億豐國際物流商城建設(shè)項目風險管理研究

【摘要】:近年來,應商貿(mào)服務和物流市場供需變化,我國的商貿(mào)服務和物流業(yè)正在向社會化、產(chǎn)業(yè)化、標準化、現(xiàn)代化的方向發(fā)展。為提高W市的物流服務水平,促進本地區(qū)經(jīng)濟快速發(fā)展,億豐國際物流商城建設(shè)項目應運而生,該項目主要是為生產(chǎn)商、供應商、采購商、貿(mào)易商提供原料及產(chǎn)品采購、物流等一站式服務平臺,為企業(yè)及商戶大幅節(jié)省采購生產(chǎn)成本,創(chuàng)造更大利潤。該項目符合國家相關(guān)產(chǎn)業(yè)政策及本市城市建設(shè)規(guī)劃要求,不僅有利于促進當?shù)匚锪鳂I(yè)的發(fā)展,也可以促進其他相關(guān)產(chǎn)業(yè)發(fā)展,拉動經(jīng)濟增長,發(fā)展地方經(jīng)濟的需要。本文首先對風險管理的書籍和相關(guān)的論文期刊進行了較為系統(tǒng)的總結(jié),然后分析出一般項目在開發(fā)過程中所遇到的所有風險。主要分為四個階段:投資決策階段、項目前期階段、項目建設(shè)階段、項目租售階段,接著研究了在每個階段中具體研究房地產(chǎn)開發(fā)的風險因素。本文通過對億豐國際物流商城建設(shè)項目的實證研究,分析了項目所具有的內(nèi)外部環(huán)境,根據(jù)項目特點對項目的各個階段的風險進行識別與分析,分析出該項目開發(fā)過程中各個階段所遇到的各種風險進行識別,找出影響該項目開發(fā)的主要風險因素;然后,采用專家打分法、不確定性分析方法等對這些風險因素的相對重要性進行評估:最后,在此基礎(chǔ)上,針對各階段的風險狀況,提出風險控制措施,以切實加強項目風險,減少投資損失,提高項目經(jīng)濟及社會效益。
[Abstract]:In recent years, in response to the changes in the supply and demand of trade service and logistics market, the trade service and logistics industry in China is developing towards socialization, industrialization, standardization and modernization. To promote the rapid economic development of the region, Yifeng International Logistics Mall has emerged as the times require, the project is mainly for manufacturers, suppliers, buyers, traders to provide raw materials and products procurement, logistics and other one-stop service platform, The project is in line with the national industrial policy and the requirements of the city's urban construction planning, not only conducive to the development of local logistics industry, It can also promote the development of other related industries, stimulate economic growth, and develop the needs of the local economy. Then it analyzes all the risks encountered in the development of the general project. It is divided into four stages: the investment decision stage, the pre-project stage, the project construction stage, the project lease and sale stage. Then it studies the risk factors of real estate development in each stage. Through the empirical research on the construction project of Yifeng International Logistics Mall, this paper analyzes the internal and external environment of the project. According to the characteristics of the project, the risk of each stage of the project is identified and analyzed, and the various risks encountered in each stage of the project development are analyzed to identify the main risk factors that affect the development of the project. The relative importance of these risk factors is evaluated by using expert scoring method and uncertainty analysis method. Finally, according to the risk situation of each stage, the risk control measures are put forward to strengthen the project risk. Reduce investment losses and improve the economic and social benefits of the project.
