【摘要】：如何有效的把物業(yè)管理公司、業(yè)主委員會、物業(yè)投訴納入到一個整體平臺進行科學(xué)的管理以避免物業(yè)糾紛的增加,作為監(jiān)管單位的政府房地產(chǎn)房屋管理局下屬的物業(yè)管理科,肩負著重大的責(zé)任,面臨著巨大的考驗。此小區(qū)物業(yè)管理方面的系統(tǒng)是基于作者所居住的城市小區(qū)管理的特征,對于處于Intenet Web基礎(chǔ)之上,針對本地區(qū)的小區(qū)、物業(yè)管理方面的企業(yè)以及政府房管機構(gòu)設(shè)計出來了一套優(yōu)秀的物業(yè)管理系統(tǒng)。系統(tǒng)主要包括了物業(yè)管理、業(yè)主委員會、物業(yè)投訴等模塊。物業(yè)管理公司通過物業(yè)公司管理模塊何時何地都可在線提交資質(zhì)申請、復(fù)核、年審等業(yè)務(wù),資質(zhì)審核單位可在線審批,并能監(jiān)控企業(yè)違規(guī)等各種數(shù)據(jù),根據(jù)統(tǒng)計需要實現(xiàn)全市范圍內(nèi)物業(yè)公司各方面進行統(tǒng)計。本文的主要內(nèi)容如下:(1)根據(jù)需求分析,對系統(tǒng)進行功能模塊的劃分,重點設(shè)計物業(yè)管理信息系統(tǒng)各個模塊的業(yè)務(wù)邏輯。使用UML建模技術(shù)、面向?qū)ο蠹夹g(shù)、組件化技術(shù)和MVC分層技術(shù)等架構(gòu)來進行設(shè)計和開發(fā)。(2)采用WEB方式,可連接局域網(wǎng)、廣域網(wǎng),進行網(wǎng)上辦公、查詢,提供窗口查詢、觸摸屏查詢、網(wǎng)上查詢等多種方式,實現(xiàn)業(yè)務(wù)公開,便于業(yè)主使用。(3)具備物業(yè)公司、業(yè)主委員會、小區(qū)等的管理功能,能夠快速錄入、精確保存其基礎(chǔ)數(shù)據(jù);自動保存相關(guān)往來的文件并生成電子文檔;便于快速、便捷地查詢統(tǒng)計相關(guān)信息;同時提供網(wǎng)上資料的填報、信息的發(fā)布、政策法規(guī)的公開等多項功能。系統(tǒng)實現(xiàn)物業(yè)信息的共享和管理,可以規(guī)范物業(yè)管理企業(yè)、物業(yè)小區(qū)和政府物業(yè)管理單位的各項業(yè)務(wù),可以提高信息處理的速度、準(zhǔn)確度,方便了信息在不同單位之間的交換。

The main contents of this paper are as follows: 1) according to the demand analysis, the functional modules of the system are divided. The business logic of each module of property management information system is mainly designed and developed. It uses UML modeling technology, object-oriented technology, componentized technology and MVC stratification technology to design and develop. WEB is used to connect LAN, WAN, etc. Online office, inquiry, provide window query, touch screen query, online query and other ways to achieve business openness, easy for owners to use. 3) with property companies, owners' committees, residential areas and other management functions, can quickly input, Keep its basic data accurately; automatically save related documents and generate electronic documents; facilitate quick and convenient query and statistics of relevant information; and provide online information to fill in and release information, The system can realize the sharing and management of property information. It can standardize the business of property management enterprise, property district and government property management unit, and can improve the speed and accuracy of information processing. It facilitates the exchange of information between different units.
