【摘要】：近年來(lái),應(yīng)商貿(mào)服務(wù)和物流市場(chǎng)供需變化,我國(guó)的商貿(mào)服務(wù)和物流業(yè)正在向社會(huì)化、產(chǎn)業(yè)化、標(biāo)準(zhǔn)化、現(xiàn)代化的方向發(fā)展。為提高W市的物流服務(wù)水平,促進(jìn)本地區(qū)經(jīng)濟(jì)快速發(fā)展,億豐國(guó)際物流商城建設(shè)項(xiàng)目應(yīng)運(yùn)而生,該項(xiàng)目主要是為生產(chǎn)商、供應(yīng)商、采購(gòu)商、貿(mào)易商提供原料及產(chǎn)品采購(gòu)、物流等一站式服務(wù)平臺(tái),為企業(yè)及商戶大幅節(jié)省采購(gòu)生產(chǎn)成本,創(chuàng)造更大利潤(rùn)。該項(xiàng)目符合國(guó)家相關(guān)產(chǎn)業(yè)政策及本市城市建設(shè)規(guī)劃要求,不僅有利于促進(jìn)當(dāng)?shù)匚锪鳂I(yè)的發(fā)展,也可以促進(jìn)其他相關(guān)產(chǎn)業(yè)發(fā)展,拉動(dòng)經(jīng)濟(jì)增長(zhǎng),發(fā)展地方經(jīng)濟(jì)的需要。本文首先對(duì)風(fēng)險(xiǎn)管理的書籍和相關(guān)的論文期刊進(jìn)行了較為系統(tǒng)的總結(jié),然后分析出一般項(xiàng)目在開發(fā)過(guò)程中所遇到的所有風(fēng)險(xiǎn)。主要分為四個(gè)階段：投資決策階段、項(xiàng)目前期階段、項(xiàng)目建設(shè)階段、項(xiàng)目租售階段,接著研究了在每個(gè)階段中具體研究房地產(chǎn)開發(fā)的風(fēng)險(xiǎn)因素。本文通過(guò)對(duì)億豐國(guó)際物流商城建設(shè)項(xiàng)目的實(shí)證研究,分析了項(xiàng)目所具有的內(nèi)外部環(huán)境,根據(jù)項(xiàng)目特點(diǎn)對(duì)項(xiàng)目的各個(gè)階段的風(fēng)險(xiǎn)進(jìn)行識(shí)別與分析,分析出該項(xiàng)目開發(fā)過(guò)程中各個(gè)階段所遇到的各種風(fēng)險(xiǎn)進(jìn)行識(shí)別,找出影響該項(xiàng)目開發(fā)的主要風(fēng)險(xiǎn)因素；然后,采用專家打分法、不確定性分析方法等對(duì)這些風(fēng)險(xiǎn)因素的相對(duì)重要性進(jìn)行評(píng)估：最后,在此基礎(chǔ)上,針對(duì)各階段的風(fēng)險(xiǎn)狀況,提出風(fēng)險(xiǎn)控制措施,以切實(shí)加強(qiáng)項(xiàng)目風(fēng)險(xiǎn),減少投資損失,提高項(xiàng)目經(jīng)濟(jì)及社會(huì)效益。
[Abstract]:In recent years, in response to the changes in the supply and demand of trade service and logistics market, the trade service and logistics industry in China is developing towards socialization, industrialization, standardization and modernization. To promote the rapid economic development of the region, Yifeng International Logistics Mall has emerged as the times require, the project is mainly for manufacturers, suppliers, buyers, traders to provide raw materials and products procurement, logistics and other one-stop service platform, The project is in line with the national industrial policy and the requirements of the city's urban construction planning, not only conducive to the development of local logistics industry, It can also promote the development of other related industries, stimulate economic growth, and develop the needs of the local economy. Then it analyzes all the risks encountered in the development of the general project. It is divided into four stages: the investment decision stage, the pre-project stage, the project construction stage, the project lease and sale stage. Then it studies the risk factors of real estate development in each stage. Through the empirical research on the construction project of Yifeng International Logistics Mall, this paper analyzes the internal and external environment of the project. According to the characteristics of the project, the risk of each stage of the project is identified and analyzed, and the various risks encountered in each stage of the project development are analyzed to identify the main risk factors that affect the development of the project. The relative importance of these risk factors is evaluated by using expert scoring method and uncertainty analysis method. Finally, according to the risk situation of each stage, the risk control measures are put forward to strengthen the project risk. Reduce investment losses and improve the economic and social benefits of the project.
