【摘要】:隨著我國經(jīng)濟(jì)的不斷發(fā)展,人們對住房的需求總體上在持續(xù)增長。我國的房地產(chǎn)行業(yè)發(fā)展為我國重要的國民經(jīng)濟(jì)行業(yè)。房地產(chǎn)項(xiàng)目經(jīng)營具有投資金額大且資金回收慢等特點(diǎn),所以其財(cái)務(wù)風(fēng)險(xiǎn)較高。因此,在房地產(chǎn)企業(yè)的日常經(jīng)營當(dāng)中,研究如何防范財(cái)務(wù)風(fēng)險(xiǎn),對房地產(chǎn)企業(yè)的健康持續(xù)地發(fā)展有著重要的意義。Z房地產(chǎn)公司是我國一家房地產(chǎn)上市公司。近幾年,Z房地產(chǎn)公司的財(cái)務(wù)狀況不容樂觀,研究如何防范財(cái)務(wù)風(fēng)險(xiǎn)對Z房地產(chǎn)公司至關(guān)重要。在這一背景下,本文以Z房地產(chǎn)公司為研究對象,針對其財(cái)務(wù)風(fēng)險(xiǎn)問題,對如何防范財(cái)務(wù)風(fēng)險(xiǎn)進(jìn)行了系統(tǒng)的分析和深入的研究。本文首先介紹了論文的研究背景、研究目的和研究意義,把國內(nèi)外對財(cái)務(wù)風(fēng)險(xiǎn)的相關(guān)理論研究成果進(jìn)行了梳理。繼而,界定了風(fēng)險(xiǎn)、財(cái)務(wù)風(fēng)險(xiǎn)的定義,分析財(cái)務(wù)風(fēng)險(xiǎn)的特征,介紹了關(guān)于財(cái)務(wù)風(fēng)險(xiǎn)的相關(guān)理論。然后,對Z房地產(chǎn)公司目前存在的財(cái)務(wù)風(fēng)險(xiǎn)從籌資、投資、營運(yùn)和收益分配四個角度進(jìn)行識別與成因分析,發(fā)現(xiàn)Z房地產(chǎn)公司存在資本結(jié)構(gòu)不合理、過度依賴銀行貸款等問題。并用因子分析法進(jìn)行財(cái)務(wù)風(fēng)險(xiǎn)評價(jià),建立適用于Z房地產(chǎn)公司的評價(jià)模型。最后,根據(jù)對財(cái)務(wù)風(fēng)險(xiǎn)的分析提出相應(yīng)的防范措施,以期為Z房地產(chǎn)公司提高財(cái)務(wù)風(fēng)險(xiǎn)防范能力提供幫助,并力爭為全國與Z房地產(chǎn)公司類似的房地產(chǎn)上市公司提供一定的借鑒。
[Abstract]:With the development of our country's economy, people's demand for housing is increasing continuously. The real estate industry of our country has developed into an important industry of national economy in our country. The management of real estate project has the characteristics of large investment amount and slow recovery of funds, etc. So its financial risk is relatively high. Therefore, in the daily operation of real estate enterprises, how to prevent financial risks is studied. It is of great significance for the healthy and sustainable development of real estate enterprises. Z Real Estate Company is a listed real estate company in China. In recent years, the financial situation of Z Real Estate Company is not optimistic. It is very important for Z real estate company to study how to prevent the financial risk. Under this background, this paper takes Z real estate company as the research object, aiming at the financial risk problem of Z real estate company. Firstly, this paper introduces the research background, purpose and significance of the research, combs the related theoretical research results of financial risk at home and abroad. This paper defines the risk, the definition of the financial risk, analyzes the characteristics of the financial risk, introduces the relevant theory about the financial risk. It is found that Z real estate company has some problems such as unreasonable capital structure, excessive reliance on bank loans and so on. Factor analysis is used to evaluate the financial risk of Z real estate company. Finally, according to the analysis of the financial risk, the corresponding preventive measures are put forward in order to help Z real estate company to improve its ability to prevent financial risk. And strive to provide a reference for the country and Z real estate companies similar to the real estate listed companies.
