【摘要】：當(dāng)今的土地管理研究領(lǐng)域，除了以往關(guān)于土地政策、制度的研究外，隨著科技的進(jìn)步和社會(huì)的發(fā)展，越來(lái)越多的學(xué)者開(kāi)始關(guān)注土地的信息化發(fā)展研究，特別是將信息化運(yùn)用到與土地相關(guān)的社會(huì)服務(wù)中，本文研究的就是土地交易服務(wù)。近些年隨著城市化的發(fā)展和房地產(chǎn)開(kāi)發(fā)的火熱，與土地相關(guān)的腐敗案件頻發(fā)，如何預(yù)防日益滋生的土地腐敗現(xiàn)象，成為新的研究熱點(diǎn)。隨著信息技術(shù)的發(fā)展，采用信息技術(shù)支持土地交易的透明度成為一種決定性的方式。工作流技術(shù)在處理業(yè)務(wù)流程方面已經(jīng)是主流技術(shù)，工作流管理系統(tǒng)具備支持過(guò)程管理的優(yōu)勢(shì)，尤其是利用其參考模型提高土地交易的透明度，不過(guò)該模型在實(shí)現(xiàn)更好的透明度方面具有一定的局限性。隨著數(shù)據(jù)庫(kù)技術(shù)的發(fā)展，運(yùn)用數(shù)據(jù)庫(kù)知識(shí)優(yōu)化工作流管理系統(tǒng)能夠突破這一局限，本文研究的主要目的就是在工作流管理系統(tǒng)中設(shè)計(jì)一個(gè)工作流數(shù)據(jù)庫(kù)模型，專門(mén)存儲(chǔ)地塊交易的狀態(tài)及狀態(tài)信息，進(jìn)而提升土地交易的透明度。 整個(gè)論文的研究方法由四個(gè)部分組成：文獻(xiàn)綜述，訪談，建模和原型實(shí)現(xiàn)。文獻(xiàn)綜述中分析我國(guó)土地交易現(xiàn)狀及存在的問(wèn)題，淺析解決途徑以及我國(guó)土地市場(chǎng)的信息化發(fā)展趨勢(shì)，確定通過(guò)研究荷蘭個(gè)人土地交易的技術(shù)供我國(guó)城市土地交易向更加透明的方向發(fā)展借鑒；訪談?dòng)糜谑占ぷ髁鲾?shù)據(jù)庫(kù)建模的信息需求；建模是基于文獻(xiàn)綜述和訪談的結(jié)果，設(shè)計(jì)一個(gè)工作流數(shù)據(jù)庫(kù)概念模型；原型設(shè)計(jì)是通過(guò)功能性的原型來(lái)實(shí)現(xiàn)工作流數(shù)據(jù)庫(kù)，進(jìn)而驗(yàn)證研究假設(shè)。 通過(guò)研究，本文了解了我國(guó)土地交易中存在的腐敗問(wèn)題及解決的途徑，并在一定程度上通過(guò)學(xué)習(xí)荷蘭的實(shí)例供我國(guó)土地交易的信息化發(fā)展所借鑒。分析工作流管理系統(tǒng)管理土地交易時(shí)存在的透明度局限性，利用數(shù)據(jù)庫(kù)技術(shù)來(lái)改善，在工作流管理系統(tǒng)中設(shè)計(jì)一個(gè)工作流數(shù)據(jù)庫(kù)來(lái)存儲(chǔ)地塊交易的狀態(tài)及狀態(tài)信息。通過(guò)訪談獲得荷蘭個(gè)人土地交易流程及參與用戶的信息。將土地交易的具體過(guò)程按照標(biāo)準(zhǔn)狀態(tài)來(lái)劃分，作為工作流數(shù)據(jù)庫(kù)設(shè)計(jì)的前提。通過(guò)類圖及類圖分析來(lái)設(shè)計(jì)概念層面的工作流數(shù)據(jù)庫(kù)。最終設(shè)計(jì)和實(shí)施功能性的原型，，證明了工作流數(shù)據(jù)庫(kù)的正確性，驗(yàn)證了研究假設(shè)。
[Abstract]:Nowadays, in the field of land management, in addition to the previous research on land policy and system, with the progress of science and technology and the development of society, more and more scholars begin to pay attention to the research of land information development.In particular, the application of information technology to land-related social services, this paper is the land transaction services.In recent years, with the development of urbanization and the hot development of real estate, land related corruption cases occur frequently. How to prevent the growing phenomenon of land corruption has become a new research hotspot.With the development of information technology, information technology to support the transparency of land transactions has become a decisive way.Workflow technology has become a mainstream technology in dealing with business processes. Workflow management systems have the advantages of supporting process management, especially the use of its reference model to improve the transparency of land transactions.However, the model has some limitations in achieving better transparency.With the development of database technology, using database knowledge to optimize workflow management system can break through this limitation. The main purpose of this paper is to design a workflow database model in workflow management system.Special storage of land transactions state and state information, thereby enhancing the transparency of land transactions.The research method consists of four parts: literature review, interview, modeling and prototype implementation.In the literature review, the present situation and existing problems of land transaction in China are analyzed, and the solutions and the development trend of informatization in our country's land market are analyzed.It is determined that the technology of personal land transaction in the Netherlands can be used as a reference for the development of urban land transaction in China towards a more transparent direction; interviews are used to collect information requirements for modeling workflow database; the modeling is based on the results of literature review and interviews.A conceptual model of workflow database is designed, and the functional prototype is used to realize the workflow database, which verifies the hypothesis of the research.Through the research, this article has understood the corruption question which exists in our country land transaction and the way to solve, and to some extent through studying the Netherlands example for our country land transaction informationization development to draw lessons from.This paper analyzes the limitations of transparency in the management of land transactions in the workflow management system and uses database technology to improve it. A workflow database is designed in the workflow management system to store the status and state information of land transactions.Through interviews to obtain the Netherlands personal land transaction process and the information of participating users.The process of land transaction is divided according to the standard state, which is the premise of workflow database design.Workflow database at conceptual level is designed by class diagram and class diagram analysis.Finally, the functional prototype is designed and implemented, which proves the correctness of workflow database and verifies the research hypothesis.
