【摘要】:近年來,隨著住宅地產(chǎn)開發(fā)的日漸成熟以及國家不斷頒布的宏觀調(diào)控政策,住宅地產(chǎn)的熱度逐漸趨于平緩。而兼具保值和增值能力的商業(yè)地產(chǎn)項(xiàng)目,其投資開發(fā)逐漸受到了房地產(chǎn)企業(yè)更多的關(guān)注。商業(yè)地產(chǎn)項(xiàng)目的開發(fā)是一個(gè)整合了地產(chǎn)開發(fā)和商業(yè)經(jīng)營的復(fù)合型地產(chǎn),項(xiàng)目高投資回報(bào)的同時(shí)也伴隨的高風(fēng)險(xiǎn)。其本身的屬性決定了項(xiàng)目開發(fā)具有較長的開發(fā)周期,同時(shí)對資金鏈和管理能力的要求較高,如何在項(xiàng)目開發(fā)時(shí)客觀、準(zhǔn)確的評價(jià)項(xiàng)目風(fēng)險(xiǎn),增大項(xiàng)目的成功機(jī)會(huì)和獲利能力,,是房地產(chǎn)企業(yè)在進(jìn)行項(xiàng)目開發(fā)時(shí)必須要考慮的基本問題。 本文首先對項(xiàng)目風(fēng)險(xiǎn)和商業(yè)地產(chǎn)項(xiàng)目開發(fā)做了理論綜述,為下文識(shí)別項(xiàng)目風(fēng)險(xiǎn)識(shí)別和評價(jià)做了理論基礎(chǔ)。隨后,筆者采用文獻(xiàn)研究和實(shí)證研究相結(jié)合,根據(jù)項(xiàng)目風(fēng)險(xiǎn)的可拓理論,構(gòu)建了商業(yè)地產(chǎn)項(xiàng)目的風(fēng)險(xiǎn)評價(jià)指標(biāo)體系,并進(jìn)行了風(fēng)險(xiǎn)評價(jià)。然后,筆者根據(jù)構(gòu)建的評價(jià)體系對商業(yè)地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)進(jìn)行定量化的風(fēng)險(xiǎn)評價(jià)工作,測度現(xiàn)實(shí)中具體某商業(yè)地產(chǎn)項(xiàng)目開發(fā)的風(fēng)險(xiǎn)狀態(tài),從而總結(jié)出一套適合我國商業(yè)地產(chǎn)項(xiàng)目開發(fā)風(fēng)險(xiǎn)評價(jià)的指標(biāo)體系和評價(jià)方法。最后為驗(yàn)證論文的實(shí)用性,筆者根據(jù)構(gòu)建的風(fēng)險(xiǎn)評價(jià)模型,對淄博市“華潤五彩城”商業(yè)地產(chǎn)項(xiàng)目開發(fā)進(jìn)行了風(fēng)險(xiǎn)識(shí)別和風(fēng)險(xiǎn)評價(jià)的實(shí)證分析。 本文研究的目的,一是根據(jù)可拓學(xué)理論,對國內(nèi)商業(yè)地產(chǎn)項(xiàng)目開發(fā)的風(fēng)險(xiǎn)提供系統(tǒng)科學(xué)的風(fēng)險(xiǎn)識(shí)別、度量和評價(jià)的方法;二是通過此次論文的研究成果能夠?yàn)樯虡I(yè)地產(chǎn)項(xiàng)目風(fēng)險(xiǎn)的控制提供可量化的指標(biāo)體系,以期在項(xiàng)目實(shí)施過程中可以提前做好風(fēng)險(xiǎn)應(yīng)對措施;三是以本論文研究內(nèi)容為基礎(chǔ),為今后對商業(yè)地產(chǎn)項(xiàng)目開發(fā)風(fēng)險(xiǎn)評價(jià)進(jìn)行更深一步研究提供基礎(chǔ)。
[Abstract]:In recent years, with the maturation of residential real estate development and the macro-control policies promulgated by the state, the heat of residential real estate is gradually leveling off. Its investment and development have gradually attracted more attention from real estate enterprises. The development of commercial real estate projects is a composite real estate that integrates real estate development with commercial management. The nature of the project determines that the project has a long development cycle, at the same time the requirements of the financial chain and management ability are high, how to objectively develop the project. It is essential for real estate enterprises to evaluate project risk accurately and increase their chances of success and profitability. This paper firstly summarizes the theory of project risk and commercial real estate project development, and makes a theoretical basis for identifying project risk identification and evaluation below. Then, the author combines literature research with empirical research. According to the extension theory of project risk, this paper constructs the risk evaluation index system of commercial real estate project, and carries on the risk evaluation. Then, the author carries on the quantitative risk evaluation work to the commercial real estate project risk according to the evaluation system. This paper measures the risk state of a commercial real estate project in reality, and sums up a set of index system and evaluation method suitable for the risk evaluation of commercial real estate project development in China. Finally, in order to verify the practicability of the paper, According to the risk evaluation model, the author analyzes the risk identification and risk evaluation of the commercial real estate development of "China Resources Wucai City" in Zibo City. The purpose of this paper is to provide a systematic and scientific method of risk identification, measurement and evaluation for domestic commercial real estate development risk based on extension theory. Second, through the research results of this paper can provide a quantifiable index system for commercial real estate project risk control, in order to do a good job in the implementation of the project risk response measures; third, based on the research content of this paper, It provides a basis for further research on commercial real estate project development risk evaluation in the future.
