【摘要】:城市綜合體被稱為推動(dòng)經(jīng)濟(jì)發(fā)展和城市現(xiàn)代化建設(shè)的新引擎,,能夠產(chǎn)生巨大的經(jīng)濟(jì)效益和綜合社會(huì)效益。當(dāng)前,長(zhǎng)春市加快轉(zhuǎn)變經(jīng)濟(jì)發(fā)展方式,產(chǎn)業(yè)結(jié)構(gòu)調(diào)整不斷升級(jí),正在深入實(shí)施工業(yè)和現(xiàn)代服務(wù)業(yè)“雙拉動(dòng)”戰(zhàn)略。發(fā)展商業(yè)房地產(chǎn),特別是城市綜合體項(xiàng)目,可以加快產(chǎn)業(yè)結(jié)構(gòu)升級(jí)步伐,推動(dòng)現(xiàn)代服務(wù)業(yè)發(fā)展,同時(shí)提升城市形象和整體層次。長(zhǎng)春市TX城市綜合體項(xiàng)目選址于長(zhǎng)春北部新城中心區(qū)內(nèi),隨著長(zhǎng)春市“三城兩區(qū)”戰(zhàn)略的實(shí)施,北部新城建設(shè)日新月異,長(zhǎng)春的城市框架也隨之不斷向北延伸,商貿(mào)業(yè)快速發(fā)展,鐵北地區(qū)正在形成長(zhǎng)春市又一個(gè)新的城市中心。 本文對(duì)TX城市綜合體項(xiàng)目區(qū)域經(jīng)濟(jì)現(xiàn)狀、長(zhǎng)春市商業(yè)市場(chǎng)情況、寬城區(qū)商業(yè)市場(chǎng)情況、區(qū)域社會(huì)條件、政策環(huán)境等要素作了市場(chǎng)分析,對(duì)項(xiàng)目的競(jìng)爭(zhēng)力作了SWOT分析,對(duì)項(xiàng)目的建設(shè)內(nèi)容、投資規(guī)模、資金籌措、實(shí)施進(jìn)度等要素進(jìn)行了細(xì)致研究,對(duì)項(xiàng)目建成后的經(jīng)濟(jì)效益、行業(yè)影響、區(qū)域經(jīng)濟(jì)影響、社會(huì)效益做出了總體評(píng)價(jià)。 在經(jīng)濟(jì)效益評(píng)價(jià)方面重點(diǎn)分析了營(yíng)業(yè)收入及稅金,成本費(fèi)用估算,盈利能力,財(cái)務(wù)生存能力,并作了所得稅前和所得稅后的不確定性分析,從經(jīng)濟(jì)效益分析角度看得出了該項(xiàng)目建設(shè)是可行的結(jié)論。TX城市綜合體項(xiàng)目的實(shí)施對(duì)長(zhǎng)春市和寬城區(qū)區(qū)域經(jīng)濟(jì)發(fā)展將起到推動(dòng)和促進(jìn)作用,同時(shí)可以改善長(zhǎng)春市和寬城區(qū)區(qū)域投資軟硬件環(huán)境。對(duì)區(qū)域經(jīng)濟(jì)發(fā)展具有十分重要的推動(dòng)和促進(jìn)作用。 社會(huì)效益分析重點(diǎn)考慮了對(duì)地區(qū)基礎(chǔ)設(shè)施、社會(huì)服務(wù)容量和城市化進(jìn)程的影響;對(duì)地區(qū)文化、教育、衛(wèi)生的影響;對(duì)周邊環(huán)境的影響;對(duì)附近居民生活質(zhì)量的影響,并作出互適性分析。
[Abstract]:Urban complex is called a new engine to promote economic development and urban modernization, which can produce huge economic and comprehensive social benefits.At present, Changchun City is speeding up the transformation of economic development mode, industrial structure adjustment and upgrading, and is carrying out the strategy of "double pull" between industry and modern service industry.The development of commercial real estate, especially urban complex projects, can speed up the upgrading of industrial structure, promote the development of modern service industry, and promote the image and overall level of the city at the same time.The Changchun TX urban complex project is located in the central district of the new town in the north of Changchun. With the implementation of the strategy of "three cities and two districts" in Changchun, the construction of the new city in the north of Changchun has been changing with each passing day, and the urban framework of Changchun has continued to extend northward.With the rapid development of commerce and commerce, Changchun is becoming a new city center.In this paper, the current situation of regional economy of TX urban complex project, the situation of commercial market in Changchun City, the situation of commercial market in Kuancheng District, the regional social conditions, the policy environment and so on are analyzed, and the competitiveness of the project is analyzed by SWOT.This paper makes a detailed study on the construction content, investment scale, fund raising and implementation progress of the project, and makes an overall evaluation of the economic benefit, industry impact, regional economic impact and social benefit after the completion of the project.In the aspect of economic benefit evaluation, the paper focuses on the analysis of operating income and tax, cost and expense estimation, profitability, financial viability, and uncertainty analysis before and after income tax.From the point of view of economic benefit analysis, it is concluded that the construction of this project is feasible. The implementation of TX urban complex project will promote and promote the regional economic development of Changchun and Kuancheng.At the same time can improve Changchun City and Kuancheng District investment software and hardware environment.Regional economic development has a very important role in promoting and promoting.The social benefits analysis focuses on the impact on regional infrastructure, capacity of social services and the process of urbanization; on regional culture, education and health; on the surrounding environment; on the quality of life of nearby residents;And make mutual analysis.
