【摘要】：本文是一份真實完整的具備操作可行性的房地產項目商業(yè)計劃書,是以所屬企業(yè)的經營視角對項目的可行性論證,因此部分內容會涉及企業(yè)的商業(yè)隱私,故而對文章題目和內文中涉及“青島春光養(yǎng)老地產項目”企業(yè)信息的文字以“QDCG養(yǎng)老地產項目”替代。 本文擬運用理論和實證分析的方法,通過對國內外成熟的養(yǎng)老服務內容、養(yǎng)老服務開發(fā)項目、青島養(yǎng)老服務市場的研究,分析借鑒國內外先進經驗、充分考察項目落地適應性的基礎上，嘗試對QDCG養(yǎng)老項目的市場前景、發(fā)展定位、營銷策略、財務評價、風險分析等方面提出相關的建議；提出了以居家為基礎，統(tǒng)一服務標準；以社區(qū)為依托，統(tǒng)一配套標準，，以機構為支撐，統(tǒng)一專業(yè)標準，關注傳統(tǒng)文化、心理、生理需求”的“三位一體”養(yǎng)老模式；以及從養(yǎng)老到泛養(yǎng)老，涵蓋健康養(yǎng)生、度假養(yǎng)老的兼容性復合型功能全齡社區(qū)的開發(fā)理念；QDCG養(yǎng)老項目以養(yǎng)老地產為開發(fā)契機，其核心是養(yǎng)老及醫(yī)療，達到醫(yī)養(yǎng)結合，在此之外，連綴養(yǎng)老服務從業(yè)人員的教育培訓、食品營養(yǎng)、醫(yī)療保健、康體休閑、學習娛樂、研發(fā)應用等上下游行業(yè)構成產業(yè)閉環(huán)，達成一個既能本體自足，又能服務外延的具有綜合體性質的城市養(yǎng)老服務解決方案。 本文對于養(yǎng)老地產即養(yǎng)老問題商業(yè)化、市場化解決方案這一領域的研究，將會深度挖掘養(yǎng)老這一巨大的市場潛力，為養(yǎng)老問題市場化、系統(tǒng)化解決方案提供研究成果與理論支持。

This paper uses the method of theoretical and empirical analysis, through the pension services on the domestic and overseas, the pension service development project of Qingdao pension services market, analyzes the domestic and foreign advanced experience, author project ground adaptability, trying to QDCG pension project market prospect, development orientation, marketing strategy, financial the evaluation, puts forward related suggestions of risk analysis and so on; put forward the home-based, unified service standards; based on community, unified supporting standards, institutional support, unified professional standards, pay attention to the traditional culture, psychological and physiological needs "and" three-in-one "pension model; and from pension pension to pan, covering health, compatibility of composite function vacation pension full age community development concept; QDCG project to old-age pension real estate as a development opportunity, its core is the pension and medical, In addition to the combination of medical care, education, training, run pension services practitioners of food nutrition, health care, sports and leisure, learning and entertainment, the development and application of industry and other downstream industries constitute closed loop, can reach a body self-contained, but also serves the extension of the complex nature of the city with pension service solutions.
In this paper, the research on the field of pension real estate, that is, the commercialization and market-based solution of the pension problem, will deeply explore the huge potential of the pension market, and provide research results and theoretical support for the marketization and systematic solution of the pension problem.
