qū)。在整個(gè)建設(shè)施工中,存在一定的工程質(zhì)量控制的問(wèn)題,在設(shè)計(jì)、施工和監(jiān)理等專業(yè)人員的隊(duì)伍建設(shè)上部分還沒(méi)有達(dá)到工程管理的要求,部分施工質(zhì)量,工程進(jìn)度,最終造價(jià)等方面都存有一定問(wèn)題。因此在整個(gè)北湖花園的項(xiàng)目建設(shè)中在明確質(zhì)量目標(biāo)和具體條件下,對(duì)設(shè)計(jì)方案和資源配置實(shí)施有效的計(jì)劃、實(shí)施、檢查和監(jiān)督,對(duì)項(xiàng)目質(zhì)量管理進(jìn)行有效的控制是十分必要的。本文首先針對(duì)國(guó)內(nèi)外工程質(zhì)量控制的研究現(xiàn)狀進(jìn)行分析比較,介紹了房地產(chǎn)開(kāi)發(fā)項(xiàng)目中質(zhì)量控制的特點(diǎn),質(zhì)量控制中存在的問(wèn)題,以及房地產(chǎn)開(kāi)發(fā)項(xiàng)目質(zhì)量控制的內(nèi)容。分別從北湖花園房地產(chǎn)開(kāi)發(fā)項(xiàng)目的質(zhì)量控制過(guò)程,工程的各個(gè)生產(chǎn)要素的質(zhì)量控制,對(duì)生產(chǎn)者和各層次管理人員的控制,提出北湖花園房地產(chǎn)開(kāi)發(fā)項(xiàng)目質(zhì)量控制存在的問(wèn)題。從對(duì)設(shè)計(jì)單位,監(jiān)理單位,施工單位的質(zhì)量控制幾方面對(duì)北湖花園項(xiàng)目質(zhì)量現(xiàn)狀進(jìn)行分析。通過(guò)應(yīng)用質(zhì)量控制方法,項(xiàng)目質(zhì)量控制工具對(duì)北湖花園項(xiàng)目進(jìn)行質(zhì)量控制研究,并對(duì)北湖花園項(xiàng)目的質(zhì)量控制進(jìn)行成果總結(jié)。提出北湖花園房地產(chǎn)開(kāi)發(fā)項(xiàng)目質(zhì)量控制的改進(jìn)措施和建議。
[Abstract]:The real estate development in the construction industry is a one-time irreversible behavior. If there is a major quality problem in the construction, it is often irreparable, which has buried a huge security hazard for the future investment and use of the real estate project. How to effectively strengthen the quality control of real estate projects has become an important issue facing the contemporary construction industry and other related industries. The North Lake Garden Project is a real estate project invested and developed by Jilin Provincial Administration of Government Affairs. The project provides 132573.35 square meters of commercial housing and forms a high-grade residential district with good environment. In the whole construction, there are certain problems of engineering quality control. In the design, construction, supervision and other professional team construction, the construction has not met the requirements of project management, part of the construction quality, project progress, There are certain problems in the final cost and so on. Therefore, it is necessary to carry out effective planning, implementation, inspection and supervision, and effective control of project quality management in the construction of the whole North Lake Garden project under clear quality objectives and specific conditions, and to carry out effective planning, implementation, inspection and supervision of the design scheme and the allocation of resources. This paper firstly analyzes and compares the research status of project quality control at home and abroad, introduces the characteristics of quality control in real estate development projects, the problems existing in quality control, and the content of quality control in real estate development projects. From the view of the quality control process of the real estate development project of North Lake Garden, the quality control of each production factor of the project, and the control of the producers and managers at all levels, the problems existing in the quality control of the real estate development project of the North Lake Garden are put forward. This paper analyzes the quality status of the North Lake Garden Project from the aspects of the quality control of the design unit, the supervision unit and the construction unit. By applying the method of quality control, the project quality control tools are used to study the quality control of the North Lake Garden Project, and the results of the quality control of the North Lake Garden Project are summarized. The improvement measures and suggestions for the quality control of the real estate development project of North Lake Garden are put forward.
