【摘要】：本文以云南城投集團的會員管理系統(tǒng)的研發(fā)作為載體,研究房地產(chǎn)行業(yè)的客戶關系管理及信息化服務應用系統(tǒng)的設計與實現(xiàn)中各個階段的解決方案。在研究會員管理系統(tǒng)的研發(fā)過程中利用了面向過程的分析與設計的方法。系統(tǒng)主要實現(xiàn)整個集團公司包括子公司的會員管理的業(yè)務功能,功能包括會員的入會申請管理、會員資料管理、會員的積分管理、會員的關懷管理以及延伸與擴展的用戶角色管理、公司結構管理、會員積分規(guī)則管理、會員等級管理的業(yè)務功能。通過業(yè)務功能的實現(xiàn),整體上推動整個集團公司的會員管理與會員服務的水平,進而推動房產(chǎn)銷售的業(yè)績,提高公司的整體收益效率。 通過深入的需求調(diào)研完成了功能設計與研發(fā)的設計思想,整體上闡述了房地產(chǎn)行業(yè)會員管理系統(tǒng)的開發(fā)意義及其必要性和可行性,并以業(yè)務流程的方式整理了系統(tǒng)的業(yè)務需求,同時使用了面向過程的方法對需求進行詳細的數(shù)據(jù)流圖分析；通過使用面向過程的程序設計方法,使用IPO圖表及業(yè)務功能流程圖的方式,詳細闡述了會員管理系統(tǒng)的業(yè)務功能；通過使用PowerDesigner數(shù)據(jù)庫設計工具進行了數(shù)據(jù)庫的概念設計與表結構設計；系統(tǒng)不僅實現(xiàn)了會員的信息管理、會員的積分管理、及相應的報表統(tǒng)計功能,為了配合用戶的項目活動的開展,還集成了第三方的短信群發(fā)功能,實現(xiàn)會員關懷的功能；通過Web Service的方式實現(xiàn)銷售系統(tǒng)與會員管理系統(tǒng)的數(shù)據(jù)共享與交互。從系統(tǒng)的設計思想、系統(tǒng)的需求獲取的過程分析,系統(tǒng)的功能作用以及研發(fā)過程總結等方面討論了會員管理系統(tǒng)的分析和研發(fā)的全過程。
[Abstract]:This paper takes the research and development of the member management system of Yunnan City Investment Group as the carrier to study the solutions of the design and implementation of the customer relationship management and information service application system in the real estate industry.The process oriented analysis and design method is used in the research and development of member management system.The system mainly realizes the business function of the member management of the whole group company, including the subsidiary company, including the membership application management, the member data management, the member integral management, the function includes the membership application management, the member data management, the member integral management.Member care management and extended and extended user role management, corporate structure management, membership points rule management, membership management business functions.Through the realization of the business function, it can promote the member management and the member service level of the whole group company as a whole, then promote the performance of the real estate sale, and improve the whole income efficiency of the company.The function design and research and development idea is completed through in-depth demand investigation. The significance, necessity and feasibility of the development of the real estate industry member management system are expounded as a whole, and the business requirements of the system are sorted out in the way of business process.At the same time, it uses the process-oriented method to analyze the detailed data flow diagram of the requirement, and elaborates the business function of the member management system by using the process-oriented programming method, using the IPO diagram and the business function flow chart.The conceptual design and table structure design of the database are carried out by using the PowerDesigner database design tool, and the system not only realizes the information management of the members, the integral management of the members, and the corresponding statistical functions of the report forms.In order to cooperate with the development of user's project activities, it also integrates the function of short message group sent by third party, realizes the function of member care, and realizes the data sharing and interaction between the sales system and the member management system through the way of Web Service.This paper discusses the analysis and the whole process of the member management system from the aspects of the design idea of the system, the process analysis of obtaining the requirement of the system, the function of the system and the summary of the research and development process.
