【摘要】:房地產(chǎn)行業(yè)在推動(dòng)國(guó)民經(jīng)濟(jì)發(fā)展方面扮演著重要角色,是國(guó)民經(jīng)濟(jì)有效運(yùn)行的支柱產(chǎn)業(yè)之一。房地產(chǎn)價(jià)格不僅會(huì)對(duì)整體的經(jīng)濟(jì)形勢(shì)產(chǎn)生極大的影響,,更關(guān)乎著人民的生活水平,好的居住環(huán)境應(yīng)該是以卓越的質(zhì)量為前提的。然而,隨著近年來(lái)房地產(chǎn)業(yè)的快速膨脹,滯后的質(zhì)量管理水平已無(wú)法匹配建設(shè)投資的速度,加之房地產(chǎn)企業(yè)急于追求市場(chǎng)份額,擴(kuò)大規(guī)模,嚴(yán)重忽視工程質(zhì)量,導(dǎo)致管理問(wèn)題、質(zhì)量問(wèn)題不斷凸顯!岸垢こ獭鳖l繁曝光,業(yè)主投訴不斷,不僅嚴(yán)重影響企業(yè)的品牌形象及信譽(yù)度,更是造成了社會(huì)資源的極大浪費(fèi)。 因此,本人針對(duì)華夏幸;鶚I(yè)近年的管理實(shí)踐,基于全面質(zhì)量管理理論,結(jié)合在華夏幸;鶚I(yè)多年的工作經(jīng)驗(yàn),通過(guò)詳細(xì)分析,在工程質(zhì)量管理卓越提升方面進(jìn)行深入的比較和探討,全面了解了全面質(zhì)量管理理論的三階段控制原理,并指出依據(jù)該原理進(jìn)行全過(guò)程的質(zhì)量管理,提出解決房地產(chǎn)企業(yè)質(zhì)量管理中存在問(wèn)題的思路和方法取得了較顯著的效果。主要工作與結(jié)論歸結(jié)如下: 首先,根據(jù)全面質(zhì)量管理理論的三階段控制原理進(jìn)行全過(guò)程的質(zhì)量管理是本文的研究重點(diǎn); 其次,分別從房地產(chǎn)行業(yè)項(xiàng)目、質(zhì)量管理及房地產(chǎn)行業(yè)全面質(zhì)量管理三個(gè)角度對(duì)本文研究的理論基礎(chǔ)進(jìn)行了全面的把握,然后在此基礎(chǔ)上提出了依據(jù)三階段控制原理對(duì)房地產(chǎn)項(xiàng)目工程進(jìn)行全過(guò)程的質(zhì)量管理。 再次,對(duì)房地產(chǎn)項(xiàng)目質(zhì)量管理的內(nèi)容進(jìn)行了深入了解。在掌握全面質(zhì)量管理理論的基礎(chǔ)上指出房地產(chǎn)企業(yè)建設(shè)項(xiàng)目的質(zhì)量管理工作應(yīng)該更加注重前置性,從全過(guò)程的角度處理工程質(zhì)量管理工作,在公司范圍進(jìn)行了施工準(zhǔn)備、施工過(guò)程、施工階段事后的質(zhì)量管理,即分別從事前、事中、事后三個(gè)階段進(jìn)行全面改革的實(shí)施,主要措施有: 最后,對(duì)G分公司E項(xiàng)目進(jìn)行實(shí)例分析,結(jié)果顯示,E項(xiàng)目在公司工程質(zhì)量管理改革后在第三方工程質(zhì)量評(píng)估中取得了顯著成效,工程質(zhì)量管理明顯提升。實(shí)例分析表明,文章提出的工程質(zhì)量管理模式實(shí)踐性強(qiáng),并具有一定普適性,能夠?yàn)槠渌康禺a(chǎn)企業(yè)提供良好的借鑒。 本文的創(chuàng)新點(diǎn)為:在結(jié)合華夏幸;鶚I(yè)自身的特點(diǎn)上,引入全面質(zhì)量管理理論,提出一系列工程質(zhì)量管理體系的改革措施,從事前、中、后三個(gè)階段實(shí)施全過(guò)程的質(zhì)量管理,并輔以實(shí)例為證,以期為其他房地產(chǎn)企業(yè)在工程質(zhì)量管理的探索之路中提供借鑒。
[Abstract]:The real estate industry plays an important role in promoting the development of the national economy and is one of the pillar industries for the effective operation of the national economy. Real estate prices not only have a great impact on the overall economic situation, but also affect the standard of living of the people. A good living environment should be based on excellent quality. However, with the rapid expansion of the real estate industry in recent years, the lagging level of quality management can no longer match the speed of construction investment, and the real estate enterprises are eager to pursue market share. Expansion of scale, serious neglect of project quality, leading to management problems, quality problems continue to highlight. "bean curd project" frequent exposure, owners' complaints, not only seriously affect the brand image and credibility of enterprises, It also caused a great waste of social resources. Therefore, in view of the management practice in recent years, based on the theory of total quality management and combined with the working experience of many years in China, I have analyzed in detail. This paper makes a deep comparison and discussion on the outstanding promotion of engineering quality management, fully understands the three-stage control principle of total quality management theory, and points out that the whole process of quality management is carried out according to this principle. The ideas and methods to solve the problems existing in the quality management of real estate enterprises have achieved remarkable results. The main work and conclusions are summarized as follows:. Firstly, according to the three-stage control principle of total quality management theory, the whole process quality management is the focus of this paper. Secondly, from the real estate industry project, the quality management and the real estate industry total quality management three angles to this article research theory foundation has carried on the comprehensive grasp, Then, based on the three-stage control principle, the whole process quality management of real estate project is put forward. Thirdly, the content of quality management of real estate projects is deeply understood. On the basis of mastering the theory of total quality management, it is pointed out that the quality management of construction projects in real estate enterprises should pay more attention to the preemption. From the point of view of the whole process, the construction preparation, the construction process and the post-construction stage quality management are carried out in the company scope, that is, the overall reform is carried out in the three stages, namely, before, during and after the construction, respectively. The main measures are:. Finally, a case study on project E of G Branch is carried out. The results show that the project has achieved remarkable results in the third party engineering quality assessment after the reform of engineering quality management, and the project quality management has been improved obviously. The project quality management mode put forward in this paper has strong practicality and universality, and can be used for reference by other real estate enterprises. The innovation points of this paper are as follows: in combination with the characteristics of Huaxia happiness industry itself, introducing the theory of total quality management, the author puts forward a series of reform measures of engineering quality management system, and carries out the whole process of quality management in three stages: before, in the middle and in the last three stages. It also provides reference for other real estate enterprises in the exploration of engineering quality management.
